I read this nbc6.net article the other day and can go along with most of what’s being said. I have to take issue with one small item there though. Zip code 33157 is touted as being Palmetto Bay and while a part of Palmetto Bay is certainly in zip code 33157, 33157 also encompasses parts of Cutler Bay as well as Miami.

It's been quite the day. I've put a lot of miles on my car today.
The morning started out innocuously enough. I took advantage of a few stops I had to make in a certain part of town to look around for possible rentals for a tenant. I had checked the MLS and knew what was listed but I sometimes find FRBO's willing to cooperate with an agent.

When was the last time you went up to an info tube (or an info box) and found it actually had a property flyer in it? OK, let's suppose the agent or homeowner was on top of things and the tube/box was actually filled. Did you call the number listed and ask for more information? Hmmm, I didn't think so.
You see, most people pick up flyers at properties just to appease their curiosity. Most people picking up those flyers are not serious buyers. It could be the nosy neighbor down the street wanting to know what the house is listed for. … (35 comments)

The majority of homebuyers in the Miami Redland, Homestead area answer "NO" when I ask them if they know what a Community Development District is. If the property they're looking at is located in a CDD (as these districts are commonly reffered to) this fact has to be disclosed to them.
But disclosure alone isn't enough for me. I like to make sure they understand the implications of their potential home being located in a Community Development District. Their bottom line depends on it.

If anyone thinks the market is changing in Miami-Dade county I'd like to present this visual. It is changing, but not for the better, it seems, at least in this price point.
This graph represents homes for sale in Miami-Dade County vs. Homes Sold. I limited the data to homes in the 300K to 400k range. Notice the change in the figures for last month. The inventory of homes for sale went up while the number of homes sold that month went down in comparison to the month before.

I was playing around with my super-dee-duper new graphmaker and thought I'd post one of the graphs I made.
This one shows the relationship between the List Price (asking price) and the Sales Price (actual sold price) in the 33187 zip code. 33187 encompasses part of the Miami Redland as well as Southwest Miami (west of 147th Avenue and south of 152 Street).
As you can tell, the list price averages a lot more than the sold price. Something happened in November and they were almost identical. A fluke, I'm sure. Apart from that the difference between the two is remarkable.

This week I saw a FSBO sign on the lawn of one of the houses I farm. Of course that always stings, but you can't take those things personally when you're a REALTOR®.
I made note of the info but it wasn't your typical info. They had a website listed on the flyer in the info-tube so of course I checked it out. It's a company that is somehow putting financing in place so that buyers can be offered "seller financing" that isn't really seller financing.
