      <title>Solving the Home Sale Pricing Puzzle - 8 Considerations for Sellers</title>
      <description>&lt;p&gt;Most sellers have an emotional connection to their home and feel it deserves top dollar when being sold. Everyone naturally wants to get the most money for his or her product, but &amp;quot;sellers must not be hasty with this all-important decision. &amp;quot;Indeed, the most common mistake that causes sellers to get less than they hope for is listing the sale price too high.&amp;quot;&lt;br /&gt;&lt;br /&gt;&amp;quot;Listings reach the greatest proportion of potential buyers within the initial days and weeks after hitting the market. If a property is overpriced early on, it will be dismissed - or outright missed - by prospective buyers and may result in price reductions that will reflect poorly on the listing. Overpriced properties languish on the market, and most end up selling at a lower price than would have been realized had it been priced properly in the first place.&amp;quot;&lt;br /&gt;&lt;br /&gt;To help would-be sellers foster maximum profits with their real estate transaction, we offers these insights on the various elements that must be considered when establishing a fair, competitive and marketable sale price for a home:&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;1. Square footage: &lt;/strong&gt;Total square footage is an important consideration when establishing a home&amp;#39;s sale price, but this is usually just a starting point for buyers who will use it to narrow down the field, but make an actual purchase decision based on many other factors. There are some general rules of thumb to know when considering a home&amp;#39;s price per square foot, such as smaller homes generally get a higher price/foot than large homes, and single stories will sell for a higher price/foot than a two story.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;2. Location within community:&lt;/strong&gt; Homes that back up to a busy street get, on average, 10-20% less than homes elsewhere in a neighborhood. Anticipate this type of obstacle and factor it into the original sale price to avoid inevitable price reductions down the road, which reflect poorly on the listing and will likely cause it to sell at a lower price than would have been realized had it been priced properly at the onset. Quiet cul-de sacs, golf or water frontage, lots that offer privacy are value adds that can certainly justify a higher sale price than other homes in a community - or be leveraged as an advantage against competing listings.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;3. View or lack thereof: &lt;/strong&gt;Whether it is the ocean, a downtown skyline, the mountains, water or some other desirable landscape, buyers are willing to pay a premium for views and a home should be priced accordingly. Just be realistic. A view that can only be had by standing on the counter from the second story looking out the window to the left simply doesn&amp;#39;t count, and it&amp;#39;s inadvisable to dupe a prospective buyer by adding this to the listing&amp;#39;s MLS description. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;4. Upgrades and features: &lt;/strong&gt;It&amp;#39;s a simple formula: upgrades = sold. For a home to sell quickly and for the price desired, it must be &amp;quot;finished&amp;quot; with as many structural and interior design upgrades as possible and nothing&amp;#39;s too small to leverage in establishing a home&amp;#39;s price point. From crown molding to faux paining to door handles and cabinet handles/knobs with modern finishes, to more obvious upgrades such as appliances, window, counter, cabinet and floor treatments, to swimming pools and surround sound wiring any functional or beautification enhancement to a home are considerations in establishing its true value and strategic sale price. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;5. Community amenities: &lt;/strong&gt;Guard-gated communities or those with amenities such as a clubhouse, swimming pool and/or fitness center are also elements that often raise a home&amp;#39;s price per square foot. When pricing a home without these benefits, know whether you are competing against other homes that do offer such value adds so that you can price your home as aggressively and competitively as possible.