Recently I was showing a foreclosed property and found the only thing left in the stripped property was this chalkboard mounted in the basement. The message "It was fun" struck a chord with me. Breaking News: Senate Delays Implementation on Tax on Services The first press conference for Ax the Tax, which the coalition held today, November 1, 2007, was truly a success in getting the attention of the Michigan Senate. Following the press conference, the Senate voted and passed SB845 to delay the implementation date of the tax on services from the initial date of December 1 to December 20. It is also expected that the Senate tie-barred SB845 to SB838 that would repeal the tax on services. The Senate Finance Committee has a hearing regarding SB838 scheduled for next Tuesday, November 6. Bidding wars on listings? Does it still happen? I may have stumbled upon a new way to sell stagnant listings? I have this listing that was previously listed for $284,000, $279,900 and most recently for $259,900. The sellers never had an offer. The sellers paid for a bank appraisal just for kicks this week. Because of the declining market, it only appraised for $250,000. The sellers stated they wanted to sell it and move on with their life. Their mortgage balance was under $125,000. Why aren't the active days on market (DOM) displayed on agent/REALTOR® public and IDX websites? Is it because, like I recently heard from a top producer, "DOM information is the one last thing that we have that the public still needs us for!"? She mentioned "It is the thing of value" that she brings to the transaction. In our local MLS, the DOM field is available to subscribers to view but NOT printed on the most important page, the buyer profile. Buyer brokers use DOM to assist in determining how low of an offer to prepare for the seller. Seems like

Ditching "days on market" Should the MLS remove this field from all listings? As a listing broker, I don't think the days on market (DOM) field should be captured, published and available on each active listing. In fact, the field should be immediately removed from all types of active listings posted on the multiple listing services (MLS). After all, shouldn't the MLS work in the best interest of you and your listing broker's client, the seller? Before buyer agency arrived, the DOM field wasn't as valuable to MLS users. I think they would bark if they read the listing and questioned us. I, as a REALTOR®, am tried of rolling over on this issue. Having been born in a "newspaper" home, I often wonder why folks aren't reading the paper like in the past. I realize there are many avenues to obtain your daily dose of news, but a newspaper IS different. You can take it anywhere, use it as a pet toilet training device, start a fire with it, clip coupons, and fill up your waste recycler and more! My late father (bless his soul), worked, lived and grew the Detroit Free Press. I remember many nights awaking to his work schedule. He would wake up at 1:30 in the morning to go to work.
