Macomb County real estate market springing into action!
Average number of number of days on market only 10.9 days
Well I showed many homes this weekend and at nearly every stop I was met by other agents showing the home to their buyers. Not necessarily great news for my client but an encouraging sign nonetheless!
A quick look at the statistics’ and I discovered that the average number of days on market is at a 3 year low.

Bank owned real estate sales in Macomb County dropped to 29% from 38% in 2010.

Fresh data provided by MiRealsource MLS, reports that bank owned real estate sales accounted for a whopping 45% of all real estate sold in Macomb County Michigan in 2008. This compares to only 27% in 2007.
Bank sales in December 2008, accounted for 55% of all sales compared to 37% in 2007. Not surprising is the fact that leases are increasing as well. They make up 11% of all transactions. As owners struggle to make ends meet, many are resorting to leasing their property. Some are successful, some still end up losing their property to foreclosure.

Restrictions on Down Payment Assistance Programs
Under the Housing and Economic Recovery Act of 2008 (ACT), several restrictions were placed on Down Payment Assistance programs (DPAs). The language in the ACT explicitly prohibits the following sources from contributing funds to the mortgagor's cash investment:
•(i) The seller or any other person/entity that financially benefits from the transaction; and
•(ii) Any third party/entity that is reimbursed by any of the parties identified above.
"Any other person/entity that financially benefits from the transaction" should be deemed to include the seller, buying or selling realtor or their respective firms, builder, loan officer, broker, bank, etc.
