These are the real estate statistics for Sandy Springs inside the Perimeter, FMLS area 132. Data is from Smart Numbers reports from the Atlanta FMLS. These stats are only for single family detached homes. Chart one shows average sales price going back to January 2002. The bars at the bottom show the volume of unit sales. The housing market depends on the job market. If people don't have jobs, they're not going to be able to pay their mortgage. If they can't pay the mortgage you are going to see a lot of foreclosures. So what areas around Atlanta are best for jobs and which ones have the most unemployment? The Georgia Department of Labor puts out monthly unemployment numbers. Here are my charts for the average price of homes in areas around Metro Atlanta. These are updated with the August 2010 numbers that just came out. These charts here are the 12 month moving averages weighted by sales volume. For days on market and list/sales price ratios for all of the areas, go to my main website. Prices in many areas around Atlanta have been flat for the past year. A few areas are starting to see a little blip up in prices. Some areas are still trending down. Last Friday I checked out the new Overlook Park at Morgan Falls just up the street from where I live. What an incredibly beautiful park!!! I've been wanting to do some kayaking or canoeing on the Chattahoochee and now I have no excuse, other than not owning a canoe or kayak. They have a nice canoe dock to put in and the river there is very calm. It's just above the dam and it's an area they call Bull Sluice. I can't wait to go canoeing there. They made a really nice pavillion and an open courtyard area. I didn't know

I just went on a successful listing appointment in Sandy Springs. I had put together some market charts to show how the market was in different price ranges. I'm going to slowly work up these charts for more areas around Atlanta. I have absorption rates going back to January of 2002 so you can see the trends over time. I took the number of sales in the past 12 months and divided it into the current number of homes on the market. Then, by dividing by 12, I get the number of months to clear the current inventory if sales are the same as

My new listing in Powers Lake subdivision inside the Perimeter in Sandy Springs. Beautiful home that has been renovated very nicely. Most of the time appraisals will come in exactly at the contract price. It's kind of frustrating when you tell your client he got a steal and then the appraisal just comes in right at the contract price. You tell them that that is normal but it's kind of a let down. (You can watch the video instead. I say pretty much the same thing.) I've heard other agents having to deal with low appraisals lately. The Sandy Springs area inside 285 didn't have much activity in February the past two years so it's tough to really say much about the averages. There is also a very wide range of prices. The average price fluctuates a lot depending on how many $500,000 homes vs. the number of $million plus homes selling in a particular month. This is one of the most expensive housing areas in the Atlanta area. Many small ranch homes from the 60s are being replaced with homes that are well above one million dollars. The Sandy Springs area outside of 285 has seen prices and number of transactions drop over the last few months. It's tough to make too much from the graphs because the number of transactions for this area are pretty small. There is also a very wide range of prices. The average price fluctuates a lot depending on how many $300,000 homes vs. the number of $million plus homes selling in a particular month. I have worked hard taking the numbers provided by Smart Numbers Inc. who come out every month with the GA FLMS market stats and getting them into pretty charts where one can see trends over the last seven years. These are charts for single family detached homes. The first chart has the average price along with the volume of transactions for each month going back to 2002. I live in a small subdivision in Sandy Springs, Princeton Square. There are about 150 families, many with kids. Every 4th of July they have a little breakfast party down by the pool club followed by a parade around the neighborhood. The kids decorate their bikes, scooters and wagons trying to win prizes in the various categories. I don't know who is responsible, but the Sandy Springs Fire Department sends out a firetruck that leads the parade around the neighborhood. After the parade, the firemen usually open up a hydrant and set up a huge geyser that is great fun for the kids. Unfortunately, this

Sandy Springs, a newly incorporated city just north of Atlanta, gets it's name from a little spring on a farm in the area. It is an area that is a great example of the suburban sprawl that most people talk badly about. Developers are being challenged to recreate the area and give Sandy Springs an identity, other than tacky strip shopping plazas and traffic congestion. Honestly, how many agents take the time to look up the sign ordinances for the various communities where they stick up real estate signs? I usually look around and see what other agents are doing and figure that I'll just do the same. Our Atlanta Board of REALTORS® has put together some nice tables that outline the various rules in the surrounding Atlanta area. I was really amazed at some of the details.
