Tarrytown has always been an area well known for its picturesque homes and scenery. For years this has been one of my favorite parts of town to walk. Scenic Drive runs right through this area and is home to some of the most amazing views and homes in Austin. Right along the river the scenery is just outstanding. Many seek this area because of the award winning elementary school Casis Elementary. However, location is a prime aspect - close to downtown and the University of Texas.

Depressions and Recessions Bring Out the Rats

I think it's no coincidence that we are noticing more and more scams these days. It seems like recessions and depressions really bring out the rats both in the real estate world, lending world and in the world in general.

Like all these companies promising to increase our business if we fork over thousands of dollars to them - but that's a different rant for another day.

Today I feel the need to warn the public about Real Estate scams - specifically "Joe the I'm not really a real estate agent, but I play one to get your money".

If you are going to lease or buy real estate - keep in mind the landlord and seller pay the commission in most cases. Which means there is no reason for you NOT to use a Realtor. And if a landlord or seller do not want to pay commissions that will be clear from the get go.

Why do I say this all of a sudden - because I am seeing SO many scams out there right now from people that may or may not be a licensed agent.

1. Yard signs: Make sure its a valid agency sign - not a sign that looks like it was created this morning at Kinkos. And if it was crated by Kinkos does it say "by owner" if not - then why isn't it a brokerage sign?

2. If you're looking online and it's listed by an agent - especially apartments and lofts - beware - JUST because it's an agent doesn't mean the listing is on the up and up. Call them and do your homework.

Particularly on Craig’s' List where they are not required to use MLS #'s etc. For years I have found agents using the ol bait and switch tactic. You call on property A they tell you "oh I'm sorry that property is no longer available, but I have several others in that unit and area I'd be happy to show you." In this instance they were using property A to lure you to call them - they are prospecting clients by using a property that is no longer available. Clever but no dice!

Once again - why is this coming up all of a sudden - well yesterday I got to play detective for a bit.

My day was hijacked when a local broker that specializes in Campus properties called and asked if we had a listing on a particular street. I looked it up in the listing system and nope not there. I asked him if there was a name on the sign and he said - "no not a name just a phone number and when I call it all it says is Sky Realty and then there is a beep". ODD??

So I get the address from him and get the phone number he called and put on my investigation cap. I call the number he gave me - sure enough all it says is "Sky Realty" and then a beep. What? our agents wouldn't do that, my broker would have their head for that and they know it!

So I go back to my broker's office and say call this number. He dials and when the mystery message comes on looks at me like what the hell was that? So at this point this is getting very strange and very fishy. I hop in my car, camera in hand and go visit this property.

First of all it's not one of our signs, it's a home grown sign - that says "pre lease" and the phone number in question. I snap my pictures and go knock on the door. This is one of those ultra modern homes that kind of look like an office building. So I start wondering if it's an office building and perhaps they are using a sign to generate business- so I knock and then open the door. Well it's not a business and now I'm standing in someones house with three college girls all in workout clothes and Uggs staring at me like I'm crazy - which apparently I am.

After establishing it's their house I ask about the sign. "Yeah our landlord put that up because he doesn't want to work with agents - that's not even his phone number". RED FLAG RED FLAG.

So I tell them he's representing himself as someone from Sky Realty and that I'm from Sky Realty and we are getting "calls" (one call but whatever) on the property. Then she lets loose "what an idiot, you can take that sign down I don't even know why he put it up, do you want his real number?" Why yes I would - thank you. (that was easy)

She proceeds to give me his name and number - and I head back to download some photos. Long story short - we found out this guy ISN'T a Realtor - he was misleading those that called and using our company name to do it. IDIOT party of one. Actually party of three b/c I suspect the owners of the house -which are his parents are in on this as well. And yeah one of the owners is a local doctor!

The only thing we can't figure out is why? If he didn't want to work with agents just put a "For Rent by Owner" and then if an agent calls say you don't pay broker's commissions. You'll sit on the property forever but it's better than sitting in jail!

So heads up buyers, renters and agents - fraud looms around every corner and it's up to us to be aware and spend a little extra time doing some homework.

