Real Estate Market Update - Northwest Suburbs - January 2012 In the month of December I reported that I felt the market was slowing down but I was still quite optimistic for the end of the year sales. At the final tally, we did well over the 2010 sales year. I still feel that things are taking off too slowly with the great interest rates we currently have and the mild weather we have been experiencing.
My research shows that January sales have been down for most towns in our Northwest Suburban area. This is also validating my market feelings.

Northwest Suburban Housing Forecast Inventory slightly up - Sales flat. That's pretty much how the market has shaped up for 2010. What is selling is the low end of every price range which will further pull down the average sales prices in the Northwest Suburbs. On updating the graph below over November, all the average sales prices were adjusted downward between $2000 to $4000 except for Elk Grove which stayed the same.Northwest Suburban sales figures have been slight through the last quarter of 2010. The impact on foreclosures in our market is substantial and their impact on prices since a buyer would obviously prefer to buy a foreclosure that had the same features as one being offered through a regular seller. It is also having an impact in opposite directions - again, foreclosure sales up and prices go down! As a consequence we have 'Two Levels of Pricing': distressed sales and traditional sales. Some people think that for every nail, piece of putty and shingle they add to their purchase price and voila - your future sales price. This couldn't be further from the truth. This thinking is perpetuated by Lowes, Home Depot and a handful of others that are nothing more than in the business of selling you things.

Foreclosures and short sales are a regular portion of the market these days and create market distortions in otherwise stable neighborhoods. And those distressed properties are selling for 20% or more below values of other homes. But with this 'distrortion' is another problem with appraisers not adding value for these otherwise below market sales. Before the new appraisal changes (May 2009) an appraiser might mark up a distressed property to bring it into current line with what market value would currently be.
