This has been a busy fall season. Typically This is the slowest time of the year for real estate. Between Football Season, Baseball Playoffs, and Kids going back to school there are plenty of distractions. Inventory has been slowly increasing here in Manatee County however the amount of homes for sale has been keeping pace with the Homes that have been sold, and going pending. Recent uncertainty with the stock market, the government shut down, and changes to the Flood insurance have been factors that could be slowing the market down somewhat. Wall Street Journal reported today that the amount of seriously delinquent loans is still a major concern despite news of improvements in the real estate market. Demand for bank owned homes, short sales, and regular sales have never been higher that what we have seen in the past two months. Inventory of homes for sale in Manatee and Sarasota county have hit their lowest level in years. As of the first of April, there were less than 3,500 total units for sale in Manatee county. This month President Obama is announcing a new program to help homeowners who want to refinance their home loans to today's lower interest rates but have been unable to do so due to being underwater. Right now in Manatee county almost half of the homes that have mortgages on them owe more than the current value. Well I sure hope that Wells Fargo gets faster about giving short sale approvals and gives adequate time to close them! With no ability to get extensions buyers who need financing on their short sale purchases need to be extra diligent to getting their loan commitments on time to meet the approval time frames provided from the lender.

It is always a good day when we close a successful short sale transaction. This one in Heritage Harbour in east bradenton, was a wells fargo first mortgage and a second mortgage with Bank of America. What was unique about this deal was how challenging the two lenders were to get to an agreement. The time frame for approval from contract date to bank approval was 93 days. Pretty typical time frame for a short sale with Wells Fargo. What was illogical to me was wells fargo not cooperating with the second position lender (bank of america) to work out … (2 comments)

This past 4th quarter has been busy as compared to the previous year. This can be attributed to the 8,000 first time home buyer tax credit, and also to the lower overall sales prices. In December there was 442 SALES compared with December of 2008 when only 328 homes closed. Pending sales have also increased with December's having 481 homes go pending, compared to 348 in December of 2008.
Overall inventory has seemed to level out through the last quarter of 2008 with inventory hovering around 4,700 total units. From my unofficial perspective the typical jump in inventory for … (1 comments)

We have been living here in Waterlefe golf and river club since 2003 and the annual holiday golf cart parade is an event that we look forward to every year. Last year there was over 25 carts, and about 10 motorcycles, all decked out with holiday decorations, and plenty of lights. Even Santa Clause was there too! The parade starts at 6pm in front of the river club. From there the route will lead through the majority of the neighborhood.
