More Prospective Madeline Island & Bayfield Buyers Seem to be Coming from Southeast Wisconsin
 
We're noticing a not-so-subtle trend among prospective buyers inquiring about Madeline Island and Bayfield, Wisconsin.  An increasing number of those new buyer prospects seem to be coming from the southeast part of the State of Wisconsin.
Not long ago, the vast majority of our buyer pool came here from Minneapolis & Saint Paul or from Duluth, Minnesota.  That appears to be changing gradually.  We're seeing more and more buyer prospects from Madison, Milwaukee and south central Wisconsin.

Friday, December 16 was our annual Wisconsin CRS Chapter transition meeting at the Wisconsin Realtors Association building in Madison.  At transition meetings, a new leadership team arrives on the scene.  It is a time of hope and optimism, tempered with the realities of a challenging real estate market.

Our Madeline Island community is unique in many ways, but maybe one of the most significant features of our Island is the shortage of commercial lodging available in what is widely regarded as a resort and recreational community.
Back in 2006, when we sold the Madeline Island Motel on Colonel Woods Avenue, that facility was the largest motel operation on the Island.  And since 2006, there has been a conspicuous lack of large-scale hotel/motel construction on Madeline Island.

I read a local newspaper article the other day which speculates that "a market bottom has formed" in the Madeline Island Real Estate market.   If one examines closed sales, that may be a valid conclusion, but the vast majority of sellers probably haven't figured that out yet.
List prices have dropped over the past year, but the transition to better pricing has been fairly recent.  There still seems to be a lot of seller unreality about pricing.

On Tuesday, November 30th, the Wisconsin CRS Chapter sponsored and presented the "At Home With Diversity" course at the Wisconsin Realtors Association in Madison.

The NAR (National Association of Realtors) course was taught by instructor Eric Kodner at WRA (that's me).  We had a great class, with fifteen attendees, and class participation was excellent!  Considering road conditions and the fact that we had no choice but to reschedule this class between Thanksgiving and Christmas, I thought attendance was pretty good.

madison: New Wisconsin CRS Chapter Officers Installed at CRS Luncheon During WRA Convention - 09/29/10 04:49 AM
At today's Wisconsin CRS Chapter Luncheon, which took place during the 2010 WRA Annual Convention, the Wisconsin CRS Chapter installed its new leadership team for 2010-11.

Retiring President Kathy Allison Zimmermann handed the gavel today to our new President Jeannie Doyle.  In addition to Doyle, the new Wisconsin CRS Leadership Team consists of the new President-Elect Cindy Ulsrud, new Treasurer Eric Kodner, and new Secretary Pat Tasker.  Former Wisconsin CRS Chapter President Pat Dollins was named "Wisconsin CRS of the Year" for 2010.
Doyle was officially installed as the new Wisconsin CRS Chapter President by Ron Restaino, President of Restaino & Associates Realtors in Madison, Wisconsin.

madison: Last boat from Bayfield to Madeline Island on Friday night of "Biker Weekend" - 06/22/08 07:57 AM
I found myself on the 11 p.m. trip, the last of the day, from Bayfield to La Pointe this evening.
If you were trying to determine whether or not tourism is down this year, you'd get the impression things are slow this year by riding the last ferry of the day to La Pointe on a Friday summer evening.
We left the mainland aboard the Bayfield at around 11:10 p.m., with a total of just seven vehicles on deck.  Two of the vehicles had Wisconsin license plates, the remaining five (including mine) had Minnesota plates.

The typical visitor to Madeline Island is in a hurry to get here.  That's no problem, but next time you visit, consider taking your time and choosing an alternative to freeways and traffic.  Your trip may take a bit longer, but you'll enjoy some fabulous scenery and learn something about rural Wisconsin at the same time.

madison: Time is Running Out! Express Your Opinion on Proposed Changes to Wisconsin DNR Shoreland Zoning Regulations - 08/28/07 12:45 AM
Public hearings have ended, but there is still time for waterfront property owners and real estate industry professionals to express their opinions regarding proposed Wisconsin Department of Natural Resources (DNR) changes in Shoreland Zoning Regulations.  The Bureau of Watershed Management will be accepting written or email comments on the proposed rule changes until September 7, 2007.
The proposed rule changes will affect all owners of existing waterfront homes in Wisconsin.  The changes will also affect new lots created and new permit applications.  It is essential that waterfront property owners and all affected by these changes make their voices heard!