If you are in the market for real estate - of any kind - call a professional and avoid the fishy shifty "I'm not an agent but I play one to take your money" kinda people.

Lindshire Park and Duck Pond has increasingly become a favorite Southwest Austin spot

Recently I was showing buyer's homes in a great Southwest Austin neighborhood called Bauerle Ranch. Just before you get to Baurele Ranch you spot this great park on the side of the road. It's so inviting with it's great landscaping and huge duck pond and it's one of those spots that just draw you in. Luckily for me I had time to pull over and enjoy the weather a bit and even better I had my camera.

If you decide to visit and you want to feed the ducks bring a large bag of bread, they've gotten used to the better things in life.

The park includes a great walking trail and plenty of areas to just stop and enjoy the day. Often these are the types of places that are indicative of Central Austin or the Zilker Park area - but the great thing about this city is that our fantastic parks are everywhere.

Rumor or Truth, Pier 1 Imports Closing it's Doors?

Pier 1 Imports Closing it's doors by December 2009?

Sad but true, this rumor has been floating around for a bit now - and many sources say that indeed Pier One is closing many of it's stores by December of 09. However, their are also sources that say it's a rumor.

If this is true, what this means to you though - is SALE SALE SALE!!! Stagers, home owners, decorate it yourselfers? Go stock up now. Find out if any of your local stores are closing and when. Their close date will determine the amount you can save.

Maybe that rug imported from India shouldn't have been priced quite so high. I've often liked the Pier 1 style, but their price tags are a bit on the high side. With this economy these are the types of stores that are in trouble. Stores like Target and even Wal-mart have made a wise choice in replicating the Pottery Barn/Pier One look at a much lower cost to buyers. I think we'll be seeing more stores in the near future not able to keep up with the economic crunch.

And along that line of thought I found a retail traffic site that is following this topic along with what other stores are closing some or all of its doors.

I Love Lucy - And I Love Grape Stomps

13th Annual Grape Stomp at Becker Vineyards

Everyone remembers I Love Lucy, stomping the grapes - right? It's created an iconic image in American minds. Capitalizing on that image, Becker Vineyards has incorporated the I Love Lucy costume contest.

In previous years I have attended grape stomping events and they are always a great opportunity to get messy and learn about the wine making industry, which I find very interesting.

One of my favorite vineyards in Central Texas is Beckar Vineyards. Each year the Vineyard creates a double header event, celebrating the art and fun of the grape stomp and one celebrating the iconic image of Lucy and the Italian woman.

Shoal Creek Nursery in Ausitn Texas

oal Creek Nursery in Austin has become one of my sanctuaries over the years.

Not only because of it's gorgeous flowers and plants but also because of it's uniqueness in selection. I have found some of the most interesting plants here including some pretty unique bulbs.

Shoal Creek Nursery is set back in a quiet North Austin neighborhood, known as Rosedale, away from the shopping malls and interstates. It's great shopping and learning about plants and flowers without all the noise a busy shopping center tends to create.

And the staff is extremely knowledgeable about soils, fertilizers and of course the plants themselves. I've literally walked in there with a distressed plant or an issue and just said "help" - and have always walked away with a solution. When my hibiscus wouldn't bloom they recommended a fertilizer that is mixed with a variety of minerals and goods, including bone meal, and is made here in Texas. (Texas Star Fertilizer if you are interested - it's amazing!)

They also have a huge variety of ceramic pots, water features, trees etc. A full landscaping shop with people that actually know what they are talking about. How great to walk in and have no clue exactly what you need and walk out in a timely manner and have it all figured out. Unlike some of the larger chain garden supply stores, where you will wander from aisle to aisle looking for someone to help only to be disappointed when they have no idea how to help you or direct you to someone else.

If you have any desire to get into gardening or just need to work on your landscaping I highly recommend going to a local nursery to help you figure out everything you need to do to prevent the brown thumb syndrome.

Groovey Lube in Austin Texas - It Really is Groovy!

Groovy Lube in Austin Texas is a car owners dream come true. Let me preface by saying I HATE HATE HATE car maintenance and the time it takes from me being able to do other things in life.

