Sliced and diced with a Short Sale Ginsu!I'm very disappointed at the current set of circumstances with one of my short sale listings. I recommended a short sale negotiation company here in my area that will take care of most of the short sale details. The sellers attorney chopped them up with his 'Ginsu' and has taken over control of the current contract. His recommendation? A short sale 'team' at the local title company of which he is a member. Wouldn't find that all so terrible if:a) I or anyone else ever had a closing at this title company (mostly obscure (12 comments)

What the housing market doesn't need are more senators and other non-business related types sticking their nose into an already anemic housing sector. Signs of life in our Elk Grove Village IL Real Estate Market recently. We are moving ahead and sales have finally reached above the 2010 level of closings. For the 3rd Quarter of 2011 Elk Grove Single Family Homes are 66% above 2010 closings and Elk Grove Multi-Family are 83% over 2010.As of yet there are still no price gains that I can see with the foreclosures still leading the way in current sales. If all goes well, the next trend will be for prices to finally level off and slight increases to begin. This also would depend on how much (0 comments)

Signs of life in our Hoffman Estates Real Estate Market recently. We are moving ahead and sales have finally reached above the 2010 level of closings. For the 3rd Quarter of 2011 Hoffman Estates Single Family Homes are 20% above 2010 closings and Hoffman Estates Multi-Family are an amazing 45% over 2010.As of yet there are still no price gains that I can see with the foreclosures still leading the way in current sales. Interesting point brought up by Think Big Work Small with FHA refi penalties. Be sure you know this or your loan officer knows this so the seller can save considerable $$$ on their refi with these current great interest rates. I was not aware of this, what about you?

For the 3rd Quarter of 2011 Schaumburg Single Family Homes are 32.2% above 2010 closings and Schaumburg Multi-Family are 20.2% over 2010 closings.As of yet there are still no price gains that I can see with the foreclosures still leading the way in current sales. If all goes well, the next trend will be for prices to finally level off and slight increases to begin. This also would depend on how much inventory we have going (0 comments)

Pumpkin Lunacy is again upon us and for 2011 I am going to give you a few new tips, factoids that will bore your friends and also where to get the best pumpkins in our area. First off, let's state that this year has really been tough on pumpkins. Bad weather across most of the U.S. with hurricanes and drought have made it tough on these guys. But, out of all this comes the absolute pumpkin 'king' this year weighing in at 1487 lbs. out of Connecticut. Real Estate Market Update - Northwest Suburban September 2011 It's good news and I'm market optimistic! That's for sales being on an upward trend for the last 6 months. The numbers are showing a distinct improvement for the 6th month in a row for the Northwest Suburban Market! The majority of towns sales are up. Even if the town is showing a negative (YOY Change), the sales are increasing each and every month overall. Most of the average sales prices are still low but that is because most of the lower priced homes are being bought by first-time home buyers (2 comments)

Many people just don't understand the difference and really ... is there a difference? I just don't mean for IRS qualifications, I mean is there a difference in real life? Schaumburg Township Assessor announced that the Cook County Assessor will accept appeals through October 14, 2011. Appeals may be done at the Schaumburg Township Assessors office during normal business hours, Monday through Friday, 8:30am - 5pm or online at www.cookcountyassessor.com. The Assessor encourages all taxpayers to appeal if they think their property assessment is too high. (He's got to be kidding right?)To help local homeowners appeal their property assessments, state Rep. Housing Affordability ..... Obviously means that today's buyers can get the most home for their purchasing power in quite some time. Interest rates are so fabulously low now that you would be absolutely surprised at what you can afford to buy vs. rent. I am going to give you a true example so you can clearly see my point. Renting is an option for you but is it the best financial option for you? Crunch the numbers for yourself in this Buy vs. Rent Calculator and see where you come out. Survey shows buyers tire of Short Sales ........My response? Duh .... where have you been? I love these type of real estate related articles where the person offering up the data is not currently selling real estate and probably never has.Here's the report breakdown - Short sales take 17 weeks to complete. 54.1% of Shorts in 11/2009 were 1st time buyers, now it's down to 39.7% in 8/2011. Short Sales generally sell at 27% lower than non-distressed properties. Always wonder where they get these numbers? First time buyers are making multiple offers on Short Sales to try and expedite the process (11 comments)
