Not more staging advice!  Yes I'm going to keep giving it to you sellers out there until every one of you 'gets it'. 
This post is about 'Repairs' and how doing routine repairs & chores can blanket your home with buyer good will.  If buyers feel they don't have to 'do alot of work' for the price - your home will be elevated to the top of the heap!

This is absolutely true!  ARE YOU THE LAZY NEIGHBOR? 

Well are you?  Sometimes we have to step outside the box and take a critical look at one of our prized possessions - our home!  If you were a buyer, would you buy it back?  If not - get to work now!
If you are putting your home on the market, there is no time to loose!  Buyers have many homes to choose from and if yours doesn't look nice from the street, they will just drive away screaming 'NEXT'.

Updating your Kitchen?  Need help with what to do? I recently picked up Consumer Reports Kitchen Planning & Buying Guide 2010 that really gives a good broad range of suggestions and things not to miss.  Lately with the down market I've been seeing many homeowners installing lots of upgrades that they won't be getting their money out of.  Granite counters are the most popular and best example.

Well here's another hit over the head Sellers on decluttering your home and removing the #1 eyesore source of clutter - the refrigerator stuff!  Yes, it's cute your kids did that dinosaur freehand in charcoal but you don't need it when selling your home! Uncle Bob with that photoshopped fish he caught in Minnesota can also be put away. 
As this post from stager Jennifer Grant in South Carolina points out, buyers look everywhere and expect everything to be clean especially in the kithen!  Words like 'Sparkle and Shine' should be the norm not the exception!

Staging, Selling Advice, Clean up your house!  It seems that this is the most talked about subject when selling your home.  The reason I picked this post is because it's true!  Buyers don't want to look at all the 'stuff' cluttering up your home! They don't care how you live!
Pig pen, pig stye as they say in the Midwest is not the optimum look I'm personally going for when showing or listing a home!

What makes a house sell?  It's been a tough market over the last year and we've had elevated market times in our area. This post from Carra Riley from Williams Arizona gives 4 variables which decide which home sells and which home languishes on the market.
I happen to agree with Price as the #1 issue that makes a house sell.  If buyers don't like your location, we can adjust the price to compensate for it.  Every time a buyer does not put an offer on your house they are telling you 'Not for that price'.  It's a fact that is sometimes … (0 comments)

STAGING ADVICE ~~ Some agents don't believe in it and say it doesn't help. To see a home languish on the market with clutter and ill placed furniture is just a complete shame to me.  Hiring a stager in this market place can mean the difference between selling your home and not selling it.  Plain and simple.  I'm a pretty direct kinda' gal.
As these posts elude too, your first price reduction on your home will cover the staging costs!  In some cases - many, many dollars less!

The Power of 3 What’s the most asked question that I receive from people about real estate?  What’s the #1 tip that I could pass along?
Well there’s actually 3 things that are enmeshed together – Price, condition, location.  All 3 actually make your home either sell or be rejected by prospective buyers.
