From working with my own buyers, short sales offer too many hassles and not enough price rewards for dealing with the banks as a seller. Dealing with a bank = headaches and massive quantities of Tylenol.There are many great values to be had on the market right now. This is the 'Months Supply of Inventory' for Roselle IL Single Family Homes for 2009. This number is also called the 'Conversion Rate' or the 'Absorption Rate' which is how long and how much inventory is on the market in that particular town. Obviously, the higher the rate, the longer the market time for homes in that community. Does your agent know the 'Absorption Rate' and will they share that information with you? It shouldn't be kept a secret because it plays a pivotal role in how your home should be marketed. So we obviously have different levels of 'Absorption'

Roselle Illinois Closed Home Market Update by Price Range - March 2009 Always trying to keep both buyers and sellers informed on the local Roselle housing market has been my goal for many years. There have been 17 total sales with the lowest price of $150,000 for a 3BR home. I'm sure you'll agree that's a great deal for Roselle! Why am I not enthusiastic on the overall sales? This article in particular is for comparisons of August thru October 2008 and August thru October 2007. This is for my areas and communities that I cover in DuPage County only. It mentions changes in median housing prices either an increase, no change (or no sales), or a decrease.
