The weekend of March 17 & 18, 2012 will be one for the history books on Madeline Island. With record high temperatures in the 60s and low 70s, the weekend was a revival of spring that comes two months ahead of schedule.

The Wisconsin Realtors Association (WRA) reports that February 2012 was the eighth month in a row in which sales rose. Prices are down, but sales volume is on track to continue rising this year.
At the end of February, things in Ashland County were still running behind State average sales volume, with ten closed sales in the County during February.

We're noticing a not-so-subtle trend among prospective buyers inquiring about Madeline Island and Bayfield, Wisconsin. An increasing number of those new buyer prospects seem to be coming from the southeast part of the State of Wisconsin.
Not long ago, the vast majority of our buyer pool came here from Minneapolis & Saint Paul or from Duluth, Minnesota. That appears to be changing gradually. We're seeing more and more buyer prospects from Madison, Milwaukee and south central Wisconsin.

Unfortunately, the "Market Update" available there is from 2006.
Claiming to be an "Advisor" to buyers and sellers is a lofty goal. But when you profess to offer relevant market information, shouldn't that information be gathered from within the past six months? Or at very least, shouldn't it be about the 2011 market?

We do this all the time. Last week, I drove four and a half hours, from Madeline Island to Minneapolis, to write an offer on a Madeline Island home.
Sure, this could have been done over the phone or by email, or by fax. But the crafting of an offer that accurately reflects a buyer's wishes takes time and is best done in person.

Yes, 2010 has been an unusual year for real estate on Madeline Island.
It looks like the month of December will be no exception. We have multiple property showings scheduled during the first three weeks of December.
Our sales season got off to a slow start this year. The summer months were very quiet in the office. And yet you could definitely tell that there was an undercurrent of buyer interest.

Our company, Madeline Island Realty, has listed and sold properties in Bayfield, Wisconsin (which Islanders refer to as "across the pond") in the past. Bayfield is a wonderfully charming town with it's own history and beauty, very different in some ways from that on Madeline Island.

Yesterday was a lousy day to take an autumn walk in the rain on Madeline Island.
At midday, the temperature was in the upper 40s and it was pouring. The streets in LaPointe were full of flowing water and the view across two miles of Lake Superior facing the Bayfield mainland was obscured by low, heavy clouds and streaks of rain.
It was not what you'd call the best weather for enjoying the Apostle Islands.