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;6. Comparable sales: &lt;/strong&gt;Price your home referencing sold comparables -price per square footage of other homes that have already sold in your community - &lt;strong&gt;up to 3-months old maximum&lt;/strong&gt;, as looking beyond 3-months is simply not a realistic portrayal of current market conditions and may steer you in a wrong direction. It&amp;#39;s also as important to compare your listing to active competing listings - homes currently for sale, which is the best tool for honing an effective pricing strategy - particularly for highly motivated sellers.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;7. Professional appraisal: &lt;/strong&gt;Sellers often frown on the idea of paying for an appraisal before there&amp;#39;s even an offer on the table, but doing so is actually one of the most important things a seller can do in pricing a home relative to current market conditions. Want to sell the home quickly? Price it at or below the appraised value as buyers are educated, are shopping deals, and will recognize your fair price and be more apt to pay it with less haggling.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;8. Current mortgage conditions: &lt;/strong&gt;The current mortgage market has tightened its proverbial belt and many lenders now require higher credit scores coupled with higher down payments, which can cash strap a buyer who will most definitely be holding out for the best deal possible. Every seller naturally wants to get the most money for his or her product, but a savvy seller will understand the mortgage industry&amp;#39;s impact on the buyer and will price accordingly.&lt;/p&gt;</description>

C-470 to I-70&lt;/strong&gt;.Once you are in the South Evergreen and Conifer areas, you will find that, on average, the lot sizes are more generous, the topography changes with many areas enjoying big views and privacy. A few of the most &lt;strong&gt;popular areas of South Evergreen are&lt;/strong&gt; a number of subdivisions in the Brook Forest area, Evergreen Highlands, and Evergreen Meadows.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Brook Forest&lt;/strong&gt; and those associated subdivisions - There are quite a few separate subdivisions along Brook Forest road, as it ambles several miles going West off of Hwy. 73. Depending on the specific subdivision, homes will range in size from 1500&amp;#39; to 5000&amp;#39;, and prices will range from $180,000 to a small, newer and gated subdivision that has custom homes priced in the millions. The age of the homes is also in a wide range, with some of the original construction going back as early as the 1920&amp;#39;s.The vast majority of construction was done during the 70&amp;#39;s and 80&amp;#39;s, with a good percentage of new construction during the 1990&amp;#39;s to recent date. Again, the residents are as varied as are the sizes and construction styles. Acreage sizes also vary, but most have at least 1 acre +.Some of the names of the subdivisions are Brook Forest Estates, Buffalo Park Estates, Blue Creek Estates, Evergreen Hills, and Alpine Hills. Again, affordability is found in any number of the neighborhoods in these areas.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Evergreen Highlands&lt;/strong&gt; - This subdivision originally &amp;quot;broke ground&amp;quot; during the mid-60&amp;#39;s, as one of the three subdivisions that former Colorado Governor Roy Romer developed prior to his entering politics. The 250+ lots in this neighborhood are all on 2 acre minimums, with a few lots at 3-5 acres in size. Very individualized homes, the views will vary dramatically from site to site, depending on the exposure and location, be it on the West or East side of the subdivision - either big Mt. Evans views on the west, or fantastic &amp;quot;city lights&amp;quot; from the West/Southwest! The homes range in size between 2000&amp;#39; and 4500&amp;#39;, averaging about 3400&amp;#39; - 4000&amp;#39;.Prices range between $350,000 to $700,000, averaging at approx. $450,000 to $550,000.The residents are again a mix of families and executive couples/empty nesters. Very easy access to Denver via North Turkey Creek to Hwy 285 to C-470.