Real Estate Market Update - Northwest Suburbs - March 2012 Interest rates are low and housing affordability has been the best in decades and yes, the market is getting better! How much, where and all the particulars is what I'll be telling you! 
The graphs below show that sales have been up for most towns in our area in both housing styles.  Just within my office our showing appointments have increased a whopping 60%.

The 'Spring Market' has been called off - permanently! Real Estate Market Update - Northwest Suburbs - February 2012 Interest rates are low and housing affordability has been the best in decades and yet I was hoping the market would be ending a little better. FHA buyers will be taking a hit to their pocketbooks in April with higher monthly mortgage insurance costs looming on the horizon.  It seems that with each slight lowering of interest rates the banks are elevating the closing costs for buyers to offset that bonus. Makes you wonder who's side they are on? Obviously, their own and not the consumer.

What percentage of Schaumburg Homes are foreclosures? When we look at foreclosure numbers that perhaps we have heard or seen on the news, often times they are for trends that are national in scope. Positive Signs continue in our Schaumburg Real Estate Market for the last 9 months. We are moving ahead with recovery here and sales have successfully reached above the 2010 level of closings.  
The December totals for Schaumburg Single Family Homes are now 16% above 2010 closings and Schaumburg Multi-Family are now down 6% over 2010.  So our local market has totally flip flopped (again) between the single family and attached. Homes have taken an extreme slow down and the attached housing is selling steady and finished with a bang!

Schaumburg IL Homes - What types of financing was used? While compiling this year end report for 2011 the total sales in Schaumburg IL I noticed a few striking differences between Schaumburg single family homes and multi-family home sales.

At the final tally, we did well over the 2010 sales year. Sales are above those levels and I think we can't be stopped from going forward!

Village Property Tax Levy   The Schaumburg Village Board approved a reduction in property taxes that impact the village’s portion of tax bills for residents and businesses for the second year in a row. The board agreed to a $22.7 million tax levy for 2011 – which is 6 percent less than last year’s levy. I feel that Schaumburg should be sent a congratulations for keeping costs down and realizing the residents are seeing huge increases in other portions of their tax bills. Real Estate Market Update - Northwest Suburbs - November 2011 Well, I'm still optimistic but the brakes have been slammed on! Let me set the picture for you - we're on the Eisenhower Expressway in the slow lane tootling along at the legal 55 mph (whistling ....) when suddenly we have to screech to an abrupt halt. It also seems that we've had to use two feet! But it's not that dismal because we're still in the slow lane and haven't crashed into the guard rail!

Buying wins!  At least here in our Northwest Suburban Chicago Area. Schaumburg home prices and mortgage rates have fallen so far that the monthly cost of owning a home is more affordable than at any point in the past 15 years and is less expensive than renting in a growing number of cities. Real Estate Market Update - Northwest Suburban October 2011 It's good news and I'm market optimistic!  That's for sales being on an upward trend for the last 7 months.  The numbers are showing a distinct improvement for the 7th month in a row for the Northwest Suburban Market!
