The housing market depends on the job market. If people don't have jobs, they're not going to be able to pay their mortgage. If they can't pay the mortgage you are going to see a lot of foreclosures. So what areas around Atlanta are best for jobs and which ones have the most unemployment? The Georgia Department of Labor puts out monthly unemployment numbers. I've always heard of the statewide number being reported in the press but I only recently found out that they actually keep data for more localized areas. Here are my charts for the average price of homes in areas around Metro Atlanta. These are updated with the August 2010 numbers that just came out. These charts here are the 12 month moving averages weighted by sales volume. For days on market and list/sales price ratios for all of the areas, go to my main website. Prices in many areas around Atlanta have been flat for the past year. A few areas are starting to see a little blip up in prices. Some areas are still trending down. It really amazes me how different parts of Atlanta have fared in the last few years. In the middle of 2007 the real estate market in Atlanta finally began to take a hit. In some areas the bottom seemed to drop out. Other areas have held up reasonably well in comparison. Below are market graphs for single family detached homes in various parts of the Atlanta metro area. First the overall numbers that get reported in the local media. The Alpharetta area west of 400 has seen a big drop in the number of real estate transactions. Prices seem to be near the low levels of their past seven year range. The numbers below are for single family detached homes in FMLS area 14. Links to stats for other areas are at the bottom of the page. Year over year, total transactions fell from 80 to 47 (-41%) Year over year, average sales price decreased from $368,140 to $332,136 (-10%) The sales price/original list price ratio has trended up in the last few months. The Alpharetta/Roswell area of Atlanta is holding up pretty well. During the last three years average prices have been fluctuating between $400,000-$500,000. The numbers of sales have gone down significantly though. The numbers below are for single family detached homes in FMLS area 13. Links to stats for other areas are at the bottom of the page. Year over year, total transactions fell from 79 to 52 (-34%) Year over year, average sales price increased from $394,448 to $417,127 (+6%) That's a big reduction of the number of sales but overall the prices are hanging in there.
