marketing: How to sell a home in a Buyer's Market in Modesto or Your Area! - 03/04/08 10:11 AM
I have had the great fortune lately of being in the middle of a tremendous bidding war for houses. Buyers have a wonderful opportunity to buy in this market. They are all looking for a deal and many people are looking for an all out steal. With home prices changing fairly quickly in this market, how do you sell a listing. I have tons of people that are calling me wanting to purchase a home. The problem is that there is a 13 month inventory of houses that are out there, and it seems like many of those are in bad

marketing: Step it up and make a sale - 01/11/08 03:51 PM
With market conditions being the way that they are, many people are trying new and innovative techniquess to sure that they are continuously having new clients and customers, while taking care of the customers that they currently have. For those people that are new to real estate, this is an extremely difficult time to start because they have limited training and experience and probably are in a fog as to what to do to make the sale or even get a client in the first place. When I first started real estate I was given absolutely no training, would meet once a

marketing: Low Cost SEO's. Do they exist? Can they make a difference on Google? - 12/19/07 03:25 PM
Many Realtors get caught up in the focus of search engine optimization to make their pages number one. They hire companies for hundreds of dollars per month to make them on page one for certain search terms. Do you want to be on page one. I know of a SEO place that will get the same results as the big boys in real estate for half the price. Sounds too good to be true? It isn't (E-mail me). Every state has one or two, but the key site everyone is using is Google. For those new to the SEO business Google

marketing: Exposure - 12/18/07 03:18 PM
The number one thing agents need in any market is exposure. What is it? How do you get it? Well, we all know exposure as getting your name out into the public eye. How do you get it? That is the harder part. There are many low cost ways to get exposure in marketing. First, you give your business card out to any and everyone that you meet. You get to meet some nice people and you might get a client. Next, you create inexpensive door hangers that you can give to people that are in apartments or in your farm

marketing: Effective Marketing! Sales is the bottom line. - 12/14/07 04:22 PM
It astounds me that people spend most of their budget on a $1,000.00 per month on a car, $100.00 per month on web site optimization, $50.00 per month on a website and the rest of their budget left over on internet and print marketing. This may not be you, but this is a very common scenario. What if I told you that a lot of your expenses can be spared? What if I told you that what people are telling you to do, is what the majority of agents in real estate are scrambling to do? What if I told you that you

marketing: What are the most important things about customer service? - 12/12/07 02:21 PM
The number one thing that can help a person be successful in a down market is customer service skills. Many people tell you, you have to have them, but what exactly are the most important qualities customers are looking for? The answer to that is very easy, all you have to do is remember the issues you encountered when you were buying a house before you were an agent. 1. Find out your customers spending limit and don't deviate from it. As a customer, I hated it when an agent would try to push me into a house that I could not afford.

marketing: What is the best way to market? - 12/09/07 10:05 PM
Many people have different philosophies and styles in how they present themselves. They present this image of designer suits and experience, while exuding confidence. The best way to market is to be yourself and interact with people. People can spot phonies a mile away and if you put on an act, just like a casting director, your potential client or your client will know. Through being yourself, word of mouth is the best publicity that anyone can hope for. A person commented on my blog recently that if you are a "secret" agent, then you will soon not be an agent.

marketing: Know your neighborhoods - 11/30/07 03:20 PM
In my town, each neighborhood tells a unique and different story. Some neighborhoods show the age and growth, while others have unique traits. Regardless of what the neighborhood has to offer, it is essential to know the different neighborhoods around your city. When a person states that they want a school in a certain district, you can know which neighborhoods to give them listings for without too much research. It will make you look prepared and very organized, which you in fact are. My town also has different types of houses such as Victorian, Contemporary, etc. By knowing the types of

marketing: Drowning? Customers are your life-line - 11/20/07 03:15 PM
Many realtors are having a hard time in areas that have been severly affected by the mortgage companies tightening loan requirements and the sub-prime defaults and foreclosures. But many are thriving in this time where bargains are the name of the game. What separates out these realtors? Why are they thriving when others are drowning? It is very simple, actually. The following things are what the thriving realtors are doing over the ones that are drowning or barely keeping their heads above water. 1. Work smarter not harder. Doing the same thing over and over again and expecting different results is insanity,

marketing: Tis the Season to Sell Houses - 11/16/07 03:49 PM
Now that the holiday season is upon us, it is a time of year when many markets dry up until January, February, or March. Well in many of our market, that has already happened to us. So why not sell houses during this time of year. Is it that we are assuming that buyers want to wait until after the holiday season to buy houses, or is it that there is no one out there for that. Most of our production is directly related to effort. The more energy you put into actively utilizing resources and leads, the more clients you

marketing: Be Active - 11/14/07 05:05 PM
Many people in the good times of real estate were able to get away from the basics and let the sellers come to them. Those days are over. If you want the buyers, then you will have to go out and get them. But what to do? This will vary depending on the area, the market and clients. However the following is a suggested list of things to do: 1. Introduce yourself to anyone you meet, and give them a card. 2. Drop business cards at different locations. 3. A monthly mailer to your farms. 4. Walk your farms and meet the people in

marketing: Professionalism - 11/13/07 04:34 PM
I understand that real estate is a very competitive business and I want nothing more than to make the sale as the next agent. However, I am seeing this competition being taken to extremes by some brokerages and agents. For example a few months ago a colleague of mine was doing an open house near another company's open house. He got lots of clients at first then everyone stopped showing up. He checked the signs and all his signs were knocked over. He got clients for about half an hour and then all of a sudden nothing. He checked his sign again

marketing: Active vs Stagnant Advertising - 11/07/07 03:57 PM
Billions of dollars are spent each year on advertising. It almost seems that everywhere we go that someone or something is trying to sell a product. There are many different forms of advertising which I will spare thhat discussion on this blog, but what matters is whether your advertising is active or stagnant. Many people in the area I am at continuously are pumping down thousands of dollars a month on stagnant advertising, but how do you know the differece. Active advertising in terms of real estate would be things that you do to advertise that generate leads or sales. Stagnant advertising

marketing: Be professional! Be on time! - 11/06/07 03:54 PM
Outside of a person being unprofessional the one problem I have with many real estate agents is being on time. In my office and at marketing meetings it is often joked about that there is regular time and then there is realtor time. In my area, the first few meetings I had, I scheduled for 6pm. I got to the clients houses at 5:55 and knocked on the door at 6:00pm. The people looked at me and said, "we weren't expecting you for another 15 minutes at least." I later found that the majority of realtors that they had worked with were always

marketing: Providing Good Service - 11/05/07 04:29 PM
In addition to selling homes, it is essential to make sure that you clients are fitted with the resources that they need. I know any time that I have moved I have had to find electric companies, cable, water, etc. It is a major inconvenience having to go through the phone book trying to find this stuff. A solution I try to do is to give a sheet to my clients that contains this stuff. In addition to utility service, I include blinds, carpet, paint, gardening, landscaping, pest control, and close restaurants. I will include this list in another post if

marketing: Good help - 10/31/07 12:27 AM
I have read many complaints from Realtors regarding part-time agents and assistants. Yes, in every field there are some people that are lazy and should not be in a given field. But, when you do find a good assistant to help you with your everyday things, it is important to make sure that they feel appreciated. I am really fortunately in that my wife acts as my assistant. She has been an essential entity especially with linking my website to other sites and finding marketing tools to help me. Without her, I would have never found Active Rain. For that I
