Most often we hear of difficulty in gaining a Short Sale approval from a Seller's Lender. That isn't the case for me as I've been very fortunate in getting my Short Sales approved; all of them. In fact, I'm working on one that has had the same One Buyer and has been approved two times and now I'm working on getting it approved for a third time. Yep, you heard correctly! How could that be or better yet why?

I received an offer on a Short Sale listing back at the end of Aug. The offer came in about 7% below list. Not too bad. The Lender ordered the BPO that came in almost 20% above list. WHAT? Where are these numbers coming from?

In a recent Short Sale negotiation with an Attorney for the Condo Association for my Seller, I was informed of a new law here in Florida that passed in the latter part of 2007 that indicates Past due Condo Association fees no longer drop off with a Foreclosure but they attach to the condo and must be paid by the new owner (the Bank/Lender).
