These are the real estate statistics for the central part of West Cobb, GA, FMLS area 73. Data is from Smart Numbers reports from the Atlanta FMLS.

They are only for single family detached homes.
Chart one shows average sales price going back to January 2002. The bars at the bottom show the volume of unit sales.
Chart two just takes the first chart and smooths it out using a volume weighted twelve month moving average. See this post for details on how and why I like this moving average chart.

These are the real estate statistics for the northern part of WestCobbb, GA, FMLS area 74. Data is from Smart Numbers reports from the Atlanta FMLS.

They are only for single family detached homes.

west cobb: West Cobb Real Estate Market Stats February 2009. FMLS Area 74 - 03/30/09 11:11 AM
West Cobb average prices are starting to show a downtrend. The number of transactions have definately been going down over that last few years.  
I think that this is a great area to consider especially if you can snag a good foreclosure deal.  The public schools seem to remain highly ranked and it has great access to the Town Center Mall.  There are some really nice homes that have been built in the area.

west cobb: Central West Cobb Real Estate Market Stats February 2009. FMLS Area 73 - 03/30/09 11:00 AM
West Central Cobb average prices are continuing to go down along with a decrease in the number of transactions.  
This is a large market area that goes from I-75 in Smyrna and Marietta west to the Paulding county border. One needs to be careful about using these stats to make a general evaluation for the entire area.
Sales to original list price ratio has been steadily dropping and is now around 86%.
