Well another year has started and 2015 was the best year for existing-home sales since 2006. There were about 5.3 million homes sold last year nationally, and that was a 6.5% jump from 2014.  I feel that the market will continue to improve throughout the coming year.

Have had an absolute rash of damage in my listings recently and they all have something in common - they're vacant. Now they are in good shape, recently remodeled & detailed & there would be no need for any immediate work in these properties. Disrespect? Lack of control on the part of the agent? So I'm confused as to why in one property the Master Bedroom storm window just 'flew' out of it's track & met it's fate on the grass below. Schaumburg Homes are selling at a better pace and at better prices overall. Based on the monthly numbers that I present, we can see that things are slower in the winter months & then begin to ramp up for the year. 

Schaumburg Single Family Home prices have increased slightly over 2014 levels but nothing exceptional to report like some areas of the country. We have an overall better mix of lower priced and upper priced homes elevating our average price.

Average Sales Price for 2015 in Schaumburg was $304,395.

What's been happening in our current real estate market? What's trending? The housing inventory level is now unchanged from June levels. The amount of homes that go under contract has also been unchanged from June.  In our area 3 times more listings come on the market than those that go under contract. Competition among sellers continues to be a factor as we have not recovered as quickly as other larger national markets.

What's been happening in our current real estate market? What's trending? The housing inventory is now the highest it has been since the recession started. In our area 3 times more listings come on the market than closings. Competition continues to be a factor in our Midwest market as we have not recovered as quickly as other larger markets.

Our Northwest Suburban inventory level has increased slowly every month since June. You've got slightly more competition now than earlier this year so be sure to price your home accordingly.
What about Prices?  Prices have virtually stayed the same in September but increased overall from 2013. All real estate is local so each different neighborhood and town is reacting differently to the market. Evaluating different towns and neighborhoods is important when shopping for a home. So where would you find crime statistics for Schaumburg? They have now begun using an online forum that lets you do just that. Crimemapping.com has begun being used in Schaumburg for more transparency between citizens and the police department.
Once on the site, click on the state and Schaumburg will be shown in the drop down menu.  Once the Schaumburg map comes up, there is a 'Crime Types' button (top left) that you can click on to decipher the different codes.

Well that seems to make a difference is what area or subdivision you live in.  It’s really not an evasive answer.  Each area and subdivision is totally different!  Here’s what I can tell you about the overall Schaumburg market –
Single Family Homes -  Schaumburg averages 46 home sales a month.  Inventory is down substantially.  The percentage of homes going under contract each month is 22 to 27%. Average Sold Price was $291,666 for the 2nd quarter of 2013.
