These are the real estate statistics for Dunwoody GA, FMLS area 121. Data is from Smart Numbers reports from the Atlanta FMLS.

These stats are only for single family detached homes.
Chart one shows average sales price going back to January 2002. The bars at the bottom show the volume of unit sales.
Chart two just takes the first chart and smooths it out using a volume weighted twelve month moving average. See this post for details on how and why I like this moving average chart.

Here are my charts for the average price of homes in areas around Metro Atlanta.  These are updated with the August 2010 numbers that just came out.
These charts here are the 12 month moving averages weighted by sales volume.  For days on market and list/sales price ratios for all of the areas, go to my main website.
Prices in many areas around Atlanta have been flat for the past year.  A few areas are starting to see a little blip up in prices.  Some areas are still trending down.

It really amazes me how different parts of Atlanta have fared in the last few years. 
In the middle of 2007 the real estate market in Atlanta finally began to take a hit.  In some areas the bottom seemed to drop out.  Other areas have held up reasonably well in comparison.
Below are market graphs for single family detached homes in various parts of the Atlanta metro area.
First the overall numbers that get reported in the local media.

dunwoody: Dunwoody Real Estate Market Stats February 2009. FMLS Area 121 - 03/30/09 02:35 PM
Dunwoody average prices have been fairly stable over the past 18 months but they are now at the bottom of their channel. Next month's numbers will be very revealing as to where prices might be heading. There were only 14 transactions in February which is extremely low.
There haven't been too many foreclosures yet.  The foreclosures that I have seen have been mainly fixxer uppers.
The Dunwoody area is just outside the Perimeter.  It has some very good schools, great shopping and is very convenient to Buckhead and downtown.
