I read a local newspaper article the other day which speculates that "a market bottom has formed" in the Madeline Island Real Estate market.   If one examines closed sales, that may be a valid conclusion, but the vast majority of sellers probably haven't figured that out yet.
List prices have dropped over the past year, but the transition to better pricing has been fairly recent.  There still seems to be a lot of seller unreality about pricing.

One of my competitors on Madeline Island is sitting at an old-fashioned "Open House" today.  He was there last weekend too, diligently waiting for people to walk in off the street and look at his listing.  I'm told he had a total of four visitors last Saturday.
The problem with those old-fashioned Open Houses is that they rely upon drive-by prospects to notice the "Open" sign.  Hopefully, those drive-by folks will overcome their nervousness about being face-to-face with an agent and then they'll actually stop the car and go inside.

In a resort/recreational community, consumers often expect to walk into most real estate offices on impulse.  And when you run a real estate office in a recreational area, you can expect your office to be occasionally a place where folks come in to ask for directions or even a substitute for a local FedEx or Insty-Prints shop.
Walk-ins ask us where to get a good meal, where to buy gasoline, where to rent a sailboat, sometimes asking us where to spend the night.  We hand out ferry schedules, give directions to restaurants and shops, and draw maps for people who are lost.  We let … (6 comments)

Madeline Island resident Michael Murphy takes his rowing very seriously.
Murphy recently rowed his diminutive seventeen-foot boat, the "Mikerowave" from the Bad River area (near Odanah, Wisconsin) to the Duluth, Minnesota lift bridge and back again, to promote public awareness of the need for cardiac health.  The nearly 140-mile round trip took Murphy about nine days.
Murphy works for the National Healthy Heart Project, which is administered through the Indian Health Service and provides health assistance to over thirty Native American tribes across the United States.  Murphy also works at the Ashland County Memorial Medical Center in the hospital's emergency room walk-in clinic.

If you're headed north on Interstate 35 from Minneapolis - Saint Paul toward Duluth and plan to cross over into Wisconsin, here are alternate routes you may want to try over the congested Fourth of July weekend.
[NOTE: I drive back and forth to and from Madeline Island from the Twin Cities quite a bit, and scenic routes like these can really make the trip more serene and fun!]

duluth: 12% of Americans Plan to Spend Economic Stimulus Money on Vacation Travel - Come Visit Madeline Island! - 05/21/08 09:37 PM
According to the news services, the Federal Government estimates that twelve per cent of Americans plan to spend their "economic stimulus" rebates on vacation travel.
The local television news reported this eveing that the average gasoline cost will be about $58 round trip for someone in the Twin Cities (Minneapolis and Saint Paul, Minnesota) to vacation in Duluth.  That's about five dollars more than last summer.
So I'd estimate it would cost a little over $60 for the same Twin Cities resident to make the round trip to Bayfield, Wisconsin for the ferry journey to Madeline Island.  That's not as bad as I thought.

duluth: Tourist Traffic Picking Up on U.S. Highway 2 Corridor from Duluth to the Apostle Islands - 05/20/08 09:22 PM
U.S. Route 2 in northwestern Wisconsin is considered a lifeline by many in this corner of the State.
Wisconsin Highway 2 enters the State of Wisconsin via the Bong Bridge in Duluth, Minnesota.  The Bong Bridge has become even more important in recent weeks, since the Minnesota Department of Transportation decided to undertake gusset plate repairs to the nearly fifty year old bridge.
A significant amount of tourist traffic from Minnesota pours into Wisconsin via Route 2.  East of Superior, busy U.S. Highway is fed again by U.S. Highway 53.  Route 53 is a "Wisconsin Corridors 2020 Backbone Route" which runs north and south, … (1 comments)

