With another valuable point of view, how come you (seller) didn't think of changing that livingroom around before?  Now it shows off all the great features - fireplace, windows and no longer blocking the entry into the room.

I'm a real stickler for staging your home and preparing for being the top buyer selection when selling your home in this tough market.  This is just great advice as so many sellers have just too much furniture in a room that we have to squeeze through OR have your furniture lining the walls thruout the entire house.
Take a few moments and actually plan how your rooms flow. Is there enough room around that furniture? This is a great post that explains just that from Janet Jones.

My Retinas are Under Attack! What do Barney, Big Bird and Spiderman have in common?  Bold obnoxious colors! HOME STAGING TIP - This post gives the best reason the have your home staged in my opinion - to show off the space your selling!  Even in a smaller home a room can feel spacious.

There is a great thought behind this post besides 'remove the clutter Mr. Seller'. Most homes I see on the market truly need a 'Make Under' as mentioned here.

Sellers here's some great advice!  Define the space!  If you have been using your Dining Room area for a children's play center, buyers will not remember the 'function' of the room any other way.  Your room's function is a 'Dining Room' - as a family eating/gathering area not a pink Barbie play area!
Define the space with the highest $$ use for the broadest range of buyers.  This also applies for your Familyroom if used as a play area.  A garage that has been transformed into a 'Man Cave'.

Yes I said HOOEY!  You are making a sad mistake Mr. or Ms. Seller by not paying attention to a trend that is now becoming mandatory.  Think buyers won't care or don't care how your vacant home shows?  Read the stats here. 
Now before you say, Oh Lyn, there you go whining again about staging!  Yep, I'm not going to stop because it's that important.  It's not about how YOU feel, it's about what your buyers will think or do think.  Got that?  It's about them.

Seller fesses up about ugly kitchen wallpaper ....... Yes, it's true so I wanted to document it here for all to see!  A seller of one of my listings actually said something that Realtors® don't hear every day!  Yes, the house looks soooo much better without the country blue 90's wallpaper.  I should have done it long ago, it looks soooo great!  You were right Lyn, it freshens up the whole kitchen.  Everything looks better!This is where my mouth dropped open as I was stunned!  Could it be that a seller actually took my advice and is happy with the staging … (10 comments)

STAGING ADVICE ~~ Some agents don't believe in it and say it doesn't help. To see a home languish on the market with clutter and ill placed furniture is just a complete shame to me.  Hiring a stager in this market place can mean the difference between selling your home and not selling it.  Plain and simple.  I'm a pretty direct kinda' gal.
As these posts elude too, your first price reduction on your home will cover the staging costs!  In some cases - many, many dollars less!
