While out and about showing listings, I often come across the listing agent's sign lying facedown in the dirt... blown down by wind or teens, the signs often appear to have been lying there for days.  The property has been shown, but the sign still hugs the ground.  We should all be courteous and replant the sign.  It makes things look better for us as a profession, if using a REALTOR is seen as a positive thing by the public.  I also bring a camera to my showings and if there are great points or bad, I keep them for my clients to review later, but if I see something really off, I will shoot the photo to the listing agent.  I have come across white and green fuzzy mold growing on a laundry room wall where there was a pinhole leak in the washer connection...that had to be there for several weeks.  It was the first the agent heard of it.  If you find the doors open when you arrive, let CSS or the agent know right away.  If there is anything missing or any damages, you want to be sure A) you let someone know of the problem so you aren't blamed, and B) let the agent know so they can correct the problem as soon as possible.  If you really want to be friendly, pick up waste that might have blown onto the front lawn (there is usually a trash can on a vacant property).  Call the listing agent and let them know what you did for them...they will be greatful and if you are in business a long time, you will likely work with that person in the future.  I have even called the sign agent and reported his sign was tagged by grafiti ... he said he was just there the night before and it was fine and appreciated the quick heads up so he could remedy the image he was putting out there.  Use the golden rule--- do unto others.
