Recent property appraisals on Madeline Island have consistently made use of comparable sales statistics from sales by Madeline Island Realty over the past eighteen months. One such appraisal used our 2011 co-listing and sale of 2984 North Shore Road, LaPointe, WI 54850 as a benchmark for determining value of an upper-bracket Madeline Island home (that sale was mentioned in a January 2011 Wall Street Journal article by S. Mitra Kalita).

At the present time, none of our Madeline Island real estate brokerages has a one-stop IDX portal which shows all of the listed properties in the 54850 zip code area.
The reason is that some of our Madeline Island real estate offices list their homes and properties on NorthstarMLS (RMLS of Minnesota & Western Wisconsin), while others upload their listings to the Superior Area Association of Realtors (SAAR) MLS.

According to statistics from the Trulia website, the average list price of a listed dwelling on Madeline Island dropped to $383,729. The new average price in the 54850 zip code area represents a 0.4% drop from the previous week.
Continued weakness in pricing can be attributed to a number of factors, including the typical winter seasonal slowdown in Madeline Island tourist and visitor traffic. A lack of available mortgage lending in rural northwest Wisconsin is also a contributing factor.