Why? Well you take your car in for say an oil change... First there is no good place to sit. The seating that is available is pretty nasty and the whole place smells like grease and smoke, ugh. Second the room is a pale tiny confined spot with a TV that is blaring junk - ugh again.

But Groovy Lube on Guadalupe has it all figured out. They are located in one of the most perfect spots in Austin first of all, across the street is Amy's Ice Cream. Down the street is Zen Japanese Restaurant (a casual fast food spot). But best part - attached to the lube shop is Tazza Fresca a fantastic lounge spot and coffee shop! It has wireless Internet, an outdoor seating area for whenever we do get out of three digit hell, and great food and drinks.

So now I don't mind having my car worked on - I can sit in this cafe and blog, eat, read whatever. The pecan pie is mmmm good and they even have beer, wine etc.

And I will say in the years I have taken my car here for routine oil changes etc their service has been great - it's made things alot easier on me and my car.

Dominican Joe is an Austin coffee shop with a cause.

Austin is certainly not short on coffee shops and in order to make your mark in this town you have to stand out. But standing out isn't the reason why Dominican Joe decided to have a purpose behind its profits, their mission has much deeper meaning.

The coffee shop partners with local non profit Makarios International to provide quality coffee through the farming areas of the Dominican Republic. When you imagine the Dominican Republic you may think of sandy beaches and a gorgeous tropical lifestyle. And this is true. But there is another side to the country, a completely impoverished people that are often ignored. Makarios International provides educational resources to the people of the Haitian Islands.

Not only does Dominican Joe support the farming community of the D.R but they also support other local non profits on a regular basis. In addition they partner with several local business such as Torchy's Tacos, Sweet Leaf Tea and Empanadas La Boca amongst others.

What I love about Dominican Joe is their variety in drinks and food. Don't feel like coffee today, no worries, grab a Mojito Limeade or Cranberry Gingerale. The selection is great, and best part it's local. I'll meet agents or clients here any day rather than hitting the typical chain.

If you're in the Downtown/South Congress area stop in for a treat, the comfy atmosphere coupled with fantastic menu will keep you there for a while.

So how does it work? Simple - a menu is set each week, you go online and order and the food is delivered to your destination of choice!

And trust me it's worth it - I was treated to her amazing Cocunut chicken soup, I'd show you a picture but I scarfed it down before I could even think of taking a picture. And it was packaged so well!! She delivered two containers, one had these amazing noodles and chicken in it with a section for the garnish and limes. The other container included the soup with a side of toasted cocunut flakes. I'm not sure I could get better than that in a resturaunt without paying a healthy price tag to be honest. And best it served anywhere from 4 to 6 people depending on how generous I was with my portion sizes.

Home meal deliveries are gaining more and more popularity as they become more accessable to the general public. I Lease You Lease We All Scream for Leases! But if you don't normally scream for leases, you may want to think twice.

The lease market is riding high right now - clients that would normally buy a house are shying away and sticking to the leases right now. Houses that are sitting on the market are being leased left and right.

My current lease listing, in Austin Texas, is in a fantastic neighborhood where prices normally range from $3-400K and up! The potential tenants have all been solid potentials that would normally be buying a house right about now.

So why is it that agents are still treating their lease listings like the step children of the MLS?

One picture? No pictures? Horrible scary pictures? Very little MLS info? Hard to show? Vague directions?

It's like they don't care.

No matter what kind of client you have or what kind of listing you have - they are still your client - be a top notch agent with today's lease and tomorrow that lease may just turn into a buyer or a seller!

Get that house leased! Get your clients a home! Add pictures, discuss decluttering and using what they have to stage it, market the property! Of course you'll be working for less money at first, so be smart about modifying your marketing plan. But either way your professional reputation is still on the line.

Take a Tour Through Historical Hyde Park in Austin Texas

This week I took advantage of the 87 degree weather, grabbed the Olympus and headed to some Austin Neighborhoods! Great opportunity to display some of the local neighborhoods on my sites.

Hyde Park is one of the most well known historical neighborhoods in Austin. It dates back to 1891 when it was developed as a streetcar suburb. Yep streetcars in Austin!

