Meribel - Schaumburg Illinois Market Update April 2009 - 05/31/09 02:12 PM

MERIBEL is a great townhome community located near the intersections of Barrington and Schaumburg Roads just north of the Home Depot Center.  There are great ammenities in either direction with a play park at one end and a socceer field on the other.  Shopping is within walking distance for 2 grocery stores, 3 banks and Bally's Workout Center.  And for when you have that 'home improvement urge' come over you there is always Home Depot and Lowes.  Meribel is comprised entirely of 2-story styled townhomes each with a private entryway and one car garage.  Features and upgrades could include:  9 foot … (0 comments)

Schaumburg Illinois - Where to recycle batteries and CFL Bulbs? - 05/31/09 02:01 PM
CFL Bulb and Household Battery Drop Off Program
Residents should not dispose of Compact Fluorescent Light (CFL) bulbs and household batteries in the garbage for environmental reasons. Mercury from the bulbs and toxic chemicals from the batteries can leak into the ground, contaminating the water supply. The village now provides two drop off sites for the residents of Schaumburg.

Oh No ..... not Zillow! - 05/28/09 05:06 PM
Oh No ..... not Zillow! One of my past clients recently was called into his investment brokers office to go over his account and obviously make any future battle plans that were necessary.  This has been a trying time for anyone with any kind of investments and offering a shoulder to cry on was the actual topic of the meeting.  After going thru all the various accounts, the planner came to the 'real estate portion' of the program and gave my client the value of his home.  $209,000 .....  REALLY?
My client asked 'how do you know what the value of … (11 comments)

Tinker Bell the 5 lb Chihuahua - 05/28/09 01:20 PM
Had to pass along this great story about 'Tinker Bell' the 5 lb. Chihuahua belonging to Dorothy Utley of Michigan.  Poor Tinker Bell was lifted up into the sky by a violent storm and carried away.  After a fruitless, two-day search, a pet psychic told Dorothy Utley to go to a wooded area a mile away, where she found the very hungry but frantically happy dog!
Is that a crazy story or what?  And I'll just throw in the the moral of the story: don't let your dog watch 'Wizard of Oz' in a storm!

Roofs - How to tell if you need a new one! Buyers Agent Lyn Sims at RE/MAX Suburban - 05/22/09 05:27 PM
Replacement of a normal roof is said to be between 15 and 30 years.  That’s a pretty big span of time.  It seems to matter of course how the roof is being taken care of, which way it faces, weather conditions, etc. as to what a roof’s life span will be.

The most common buyer question that I receive is when the roof is around 15 years old in our Chicago Area.  The roof is looking a little ‘worn’ and sometimes depending on the color – a little beat up!  Think of all that rain and snow falling on your … (29 comments)

Lexington Green - Schaumburg Illinois - Market Update April 2009 - 05/22/09 11:50 AM
Lexington Green - Schaumburg IL I have a lot of buyers in the Schaumburg Area ask me 'What is a coach home or a manor home anyway'?  It all started with Lexington Builders on the eastern edge of Schaumburg somewhere around 30 years ago.  A 'Coach Home' is simply a different name for a 'quad' or group of 4 homes put together.  In the coach home layout there are 2 homes on the 1st floor and 2 homes on the 2nd floor.  Then 2 of these groups of 4 are put together for a total of 8 and 'voila' the coach home!  … (0 comments)

Blaming Realtors for the Housing Mess??? You've got to be kidding! - 05/15/09 04:46 PM

Dan 'the man' (no last name or location) decided to write a post and comments on Karen Parson-Fiddler's recent AR feature on 'Anti-Realtors, why don't they blame the pool guy'.  Having an opposing view is obviously not a popular choice, but Dan went out of his way to Realtor bash in his post.  It seems that Dan blames all Realtors and attached cohorts for the current housing crisis.

I would like to answer Dan and some of his allegations in his post of April 28, 2009.

Dear Dan:   My answer to your post along with … (6 comments)

Tips for buying a foreclosure - A very common misconception about purchasing a foreclosed property. - 05/15/09 03:19 PM
This is another valuable post/article that I would like my readership to have.  It is from a very knowledge gentlemen and top producer named Richard Weisser who works in Georgia.  I couldn't have said anything better myself so I would love to present his post in it's entirety.
There has been such a tremendous interest in REO's (Real Estate Owned Homes) and Foreclosures that I wanted you to be totally informed.  Armed with great information you can decide if a foreclosure is right for you.
This post should precede my post "The Princess and the Foreclosure".

