Water Heater Safety Check
Most water heaters last 10 to 15 years and tend to deteriorate over time. If the water heater is old and rusty, consider replacing it before it fails. If there is a gas-fired tank, be sure to check that the exhaust vent and shield are well attached and functioning properly.
Plumbing
Check both inlet and outlet pipes. If there is evidence of a leak, turn off the water and supply and hire a professional for immediate repairs. If the plumbing system is installed in the walls, consider periodically using infrared thermography to inspect the hidden plumbing and assuer that no damage is occuring.
