Bald Eagles visit Elgin so I went to ogle them! It was a rare event we had in this area right after some extremely warm weather the bald eagles came down along the Fox River that flows through Elgin.  Since the river was no longer frozen it was a complete fishing expedition for the eagles.  On the day I was there last week it was absolutely freezing!  The Elgin Library was gracious enough to be a warming area if you wanted to go inside.  The wind and cold just flew down that frozen water!  I was prepared as best as I … (11 comments)

Literally?  Notice anything odd for a new listing in January?  Now, you're starting to get it - that's right, where's the snow?  I don't know what's come over everyone in my area recently but more and more new listings actually have leaves on the trees.  What a special listing it is!  None of my listings have a nice green lawn & leafy trees.I can understand putting one summer picture of the great deck & backyard showing how it 'could' look.  But these are the 'main picture'.  It's supposed to represent how the house looks 'today'.

Northwest Suburban Housing Forecast Inventory slightly up - Sales flat.  That's pretty much how the market has shaped up for 2010.  What is selling is the low end of every price range which will further pull down the average sales prices in the Northwest Suburbs. On updating the graph below over November, all the average sales prices were adjusted downward between $2000 to $4000 except for Elk Grove which stayed the same.Northwest Suburban sales figures have been slight through the last quarter of 2010. Buyers or Sellers be leery of the 'instant' price evaluation or 'Zestimate' that you can get online.  It might prove 'instant' but it is highly inaccurate as most of my investigations have proven.
Nothing ever compares to good reliable data from Realtors or appraisers in your area.  The rest is just 'entertainment'.

Stop wrecking the MLS! The last few weeks I've really been fuming doing the 2010 year end sale stats in our MLS.  There are so many foreclosures, short sales that are not properly categorized it just makes you sick.  Our MLS used to be pretty tough about required fields so that we would have the quality search results that we need.  Now - forget it.  I have to re-search and re-check all the closed sales by street names to be sure that I've gotten everything sold in that subdivision.

Highest Real Estate Sales for 2010 in a smattering of Chicago neighborhoods and the Suburbs So it seems that despite the economy upper end homes are still selling in Chicago and the suburbs.  What was amazing to me was the number of homes that were paid for in 'cash'. Guess how many?  Half or 50%.  Oldest home in the selection was built in 1880 offering exceptional vintage style.
Prices range from $2,300,000 to $8,600,000.
