Unfortunately, up ... down ... all around!Over the final quarter of 2010, inventory for Roselle IL Homes was up substantially to 20.5 then down to 9.7 months then ending up at 12.0. Where did a large portion of these homes go? I think that sellers have taken their homes off the market and decided not to move or the sellers have become 'reluctant' landlords in order to continue with their future plans. This is the 'Months Supply of Inventory' for Roselle IL Single Family Homes for 2009.
This number is also called the 'Conversion Rate' or the 'Absorption Rate' which is how long and how much inventory is on the market in that particular town. Obviously, the higher the rate, the longer the market time for homes in that community.
Does your agent know the 'Absorption Rate' and will they share that information with you? It shouldn't be kept a secret because it plays a pivotal role in how your home should be marketed.

Always trying to keep both buyers and sellers informed on the local Roselle housing market has been my goal for many years.
There have been 17 total sales with the lowest price of $150,000 for a 3BR home. I'm sure you'll agree that's a great deal for Roselle! Why am I not enthusiastic on the overall sales? Interest rates are stable and recently lowered despite all the media hype and is available to all with fairly decent credit. In fact, I do still have 100% financing if that is your requirement!

The town of Roselle started more than 130 years ago and began as a farming district in Bloomingdale Township where village namesake Rosell (not Roselle) Hough began manufacturing rope and linen with his Illinois Linen Company. In 1873, Hough who was also president of the Chicago and Pacific Railroad was influential in routing a new rail line that would run from Halsted Street in Chicago out to Elgin and then on to Savanna IL.