Many of the historical homes in Hyde Park are still standing and standing well, some are residential homes some are B&B's. The area is characterized by lush tree lined streets, victorian and bungalow house and an eclectic culture both in it's residences and it's public hangouts.

Using Active Rain as a Nationwide Home Search Resource

I was just able to use Active Rain as a nationwide home search resource.

A friend and client went to Arkansas and Missouri on vacation. They fell in love with Tablerock Lake. So of course upon returning to the real world they wanted to look at the home values for this Lake.

She assumed as a REALTOR my Austin home search source covered the world - right? My response, well no but I can find you a site to search very easily. I am networked with thousands of agents around the nation and globe on a site called Active Rain, no sweat!

And sure enough it was easy - upon going to the Missouri list of agents right there in bold was Carrie Higg's blog on Tablerock Lake - how convieniently specific!

So once again, Active Rain, a great tool in a REALTORS kit!

Taking Home Staging to a New Level - Faux Home Owners

As a real estate professional I am and most likely always will be in favor of home staging. It makes a huge difference to buyers when they walk in a see a warm inviting house that could potentially be their home. And this is especially important if the house is vacant.

So along the same lines - a new theory in home staging has come in to play - you may or may not have heard of it. Faux home owners. The target: vacant luxury homes on the market.

Here's how it works. A luxury home is vacant and on the market. A tenant moves in at a deeply discounted rate. They pay rent, they pay utilities, they bring their own furnishings and make the house look immaculate and inviting. They coordinate showings with agents and if the house sells they have to be out by the closing date.

If their human prop lifestyle works to sell the home the faux home owners make a bonus off the deal.I've already heard about this happening in Austin Real Estate - and yes California too.

This reminds me of when I heard rumors that out of work actors were being used as props for dinner party scenes etc in open houses.

What are your thoughts - yay to faux home owners as staging tools or nay to the whole idea?

Texas Summer Creates Air Conditioning Nightmares - Lessons Learned in the Heat of it All.

This has been a nightmare of a summer here in Austin Texas. The multiple days of three digit temps is not only frying our nerves but our electric bill as well.

The other day a friend on facebook commented that his metal roof was creating a nice little oven for he and his family. I know metal roofing has been a big trend in home remodle of late, but normally the insulation will keep the home from turning into a metal oven. After some investigating he found out his insulation was not installed properly a couple of years ago and as a result it wasn't doing the job it should!!!

Lesson learned, have that insulation inspected if your house isn't cooling off!

Friday, home warranty company, Old Republic provided lunch for our Tech class. According to the rep they have had a record number of calls for service on air conditioners. As a result their service call time like every other company has slowed down due to the overwhelming number of calls.

However, many of the calls have been because "the house isn't cooling off like it should". The culprit of this issue can often be dirty coils, which Home Warranty companies normally will not address. You have to have a handyman/AC repair clean those. Once the coils have been cleaned if your AC still isn't working like it should at that point the Home Warranty company needs to be called to come service the unit.

If you have babies, children, handicapped or elderly in the home and your AC stops operating, make sure you call this into the Home Warranty or the AC repair service as an emergency. This will likely speed up the process and get the serviceman out to see your AC sooner.

But ultimately, give that AC a break, set it on a higher temp and turn on those fans. This can elivate it being overused adn will help your electricty bill tremendiously.

Housing for the 55 and Over Generations

The demaind for housing suitable for the 55 and over generations is increasing here in Austin Texas.

I noticed when I first moved to Austin the lack of homes geared toward's the retiring generation. The reason I noticed is because my mother is always in the forefront in my mind in regards to housing. She'll move here ONE day - or so she says - but it's hard to appeal to her needs when you have a large number of affordable homes built on a steep driveway, with stairs leading to the front door and an obsticle course within that front door. And it doesn't help matter when builders seemed to only focus on those 2000+ square foot homes.

As the demand for housing, appropriate to the 55 and over home dweller, climbs I am noticing more and more homes within Austin real estate being remodled or built with the retiring senior in mind. In fact Mueller Airport Develeopment here in Austin announced earlier this year that they will begin a 200 unit project with the over 55 buyer in mind.

