What are Prices Doing?  Average sales prices are relatively stagnant compared to other areas of the country. Still just plunking along in the Midwest. Average Days on the Market pretty much stayed the same into February too.

Every year I write about some of the top prices that closed in the MLS. I put a little bit of a different spin on it this 2016 year.  We will have the same unbelievable foreclosure prices in some nearby upscale areas but I included our own area surrounding Schaumburg IL.

Barrington Hills at $3,000,000 - 6BR's, 9.5BA's, 7 fireplaces, 10,600 square feet, 8 car garage, 11 acres of land.  Taxes are $52,700 per year.  This actually sounds terribly cheap to me for all this house.

Schaumburg Townhomes & Condos are selling at a better pace and at better prices overall for 2015. Based on the monthly numbers that I present, we can see that things begin a little slowly in the winter months & then begin to ramp up for the year.  Average prices reached near the $174,000 mark during the year.

Well another year has started and 2015 was the best year for existing-home sales since 2006. There were about 5.3 million homes sold last year nationally, and that was a 6.5% jump from 2014.  I feel that the market will continue to improve throughout the coming year.

Have had an absolute rash of damage in my listings recently and they all have something in common - they're vacant. Now they are in good shape, recently remodeled & detailed & there would be no need for any immediate work in these properties. Disrespect? Lack of control on the part of the agent? So I'm confused as to why in one property the Master Bedroom storm window just 'flew' out of it's track & met it's fate on the grass below. The amount of homes that go under contract has also been unchanged from June.  In our area 3 times more listings come on the market than those that go under contract. Competition among sellers continues to be a factor as we have not recovered as quickly as other larger national markets.

In our area 3 times more listings come on the market than closings. Competition continues to be a factor in our Midwest market as we have not recovered as quickly as other larger markets.

Our Northwest Suburban inventory level has increased slowly every month since June. You've got slightly more competition now than earlier this year so be sure to price your home accordingly.
What about Prices?  Prices have virtually stayed the same in September but increased overall from 2013. All real estate is local so each different neighborhood and town is reacting differently to the market. This graph is a current example of how the Schaumburg Real Estate Market has improved over the last year. There is a lowered percentage of short sales and foreclosures (REO's) within the overall market.
Why is this important? The less bottom basement prices we have in the Schaumburg housing market the better. Prices are now on the increase but not as fast as what the media is reporting for some areas of the country.
