These are the real estate statistics for central East Cobb, GA, FMLS area 82. It's the area comprised mostly of the Pope, Lassiter and Sprayberry High School districts. Data is from Smart Numbers reports from the Atlanta FMLS.
These stats are only for single family detached homes. Chart one shows average sales price going back to January 2002. The bars at the bottom show the volume of unit sales. The south eastern part of East Cobb has been holding up pretty well as far as average price goes. Prices have been flutuating within the same range over the past 2-3 years. The number of homes selling have dropped dramatically. Average number of days on the market spiked up to 204 and sales to original list price ratio has gone down to around 90%. I'm starting to see a few more foreclosures come up in this area but they still seem to be relatively rare. The high ranking school districts are a big plus in this area. The central part of East Cobb has been holding up pretty well as far as average price goes. There still isn't a definate trend. The number of homes selling have dropped dramatically. Average number of days on the market spiked up to 163 and sales to original list price ratio has gone down to 90%. The numbers below are for single family detached homes in FMLS area 82. Year over year, total transactions decreased from 47 to 22 (-53%) Year over year, average sales price decreased from $299,229 to $274,407 (-8%) All data for graphs is taken (0 comments)

The northern part of East Cobb has been holding up pretty well. There has been a slight downtrend in the price channel but the year over year numbers went up 18%. The number of transactions has really decrease a lot over the past two years. Average number of days on the market spiked up to 180 and sales to original list price ratio has gone under 90%. The numbers below are for single family detached homes in FMLS area 81. Links to stats for other areas are at the bottom of the page. Year over year, total transactions decreased from 47 to 36 (-23%) (0 comments)
