short sale specialist: Will you be the lucky one with Bank of America's Short Sale Incentive? - 05/20/12 03:36 PM
Will you be the lucky one with Bank of America's Short Sale Incentives? Bank of America had initiated the Florida Enhanced Short Sale Relocation Program offering the same cash incentives to it's Sellers from roughly $3000 to $25,000. WOW! Who wouldn't love to receive such an incentive to move from your home as a Distressed Seller just to sell your home as a Short Sale? You can imagine the line of people. I had several South Florida homeowners who were anxious to cash in as we had been provided with an exact dollar amount that they would receive

short sale specialist: A South Florida Short Sale Realtor - Consult with one now and don't just walk away - 05/18/12 01:43 PM
A South Florida Short Sale Realtor - Consult with one now and don't just walk away I posted a similar post originally back in 2007 and 5 years later as we continue to struggle economically, distressed Sellers continue to consider their options on whether to short sell their homes. Check the FACTS concerning what to do when you think you can't afford your home and the mortgage payments. Too many spew incorrect information that can adversely affect a distressed Seller. Make sure you're getting your answers from a knowledgeable and skilled Agent. Lenders and Banks do not want to own your

short sale specialist: "I think I picked the wrong Realtor" - 04/24/12 01:48 PM
"I think I picked the wrong Realtor" Disheartening words coming from a shaken distressed homeowner trying to short sell their South Florida home. I was contacted by a Short Sale Seller who had been trying to avoid foreclosure when they had hired a Realtor to help them to short sell their home here in South Florida. They had found me online, too late & after the fact of hiring their current Realtor. They wanted to know how to stop their foreclosure auction sale date. I asked, who is representing you with your Short Sale? (Apparently there was a Short Sale

short sale specialist: Plop Plop Fizz Fizz oh, what a Relief it is - 04/17/12 01:37 PM
Plop Plop Fizz Fizz oh, what a Relief it is This popular phrase was coined by Alka Seltzer for the relief of indigestion. Indigestion defined as, " Inability to digest or difficulty in digesting something, especially food" When selling your home one could say that it is possible to suffer from Indigestion; that "...difficulty in digesting something..." That "something" can certainly be something that the Distressed Seller goes through. Could a Short Sale be coined the Alka Seltzer of Real Estate? I think it could. I've been representing Distressed Sellers for many years now as a South Florida Short Sale

short sale specialist: Are you upside down on your Home? - 03/29/12 03:06 PM
Are you upside down on your Home? You owe $350,000 on your home yet, it's only worth about $220,000. What can you do? This is an all too common complaint from homeowners here in South Florida. We hear some say the economy is getting better and others say it is not; who are you supposed to believe? Are the unemployment numbers really accurate? What about those that have given up looking? Remember when the Foreclosure madness was put on hold while Lenders made sure fraudulent foreclosures weren't continuing? When will the foreclosures that had been put on hold hit the Real

short sale specialist: Ahh...She said - 03/16/12 06:40 PM
Ahh...She said. Yes, it's true, as I experienced another "Ahh" moment when I successfully closed on another South Florida Short Sale and on a Friday. It was a Bank of America Short Sale. We received a contract within 2 weeks on the market. (Must have been priced right) The home had no great features, far from it, other than being located close to a popular downtown cafe & shop area, just 2 blocks away. Contract was submitted to Lender, Bank of America, for HAFA Short Sale approval and within 60 days we received HAFA approval with no counter offer as Lender fully

short sale specialist: Let your catastophe be your catalyst for change - 03/08/12 03:14 PM
Let your catastrophe be your catalyst for change. What's your catastrophe? A divorce, job loss, reduced income, health problems, death in family or a past adjustable mortgage interest rate? These are all too common catastrophes facing many South Florida homeowners so you know you're not alone. However, knowing that you're not the only one facing these events certainly doesn't lessen the catastrophe or the pain it causes yet it may provide you with some hope knowing that perhaps your chances for change may be greater in numbers. Do you know about Short Sales? Are you asking, "What is a Short Sale?". Short Sales have become a prevalent force

short sale specialist: Take a Mulligan and sell your home as a Short Sale - 01/12/12 07:46 PM
Take a Mulligan and sell your home as a Short Sale. Mulligans are famous on many South Florida golf courses when you miss a shot you'll then be given another shot when your first shot comes up short and your first shot won't be counted and they won't worry about it too much; a Mulligan. In golf, your second shot comes up with the next swing or putt. With a Short Sale, you'll get your second shot [or Mulligan] at home ownership perhaps earlier than you thought; dependent upon your financial situation when you sold your home as a Short Sale. Even if your financial situation has been simply trying to

South Florida Short Sale approval in 14 days! It's always nice when a Short Sale is approved in a quick time period, such as 14 days, AND the Seller is relieved of any deficiency balance of their outstanding mortgage balance. I just love it when the South Florida Short Sale plays out like this as does my Short Sale Seller. Imagine the joy when my customer heard the good news - they were thrilled. short sale specialist: Who comes out on top of a Foreclosure? Lower priced homes or higher priced homes. - 10/20/11 05:47 PM
Who comes out on top of a Foreclosure? Lower priced homes or higher priced homes. Ever wonder how many lower priced homes below $50,000 are foreclosed on when higher priced homes are not foreclosed on? If I had to guess as I don't know the statistics, I'd say by a large margin that the lower priced home below $50,000 is going to be foreclosed upon with much greater frequency. When I look back over the many years of Listing and Selling Short Sales, I find that the lower value homes are much more difficult to negotiate to gain an approval particularly

short sale specialist: The Faces of Short Sales - 10/17/11 06:35 PM
The Faces of Short Sales. Short Sales continue to plague so many and they do not favor one age group, marital status, area of occupation or sex. They have affected many across all areas of life. I've come across Sellers in their 20's to those in their 70's and everybody in between, Sellers who are single and those who have been married a lifetime, Sellers with lower earning wages to those with well paying jobs and both male and female. The one thing all these different faces of Short Sales have in common is having been faced with misfortune; that is

Are you looking for a Coral Springs Short Sale Specialist? As a Coral Springs Realtor, I've been helping homeowners avoid foreclosure by selling their home as a Short Sale. I love what I do and couldn't think of doing anything else. I've been negotiating Short Sales for several years now when other Real Estate Agents thought I was crazy for tackling Short Sales. It's not easy by no means which is why I love the challenge. When a Seller's Lender tells me "No" I'll welcome it along with being able to get them to see the benefit of them accepting their borrowers Short Sale. In fact, when