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Evergreen Meadows, Evergreen&lt;/strong&gt; - Just a mile or so further south on Hwy. 73, this is another of the three subdivisions developed by Roy Romer. Set on both sides of Hwy. 73, the right (west) side was developed first, beginning in the mid to late 60&amp;#39;s, with the majority of homes built during the 1970&amp;#39;s.These are also on 2 acre min. sites, with many in &amp;quot;the back&amp;quot; (west) side of the development boasting of very big Mt. Evans views and some larger acreages. The left (east) side of the development was built generally during the last 70&amp;#39;s and into the early/mid 80&amp;#39;s, with a few later built homes as well. The vast majority of the homes have a westerly exposure, and depending on how high up the home is, will enjoy those big Mt. Evans views as well. Prices range is between $300,000 (for some of the older/smaller homes), to over $1,000,000 for those homes with bigger views and bigger lot sizes. The average price will be approx. $450,000 to $600,000.&lt;/p&gt;&lt;p&gt;Moving on South to &lt;strong&gt;Conifer, &lt;/strong&gt;on Hwy. 73, as joins/dead ends at Hwy. 285, the subdivisions here are vast and numerous as well. &lt;strong&gt;Access to Denver&lt;/strong&gt; is directly onto Hwy. 285, going north to C-470.A couple of the most popular subdivisions in the Conifer area are Conifer Mountain, Belle Meade, and Kings Valley.&lt;/p&gt;&lt;p&gt;Conifer Mountain - This is the third development by Roy Romer. Covering hundreds of acres, the homes in this subdivision are set on 2-acre minimums as well, with again many homes on larger lots. And as seen in the afore mentioned areas, the views will vary widely, depending on which &amp;quot;side of the mountain&amp;quot; the homes are located. The area was developed largely during the 80&amp;#39;s and 90&amp;#39;s, with some homes built as early as in the late 70&amp;#39;s.For the most part the homes all enjoy wonderful views to Pike&amp;#39;s Peak, and the South East part of Denver.       <description>&lt;p&gt;Denver squeaked out the No. 1 ranking in a national report on home prices released Tuesday, Oct 30, 2007.&amp;nbsp;&lt;/p&gt;&lt;p&gt;Denver-area homes gained 0.3 percent in value from July to August.&amp;nbsp; This is the start of the positive market trends in our market.&lt;/p&gt;&lt;p&gt;Although a small appreciation rate, it was good enough to make Denver top in the nation during that period. The 20 cities ranked showed an overall average decline of 0.7 percent. &lt;/p&gt;&lt;p&gt;It looks like Denver may be one of the first markets in the turnaround mode.&amp;nbsp;&amp;nbsp;Denver has had five positive months of price movement in a row.&amp;nbsp; This will be followed as the winter months continue, we shall see less inventory and in the spring will be the pulse of the market.&amp;nbsp; &lt;/p&gt;&lt;p&gt;The &amp;nbsp;Denver -real estate&amp;nbsp;market&amp;nbsp;stumbled earlier than most cities in the country and in recent years never saw the &lt;strong&gt;double-digit&lt;/strong&gt; price appreciation experienced by other formerly hot markets on the coasts and places such as Phoenix and Las Vegas. &lt;/p&gt;&lt;p&gt;Nevertheless, the new-home market in the Denver area is still suffering through its worst period in more than a decade.&lt;/p&gt;&lt;p&gt;There are pockets of robust price appreciation in Denver. &lt;/p&gt;&lt;p&gt;Cherry Creek, Highlands and others may have risen too fast.&lt;/p&gt;&lt;p&gt;Denver-area home values falling less than the rest of the country.&lt;/p&gt;&lt;p&gt;Denver&amp;#39;s housing downturn started around 2001, and the area dodged &amp;quot;the 2006 housing bubble bursting in other parts of the country.&amp;quot; &lt;/p&gt;&lt;p&gt;Denver housing is very close to the turnaround, no one predict the exact timing of a down market and when things will turn but know that Denver is ahead of the curve from most of the country, our foreclosures have dropped compared to a year ago even two years ago.&amp;nbsp; &lt;/p&gt;&lt;p&gt;Rising adjustable-rate mortgages will mean more foreclosures through 2008, which will dampen appreciation at the &lt;strong&gt;low end&lt;/strong&gt; of the market and continue media spins but remember our markets are local and the effect is seen at a lower price and&amp;nbsp; not affecting more-expensive homes.&amp;nbsp;&amp;nbsp; &lt;/p&gt;&lt;p&gt;There will be another year for buyers to buy, But a lot of people are going to wait until all of the doom and gloom is over which may be too late for the best deals, and they are going to end up paying more. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>
