If you ask Quicken Loans, the overwhelming majority of their clients love them. If you ask the Realtor community the reviews are less than enthusiastic. I personally do not have an axe to grind Quicken Loans. The majority of transactions that I've been involved in where Quicken Loans was the lender have closed. Like most Realtors I am not a big fan of their contract-to-close process, however, this blog post is not meant to be a review of Quicken Loans in general.

"It's a buyers Market" is the common theme in today's real estate world. And while fundamentally true (mortgage interest rates are low and prices are low), there is the underlying issue of listing inventory...or lack thereof.  Simply put, buyers do not have a lot of great listing inventory to choose from right now. And the good listings that do come on the market, go pretty quickly.
To put the listing inventory into the context of raw data, consider the following:

Mortgage interest rates have been a hot topic in the news recently, as rates continue to decline.  This can impact buyers and sellers in a couple of different ways.
The first for buyers is obvious. Lets assume as a buyer, based on your credit scores and debt-to-income ratio you qualify for a $600 per month payment (principal and interest only).  At the time of your pre-approval, interest rates were 5.5% which qualifies you for a  mortgage loan of $105,673 based on a 30 year fixed rate loan.  If rates decline to 5% that same $105,673 mortgage loan will carry a reduced … (1 comments)

Coldwell Banker is promoting this program as an extension of the home buyer tax credits by getting a seller to offer a "credit" of 3% of the purchase price back to the buyer at closing. How is this any different than seller concessions and credits that buyers agents have always negotiated for on behalf of their clients?
This thing reeks of a gimmick to make buyers feel that they are getting something extra by purchasing a Coldwell Banker listed property instead of one listed by another brokerage. The only difference being that the seller has agreed upfront to concede 3% back … (1 comments)

By and large, buyers start there search for a new home online.  Most statistics have the number pegged in excess of 90% of buyers.  So in effect, when you have a home listed for sale, your first showing takes place without you even knowing it...online.
If your home shows well online it will lead to more buyers actually walking through your home to see it in person (and hopefully buy it!).

A large portion of the increase in home sales last year was propped up by government(tax) incentives for buyers. It will be interesting to see how the market reacts this year as those incentives dry up.  My concern is if the buyer demand for housing dries up, paralleled with banks releasing their bottled up inventories of foreclosures. The result could be a further recession of an already unstable real estate market.

Nothing is finalized yet, but for you fans of the First Time Home Buyers tax credit, it appears as though an extension in now all but certain as President Obama called on Congress to extend the tax credit through April 2010. Obama also added that he wants current homeowners purchasing a home to be eligible for up to a ...$6500 tax credit. If you owe more on your house than it is worth, don't feel too bad. You're not alone! Deutsche Bank is forecasting that the number of underwater, or "upside down" mortgages in the U.S. will be nearly half of all mortgages before the housing market fully recovers.
Having an upside down mortgage doesn't automatically mean that foreclosure is inevitable if you are having trouble keeping up with payments or need to sell.  Troubled homeowners have several options at their disposal to avoid foreclosure, and recent law changes here in Michigan expand those options even more.
