I recently had an opportunity to photograph a condo for a fellow agent in Malibu. She explained that it was an incredible unit that had been remodeled to the studs and had an amazing view. WOW! I had know idea it was this nice! When I arrived I was blown away with how well done it was. The view was one of the best I've seen... EVER! If you are in the market for a condo, forget the overpriced and rapidly depreciating in town units. prudential: Some new real estate marketing technology to get excited about! Text messaging to sell a home!

Last week Prudential Realty announced that they signed an exclusive deal with a company called Wham Mobile which allows potential home buyers the ability to pull up in front of a real estate sign and send themselves a text message with all the information about the home. This is such a great idea because with Whammobile you will no longer have to jump out of the car and race over to the plexiglass box to grab the paper listing information which is often empty. Currently Malibu has 78 condos on the market and roughly half of them have had a price reduction since being listed. Only one has sold in the last 90 days and many agents are claiming the phone just ain't ringing for condo's right now. That's a serious flat spell! The highest price unit on the market is $3.6m for a swanky new pad across the street from Billionaires Beach. Yes, it's on the land side of PCH at that price, not on the beach. Here are the top ten sites for December. Realtor.com is leading with Trulia recently passing up Zillow and looking to gain ground. Why is this important? Because everybody starts online when it comes to finding a home. 85% this year will and I estimate that the number will rise to 95% in next few years. Realtor.com gets 5 million hits alone each month. If you are going list your home you better have an agent who has a foot in the internet arena.
