Everyone has their fingers in my buyers wallet ......I've got a recent deal going FHA where we switched from the standard FHA 203B to a 203K loan. To me it seemed pretty easy but I knew that the transfer would probably be a problem. Buyer took it all in stride because they really didn't understand what was going to happen to them next. Loan officer requests a 30 day extension. Hmmm, seems a little excessive asking for 30 days? I started to pop off angry emails asking what he'd done for the past 45 days that we needed another 30 day

In this special 203K FHA Loan, what types of improvements can I make? Repair/replace roofs, gutters and downspouts. Repair/replace HVAC systems. Repair/replace plumbing and electrical systems. Repair/replace flooring. FHA announced changes - how will it effect me as a buyer? OK, what I'll do is try and explain the 'new rules' for an FHA mortgage ~ The upfront mortgage insurance premium (UFMIP) will increase to 2.25 percent up from 1.75 percent. Contrary to reports, FHA will continue to allow the financing of the UFMIP. Buyers will now be charged more for mortgage insurance in case of default. It will now cost $4500 on a $200,000 home. REO's and Foreclosures - Think they could possibly be for you? I just sold and closed two foreclosures recently and the two sales couldn't have been more completely opposite! One needed work (203k) from head to toe - you know the kind you hear about where the seller decided to cut parts of the furnace out of the unit! The other was fabulous with a remodeled kitchen and 42" maple cabinets. That one needed painting and new carpet but needed minor TLC. It had the best location backing up to a pond!
