home staging tips: Home Staging Advice - Does Each Room Pass the Yardstick Test? - 03/27/11 05:31 PM

I'm a real stickler for staging your home and preparing for being the top buyer selection when selling your home in this tough market.  This is just great advice as so many sellers have just too much furniture in a room that we have to squeeze through OR have your furniture lining the walls thruout the entire house.
Take a few moments and actually plan how your rooms flow. Is there enough room around that furniture? This is a great post that explains just that from Janet Jones.

home staging tips: Staging your Home - Painting - 03/01/11 05:25 PM
Staging your Home - Painting
Painting has got to be one of the most cost effective ways to brighten up and freshen up your home.  Please select colors that are the most favorable to buyers today. So I'm urging you not to repaint your home the same color that you did in 1975.  Please choose a color that will give your home the widest appeal with today's buyers.

It's not white - I don't consider white a color and neither should you.  The hospital antiseptic look in the 80's is long gone.  Please paint your home in a … (18 comments)

home staging tips: Will Buyers Remember you as that 'Stinky House'? - 01/03/11 08:51 AM
Pet Odors can and do Chase Away Buyers
When a house you’re trying to sell or buy smells like a pet, there are some tactics that can improve the odor situation.
Use a fluorescent black light (pet-supply stores sell them), to expose odor-producing spots on the carpet, couch, floorboards and even on drapes.  Sometimes multiple pets try to 'scent mark' over each other in the same areas. Remove all solids and blot up as much liquid as possible with a clean towel. Apply an appropriate odor neutralizer or cleaner according to directions.Never use ammonia, which takes on the smell of what it's … (8 comments)

home staging tips: Need a Make Under? Is your Home Overdressed? - 08/24/10 04:10 PM
There is a great thought behind this post besides 'remove the clutter Mr. Seller'. Most homes I see on the market truly need a 'Make Under' as mentioned here.
Excellent advice from Tessa Skeens in Texas.

Via Tessa Skeens - Hampton Redesign (Hampton ReDesign, Home Staging and Redesign in Fort Worth TX): Happened to be home when Oprah was on this afternoon. The topic was Makeunders. Women who needed less not more. But this also applies to homes. Nate Berkus did a room Makeunder and it inspired me!Every home that goes on sale needs a makeunder. The less of you, … (5 comments)

home staging tips: It's all About Curb Appeal - 05/26/10 12:19 PM
This is absolutely true!  ARE YOU THE LAZY NEIGHBOR?

Well are you?  Sometimes we have to step outside the box and take a critical look at one of our prized possessions - our home!  If you were a buyer, would you buy it back?  If not - get to work now!
If you are putting your home on the market, there is no time to loose!  Buyers have many homes to choose from and if yours doesn't look nice from the street, they will just drive away screaming 'NEXT'.
Get that curb appeal!  Enjoy this post from Becky … (5 comments)

home staging tips: 6 Reasons why your house won't sell. - 08/23/09 11:02 AM
Great post from a top agent in our North Shore area of Illinois, Alan May.  Lately while showing property I've been noticing that sellers are just not getting the point about FIRST IMPRESSIONS.  Maybe your first impression from a buyer is not when you think?  Possibly you should be thinking about your first buyer interaction as when they see your listing on the internet?  It's a good point that I bring up because that's where most buyers give you a thumbs up or down!
Ever think about it?  YOU SHOULD BE!  What 'finger' or 'digit' do you want your home to … (5 comments)

home staging tips: Buyer's are looking at your home sans pants.....got curb appeal? - 08/18/09 06:52 PM
Curb Appeal - Wow Factor - Home Staging - What's with all these new fangled ideas in real estate!  Buyers are tired of looking at worn out carpet, out dated kitchens and 'Plain Jane' homes that aren't worth half of what they are asking for!
Your home is your largest investment - why not treat it as such?  You wax your car and clean it just before you sell it on Craigs List - why not your home?
This stager and design expert, Cynthia Bartch from Georgia has the right idea here.  Enjoy her insight on your home's presentation to the buying public!

home staging tips: Vodka - It's just not for breakfast anymore! - 03/31/09 01:44 PM
Things just can't get any better than this! Another reason to use vodka!  Fabulous!   Yes, vodka as a cleaning agent!

Leave it to the 'Do It Yourself Network' and the 'Queen of Clean', Linda Cobb to make me love house cleaning again!  I will no longer call it drudgery and the day will simply slip by as I clean, clean and clean.  Then pass out!

Minimum materials required and no special skills:

inexpensive vodka
spray bottles
paper towels
soft lint-free cloths
(no shotglass mentioned??)

It is great for cleaning hard stones like diamonds (my favorite). … (16 comments)

home staging tips: Sell my Mouse House! - 01/12/09 08:29 AM
Can you please sell my 'Mouse House'? Friday I had the pleasure to be introduced to a new program on HGTV which is called ‘Unsellables’ and I wanted to report back to you all on the very first riveting episode!  As the title of the post is eluding too, I never thought that I would hear a seller say ‘it’s a problem there are mouse droppings on the dining room table?’.  Will that restrict my showings ya think?  DUH.
Seller is also saying ‘is that what all that stuff is on the back porch too?  I used to have a … (12 comments)
