Do you counter back on a short sale offer before you turn it to the bank? I got an offer on a house that I have listed as a short sale the other day - Not a very strong offer, so my client and I are thinking about countering on the offer before we submit it to the bank.
Has anybody had any success with this or is it even necessary to do, since the bank will more than likely do this? Looking to see if anybody has done this with any success.

WHEN DO YOU PLACE A SHORT SALE UNDER CONTRACT IN THE MLS????
I'm throwing this out there this morning to see how agents throughout the A/R community will answer. I know I have talked to my broker about this many time and he is set firmly in his mind set. Yet everytime I see one of these things it makes me gring.
I have even thrown this question out at Realtor functions and received multiple answers - so I'm looking forward to all the responses here on A/R

Today was one crazy day, Well let me start at the beginning - Wednesday, I spent the day working the phones talking to the Loss Mitigation department in regards to a house that I have listed as a short sale. After hours on the phone I thought I had found the right person that would allow me to reduce the price of this house so that we could get in under contract.

Time Frames for a short sale - Is there any set time tables out there on when to do them? I have heard a lot of different things here on A/R.
Too Early - Can you start a short sale, even before you have missed a payments? I mean why would the bank want to help you out before they even see any risk at all? I mean I wouldn't tell a client to stop making payments on their house so that we could start the short sale - But I don't want to waste my time starting one if I know the bank … (2 comments)

On Friday, I reduced the price on one of my listings by $50,000 - Today, I received two offers on this house. Could we have made - Yes a couple of months ago had we priced it right.
I tell every one of my clients, when we sit down to do the pricing - DO NOT OVERPRICE THE HOUSE. If we overprice the house now we will be chasing the market the rest of the time. As you can see we have been chasing it down with this house.

Every time I turn around I see a listing that is just not up to par. It looks like it was put into the system by my 9 year old daughter. Even she would have colored a picture of the house and put it in there.
I generally see this with listing agents that have made a connection with a Asset Manager or a bank, and generally have multiple listings and might even be working with multiple companies.

Looking to change my website - Is there ever a good time? I had a problem with my website provider the other day and my team and I have decided to fire them. If this sounds a little harsh read my previous posting labeled Z-57.
Well while canceling my website provider the young lady on the other side of this call said something that I kind of stuck with me. She stated that by changing my website that I would lose my place in google, because google would have to do something to my new website before it would register it.

I read a posting this evening that was from a Home Inspector that was asking "What Realtors would like in a Home Inspector" One thing that popped into my head right away was a Home Inspector that can talk to the buyer and not scare them to death.
I had a home inspector the other day while walking through the house looking for things all the while talking to my clients. This guy had no people skills - by the time he got done, I was actually scared to be in the house.

I love when I hear or read this. Isn't it always a great market. I don't care if the market is up or down, it is always a great market for someone.
If houses are selling fast and for top dollar - Sellers look at this as a great market - but buyers should see this as a bad market.
If the houses are plenty and are selling for bottom dollar and people are practically giving them away - than buyers look at this as a great market and sellers think that the market stinks.

I don't know if it is because I have gotten so much busier or a lack of motivation, but I have put on about 20 pounds since I have gotten into this business.
How do you all you agent find time to work out and keep your clients happy. I feel like I am always trying to do something to make my business better, but I have forgotten how to take care of myself.

I ratified another contract today with a bank owned property- Have to love them. Well after ratification I received another one of those famous bank addendums. Every time I see one I laugh and it makes me wonder - How did they get all this power.

We have a great company here in Fredericksburg Virginia that you could always count on for a great settlement. Yesterday I learned that their legal counsel has been let go as a cost reduction. I know that I have many clients that enjoy/love the idea that a lawyer is going to be at the settlement table with them. I always advice them that she wouldn't be there to represent them she would just be there to oversee the whole thing. Yet people still loved the idea.

Well I sat down with them loaded with information - Recent solds in the area, house currently listed, and the knowledge that three other offers where coming in. I found myself talking a client out of a house today - Hard to believe since I don't get paid until we close the deal. I just felt like if they waited we could get a better deal - and everybody loves a great deal.