Buying a Bank Owned Home - the REO - 05/15/09 02:49 PM
Lately with all the media flurry about REO's (Real Estate Owned Properties) and Foreclosures I wanted to send my readers some really good basic tips on buying one of these beauties for themselves.  Tips on what you should know and just common sense advice on the procedure.
Everyone wants one - but is it really a good idea for you?
This post is from a very knowledgeable gentlemen and top producer in the Massachusetts area named Bill Gassett.  Since I couldn't explain it any better - I will present his post as one of the best examples I could find on the subject.

Schaumburg Township - Senior Freeze and Senior Exemptions - 05/15/09 02:33 PM
Good news for seniors in Schaumburg Township and Cook County!
Senior Freeze Beginning in the tax year 2008, the total household gross income for the Senior Freeze increased to $55,000.  Also, the Senior Exemption amount will increase from $3500 to $4000 which translates to an approximate savings of $200.  Both of these changes are new State Statutes that were passed in 2008.  These changes will be reflected on the 2nd installment of your 2009 tax bill.
According to the Assessors Office:  “Qualified senior citizens can apply for a freeze of the assessed value of their property. Over time, in many … (2 comments)

The Princess and the Foreclosure - 05/15/09 11:12 AM
The Princess and the Foreclosure The story begins in a far away place called the 'Northwest Suburbs of Chicago' just down the street from a great cul-de-sac called 'Never never land' (and not Michael Jackson's place).  It's a story about a girl, a Princess actually, trying to buy her first home and having totally unrealistic expectations as to what will occur.  The Princess is just beginning her chosen career and just can't afford too much at this juncture.  But even though her pocketbook is less than full - her expectations are that of Beverly Hills!  The Princess is prequalified by her trustworthy … (2 comments)

You gotta have a sense of humor right? - 05/13/09 11:47 AM
You just gotta have a sense of humor on some things!  But something that my secretary said the other day made me think?  You don't really think that buyers will not know that this is a joke about Air Force One last week doing a fly over in New York?
Well, maybe not!  Here was her comment 'Hey, how did you get that picture with that plane so low'.  I noticed it in the tour right away.
Yes I also put the pic in the virtual tour to see if anyone would notice!  The seller laughed his head off and thought … (10 comments)

Panic Peddling Newsletter from RealtyTrac - 05/11/09 12:17 PM
Panic Peddling Newsletter from RealtyTrac

This post actually began last month with what I call the  ‘Panic Peddling Newsletter’  from RealtyTrac regarding foreclosures across the U.S.  I posted that info on my blog and then I began to wonder about the validity of their figures.  Great!  I started to do a little investigational research and got side tracked as we all do with other business.  Then the ‘Panic Peddler’ arrived again for March with the 1st quarter statistics. According to RealtyTrac's numbers, Illinois is 5th in the nation for foreclosures.

Wonder how RealtyTrac validates itself and … (5 comments)

OH NO, Here comes Toto! - 05/04/09 07:00 PM
OH NO, here comes Toto! This weekend here in Illinois we had really great weather so we decided to take the dog for a walk in the local forest preserve called Mallard Lake. Very nice area with ponds, trails, etc. We were enjoying ourselves on the final leg of our walk when around the bend - here comes 'Toto'. I am really bad at remembering dog breed names and this dog was headed straight at us on our left at a pretty good clip. What was strange was obvious - he or she was alone! No owner anywhere around. I was … (4 comments)

Title Insurance Fees - How much? - 05/01/09 04:52 PM
Wow, have you been asleep at the wheel too?   I am talking about the outrageous increases in Title Insurance in my area!  Someone at the office was kind enough to send me some updated info from our local 'Behemoth' title insurance company (CT&T) and my eyeballs almost popped out of my head. Have you noticed this too in your area? $200,000 coverage was $885.00 and is now ..... $1095.   That's around a 24% increase! $500,000 coverage was $1,335.00 and is now ..... $1695. Residential Closing Fees (aka the closing table to use with pens included, very nice chairs at no … (11 comments)