Tonight I'm tapping this out on my laptop in the car, at a wayside rest stop on the east end of Superior, Wisconsin.  It's about 4:45 a.m. and I drove up here from Minneapolis late last evening, a trip of about 160 miles.  I'm on my way to Port Wing to show one of my listings there, a $1,150,000 log home on Lake Superior.
Thanks to the "miracle of technology" (a small wireless modem that plugs into a USB port in my laptop), I'm able to get on the Web anywhere I can get a cellphone signal.  My rule of thumb … (20 comments)

Lake Nebagamon is getting its own Organic Farmer's Market this summer!
Sharon's Lakeview Cafe in Lake Nebagamon, Wisconsin, will sponsor a farmer's market and outdoor art & craft sale each Wednesday, from 9 a.m. to Noon, beginning in June.  Participating organic farmers will include Brent ("the Garlic Man") Campbell of Iron River, Wisconsin, who has appeared on PBS channel eight's "Venture North" television program.

duluth: High Winds and Waves Force Shutdown of Madeline Island Ferry Line Yesterday - 04/12/08 10:18 PM
The late winter storm that struck the Duluth and Superior area and spread across western Lake Superior yesterday forced the shutdown of the Madeline Island Ferry Line for a day.
The Ferry Line office in LaPointe, Wisconsin announced it would be shutting down all day on April 11th due to heavy snow, whiteout visibility, high winds and dangerous waves.  Regular ferry service resumed today.
The Ferry Line doesn't shut down very often.  When high winds and waves become a problem, the ferry has been known to suspend service for a period of several hours at a time.  The duration of yesterday's storm … (3 comments)

duluth: Winter Storm Warning Remains In Effect Until Saturday for Lake Superior South Shore - 04/11/08 09:37 PM
The National Weather Service is issuing bulletins which remind the public that a Winter Storm Warning remains in effect for the South Shore of Lake Superior, at least until Saturday.
The most recent National Weather Service bulletin as of this time mentions, "AN ADDITIONAL 1 TO 4 INCHES OF SNOW WILL ACCUMULATE ACROSS THE WARNING AREA OVERNIGHT".  The warning area includes part of northwest Wisconsin east of a line from Shell Lake to Port Wing, with Hurley, Phillips, Hayward and Ashland expected to receive the most total snowfall.

I woke up this morning with a sore throat, fever and chills.  The last few days I've gotten a bit run down, driving back and forth between Minneapolis and Lake Superior (to Duluth, Minnesota and Ashland, Wisconsin), wrestling with the snow and outdoor temperatures hovering around zero.  Looks like I'm paying for it this morning!
So today I'll be reading and commenting from bed.  I don't plan to move around much, other than making occasional trips to the kitchen for hot tea or chicken soup.  I feel pretty crummy.

Lucius Woods Park is the site of the Lucius Woods Performing Arts Center, near Solon Springs, Wisconsin.  The park is sited on a gorgeous forty-acre parcel on the shores of Lake Saint Croix, in Douglas County.  The park itself encompasses a swimming beach, picnic area, campground and a network of hiking trails, plus the Giesen Concert Shell.
This past summer, the Lucius Woods Performing Arts Center hosted a wide range of high-energy concert entertainment, including popular music acts like the Whitesidewalls, Big Walter Smith & The Groove Merchants, Highway 101, The Jets, Gaelic Storm and Marcia Ball.

duluth: Lake Nebagamon Is Like No Other Resort Community in the Upper Midwest - 10/27/07 11:59 PM
 
In the late 1890s, lumber baron, Fredrick Weyerhauser moved his family to the Lake Nebagamon and established a resort community there.  Weyerhauser and others fell in love with the area and built it into one of the most charming summer communities in all of Wisconsin, comparable with vacation destinations like Bayfield, Madeline Island and Door County.
Around the turn of the century, the area experienced considerable growth and popularity.  President Calvin Coolidge visited in 1928.  The Weyerhauser Company constructed camps, added rail service and built a mill, company office buildings, horse stables, boarding and rooming houses and a general store.
