Most buyers in Branson, MO are looking for an affordable lake home usually under $200,000. Right now there are 95 lake view and lakefront homes available. Out of those some seem to be overpriced compared to others. I had to make a list for a buyer prospect this morning, and out of these I picked 23 that looked to be in good condition and close to the water! I had to post a blog about this home since we had all of these listed at one time back in 2007. We have had this lake home listed since early September of last year. Of course selling a lake home in the dead of winter is always a challenge, So our builder Marlin Constance has thrown in some great incentives to buyers! You have to agree it is a fabulous thing to be in the shoes of a first time buyer. Interest rates are incredibly low, and no you do not necessarily have to have money down. You can still get the $8,000 tax credit and get a 100% loan.
Are you eligible? Here are the facts-
1. You must purchase a home this year for the tax credit to apply. (Now-Dec.19th 2009)
2. Your income must not exceed $150,000 (for a married couple) $75,000 (for a single person)
3. You must live in the residence for 3 years.
4. This tax credit is available to anyone who has not owned a home in 3 yrs. (that could be you?)
5. Do you have to pay it back? No. A couple days ago the tax credit was for $7,500, paid back over a period of 15 yrs. Now it has changed to $8,000 that you do not have to pay back.
Use this extra money to buy furniture for your home, pay some bills, and celebrate. Or, whatever you like!
This is a great incentive and I hope many buyers will take advantage of Branson's low prices, low interest rates, and high inventory of homes. This will be a year of change for Branson as we know it. So many new things will no doubt cause one of the biggest ripples since the "boom" of the early 90's.
For starters, of course, The Branson Airport opening with the air show May 9 and 10th. The Thunderbirds will be there and I have already have my tickets .www.BransonAirShow.com. Don't put it off, there will be a crowd. The Big Spring event prior to this is going to be held downtown at the Convention Center is The Great American Pie Show. Al Roker of "The Today Show" is one of the celebrity guest judges. This is April 24 and 25th.
For the classic car lover/collector, Engler Block has announced a change of venue. The 59,000 square foot building will begin housing classic and collector cars. Rennovations should begin later this Spring. Of course, Silver Dollar City will open March 19th for Family Spring Break and open continually beginning April 4th w/ World Fest. Most of my buyers are interested in the foreclosure market. However, many of the homes need lots of work and sometimes the deal does not make sense when you have to turn around and sink money into repairs. I've been showing them lately, and have eliminated some of them from my lists since a few just should be torn down, full of mold, etc....Sometimes the banks are willing to deal but it does take time for them to do so, If you are patient and willing to bid several times to get them down in price, then buying one of these may be for you. It is all a numbers game (how long it's been listed, how much is owed on the loan) and sometimes you have to get pre-approved by the bank that owns the home before making an offer. So yes, it's a little harder. Sometimes it's worth it!
There are deals to be had in the Branson area. I put them into two lists.
Lower end below 200K -16 Single Family Homes (Lake Cabin on John Deere is a great buy!)
I just heard Fannie Mae is really wanting to turn loose of their inventory since there will be more on the market this year.
As far as other homes we have 1287 Single Family Homes on the market in Stone and Taney County.
There are 109 Foreclosed homes in Stone & Taney, not much compared to the whole market....a lot of them as I mentioned are in major need of repair or were built bad to begin with in newer subdivisions where builders did some careless work. The list above are the main ones to would focus on.
It seems at the time there are not enough bank owned properties to satisfy buyers right now, but think of this this way, it's a declining market across the board. Why not investigate properties that have been listed for 1-2 years? You just might be saving someone out of foreclosure, the homes are in better condition, there is a seller's disclosure, and it could be a win win for everyone...If you would like to look at homes that have been listed for a long time, I would be glad to send that to you. This Monday started out as any Monday, planning to do floor duty, packing a lunch thinking I will be there all day to work on print ads. Well, things must be changing with the market here, or buyers are finally getting in tune with the lower than low interest rates...What are they 4.8% or so? The phones were ringing off the hook and usually Mondays have been very slow since most lookers are on their way back home from Branson. Had a new client that was using our web-site BransonHomeExpert.comfor a long time, decided to interview for a job and look for real estate in the same trip, his first time here. I showed him some great condos, starting with Stonebridge, where you can get a two bedroom with lock-out for 88K,(click link**) very nice! You also have a gated community and a golf course. Beware of some of the condos here. (I mean the new part of Stonebridge) We had looked at few new buildings and some of the units were foreclosed...major leaking problems some of the buildings were covered with blue tarps! Not a good sign!! So we quickly left there and looked at some on Indian Point(click link**) near Silver Dollar City. They come with a lake view, granite counters and will have an indoor water park as part of the amenities all for $109K. Not bad! I think he likes those the best...after that I had to show a home to someone else at 5pm, so I'm about done for the day...Thanks to Cole for following me on my blog, that's awesome!