It makes perfect sense, Austin is a great community for retirees and more and more families are seeing the need to be closer to each other, therefore more grandparents are moving to the area. Also you may be 40 today but if you plan on holding on to your property for the next 15 years, guess what? Well you can do the math.

So when you are building or updating your home keep a few senior friendly features in mind.

Showers that don't include a ledge to step over - the walk in shower is climbing in popularity and the demand is growing.
An area to enter the home that does not include steep stairs. Ramp ways can prove valuable for children and strollers as well, so that's a win for everyone.
Patio and porch area. It's a natural phenominom that as we get older we wish to relax in comfort and nature. Putting a huge emphasis on a playground may be great in the short term but not so great in the long term.
Counter tops and cabinets that are easily accessable.
A mother inlaw floor plan. This is also a great feature for guests. Once again, multi use can be a huge asset to your home.

Thinking ahead on how to position your home in the Austin Real Estate market, can be a vital piece of the puzzel for a home owner and investor.

Your Lender, Your best friend.

In today's buying world a good lender can be your best tool in your home buyer's kit. I find this to be a good tip for both real estate professionals and buyers!

The other day I went to lunch with one of my lenders. It was a great way to connect and find out what is really happening in the world of lending. She was able to tell me some do's and dont's for potential buyers based on what she is seeing right now.

I often advise buyers to look to their lender as a financial counselor, not just the money man so to speak. A lender will know what kinds of loans are harder to get in today's economy based on what they have had to battle in their own underwriting cases.

As a REALTOR we should be establishing a strong relationship with a network of lending professionals - not only to help those clients that don't currently have a lender, but as a source of valuable information in the lending world. What a great way to have up to date information at your disposal!

Be direct with a lender, ask them what kind of properties they are having a harder time lending for. Ask them what kinds of loans are harder to receive. Ask them to educate you in their world of numbers, rules and precentages. The more you know and understand the better equipped as a buyer and real estate professional you will be.

And most importantly ask around!! Find a reputable and hard working lender - you wouldn't hand your money over to a financial planner you haven't checked out first - well I hope you wouldn't. This is going to be your loan counselor after all - you want to pick someone who knows what they are doing and can advise you and your clients in the right direction - not just "make the deal happen".

4 Places St. Louis Real Estate Agents Say, “Don’t Go Cheap!”

I thought this was a great post - from Saint Louis agent Ralp Fisher. When buyers look at homes cheap updates on key features that deal with the integrity of the home is an instant turn off!

As most St. Louis real estate agents will tell you, remodeling, decorating or repairing your home can go a long way towards getting it sold. For that matter, it can add value to your property in case you want to sell later - that is, if you don't choose the wrong places to buy cheap:

Windows - Never buy a window based on which one is cheapest. You want windows that look good, and, as most St. Louis real estate agents will recommend, you want energy-efficient windows. During 2009 and 2010, you may be eligible for a Federal Tax Credit for Energy Efficiency of up to $1500 when you purchase Energy Star windows.

Paint - Paint is one of the biggest places people skimp when it comes to cost, and a big no-no. Cheap paint may take several coats to look right; those several coats can end up leaving blotches and runs. In addition, cheap paint has a tendency to peel or wash off under light cleaning. If you're going to add painting to your remodeling or repair work, quality is always better.

Doors - Whether it's for a shower or a screened-in porch, the door you choose can make all the difference. A rickety shower door falling off the railing is a big "don't buy" sign. While you don't want to blow your whole budget, the doors throughout your house should be of quality material. Likewise, a solid front door adds to the curb appeal and security of your home. Some exterior doors also qualify for the Federal Tax Credit for Energy Efficiency. Find out if your exterior door qualifies for an Energy Star Rebate or Tax Credit.

Flooring - Unless it's expensive carpet on sale, cheap flooring never looks like anything but cheap flooring. Low cost carpet and wood flooring seldom has high durability and is likely to wear out before you're ready to replace it again. Take the time to find quality flooring at a price you can afford - don't go cheap!

Many St. Louis real estate agents will push quality, but the biggest point they'll push these days is - go green! It may not be the cheapest option, but the benefits in efficiency and property value more than make up for the cost.
