Positive Signs continue in our Schaumburg Real Estate Market for the last 9 months. We are moving ahead with recovery here and sales have successfully reached above the 2010 level of closings.
The December totals for Schaumburg Single Family Homes are now 16% above 2010 closings and Schaumburg Multi-Family are now down 6% over 2010. So our local market has totally flip flopped (again) between the single family and attached. Homes have taken an extreme slow down and the attached housing is selling steady and finished with a bang!

Another example of an improving Schaumburg Real Estate market shown in the simplest of ways! I'd like to present this graph of the median listing and median sales prices for Schaumburg homes over the last few years (2008). Notice the horrible looking 'ski slope' in the graph? That is what the market decline looked like. Now with today's closing numbers, we have a noticeable 'leveling off' of prices both in our listing prices and sales prices. For the 3rd Quarter of 2011 Schaumburg Single Family Homes are 32.2% above 2010 closings and Schaumburg Multi-Family are 20.2% over 2010 closings.As of yet there are still no price gains that I can see with the foreclosures still leading the way in current sales.
