Here are the results of the latest Brokers Caravan in Kensington San Diego.  

The Brokers Caravan or sometimes referred to as the Brokers Open, is held in the neighborhood of Kensington San Diego and some surrounding neighborhoods, such as Talmadge San Diego, Normal Heights San Diego, and North Park San Diego, every Tuesday.  All of the NEW LISTINGS are generally showcased to all of the ACTIVE REAL ESTATE AGENTS in the area.  

In this blog of Kensington San Diego, I will give you my opinion of these homes.  This week there were 4 homes on the Caravan.  As some of you know one of the advantages I have in San Diego, CA is that we get A LOT OF SUNSHINE!  So most days I get around on my 2006 Lt Blue Vespa, I figure I might as well enjoy the weather, have fun AND get 68 MGP!  Not to mention, it is a whole different perspective of the neighborhood on a Vespa.  

The first home is 3 bedroom, 2 bath 1546 square feet.  You can click on the picture to the left to view the full listing.  The home was orginially built in 1945.  It is currently being offered FOR SALE for $799,000 to $869,000. 

The first thing I noticed as I parked my Vespa, is the garage door.  It appears that there is a window in the garage, so I at first thought that the garage had been converted, but it has not, it is just for show, and I like the look. 

In my opinion (I have to say that) the home is light and bright with room colors are on the lighter side and there are three doors leading out to the back yard that let in a lot of light.  The floors are a beautiful light hardwood.  

The kitchen is large and a great place for family gatherings, beautiful granite counters, with a nice breakfast area. 

The three doors lead out from the formal dining room, breakfast area and hallway near the master bedroom to a upgraded patio and a just-the-right amount of grass size back yard.  

The bedrooms are also light and bright, and all are a good size.  The real test to me, is could I live there?  And the answer to that is YES!

 The second home, has been on the Brokers Caravan before, so this is the second time I have written about it.  

The home is a 4 bedroom 3.5 bath with built in 1938. It has been recently reduced from $799,000 to $759,000.

This house has had some big modifications since 1938.  A huge Master Suite has been added to the back of the house.  There is still a small back yard, but the add-on took up a lot.  The master suite unfortunately is surrounded with "built ins," which in and of itself this is not always a bad thing.  But in this case it is, while it is of quality workmanship, they are a dark brown wook surrounding 1/2 of the room.  In my opinion, these should either be painted a lighter color so they don't stand out as much, or removed entirely. One of the other two walls has a huge picture window with a window seat, the other opens to a large bathroom.  The bathroom is a bit outdated, the first thing to catch my eye is the large step up into PINK bathtub!  Sorry, that has to go.

There is also an enclosed sunroom off the living room.  The original house needs some upgrading, there are more rooms with those "built ins" and the kitchen needs to be enlarged and  updated.  

The room above the garage is ideal for a office, workroom, or guest room, it would take some work if you wanted to convert it to a small rental.  

So  . . . the test, could I live here?  Yes, but it needs a lot of upgrading, therefore, it would have to be at a lower price . . . for me.

 Here is House #3.  It is a 3 bedroom 2 bath 1650 square foot home.  It was built in 1926. 

The home itself and the decor are a Spanish Revival, which gave me a nice warm feeling when I first walked in.  There is a big fireplace in the living room, which also has large picture window letting in just the right amount of sun.  

The kithen is a little on the small side, but very easy to work in, and is rich with natural light.  It has also been modernized.  The bedrooms are a good size with good closests.  

The home has central heat and a/c, and many other upgrades.

It is located on a corner lot, so the 2 car garage is detached, but about 4 steps from the rear garage door to the door off the kitchen.  It also means that the backyard is smaller, and in this case completey walled for privacy.  That makes it a very relaxing area, there is no grass back here, which is nice.  Yes, I could definately find coming home to this house a good thing!

This next house was my second to last stop on the Brokers Open House, I did a loop starting in Kensington San Diego, then Normal Heights San Diego, North Park San Diego then back.  

This house is located on the south side of Adams Aven and North of El Cajon Blvd.  There is a world of difference between homes North of Adams Ave and those South of Adams Ave.  And then another world of difference between homes on the North and South sides of El Cajon Blvd.

So this home is located in the middle, right at a sharp turn in the road on the canyon side.  

This home is a 2 bedroom, 2 bath 1453 square feet.  Offered at $589,000.

I am not going to say too much about this home, because since seeing this home on Tuesday and writing this on Thursday, the home has gone into Pending status on the MLS.  Which means that they have an accepted offer on the home and are in escrow.  

It does not surprise me that the home sold so quickly, it is a very nice home, it is not "perfect" but as I tell my customers "no,  home is."  It is on a quiet street with the canyon in the back AND . . . I believe that it was priced right.  My CONGRATULATIONS to the New Owners!
