This past 4th quarter has been busy as compared to the previous year.  This can be attributed to the 8,000 first time home buyer tax credit, and also to the lower overall sales prices.  
In December there was 442 SALES compared with December of 2008 when only 328 homes closed.
Pending sales have also increased with December's having 481 homes go pending, compared to 348 in December of 2008.
 
Overall inventory has seemed to level out through the last quarter of 2008 with inventory hovering around 4,700 total units.  From my unofficial perspective the typical jump in inventory for … (1 comments)

Sales are up in Manatee County. Inventory is down 35% down from last year.  The listing inventory in certain neighborhoods has dropped even more.
Here's why...(my opinion of course....)
 
1.  Federal income tax credit
 This is stimulating the entry level price ranges.  In my market this is 50,000-250,000.  This price range is getting fierce.  Two offers last week went into multiple offer situations.  Buyers who are trying to take advantage of the tax credit have really only 5 weeks to find, make an offer, qualify, and hopefully close within the 11/30 deadline.  These buyers are out in force, and are … (0 comments)

I have now have closed a lot of short sales in the past three years. My words of wisdom for buyers, and sellers who are considering a short sale.  Short sales can be a great deal typically selling for 10-20% below current market value. BUT, they have a tendency to frustrate buyers, and sellers in the process.

Today's news about the big upswing in the stock market, and the 20 percent increase in sales confirms what i have seen in the last month.  Sales locally have been brisk, and the traffic to my listings has really picked up.  This is of course "peak season", so I hope that this trend will continue to pick up.  This combined with the decreased listing inventory should cause home values to start to level out.  Really what is needed is more mortgage reform with higher loan amounts.  The market above 400 is really slow.  Most of the activity is in the "entry … (0 comments)

Bailout, or Stimulus aside, I am noticing a general improveemtn in the success ratios on short sales in the past 60 days.
I was able to close a Short Sale in Bradenton, FL in less than 100 days.  This was remarkable not for the length of time to close, but because this seller was CURRENT on the mortage, currently employed, and had considerable savings and assets.
I have now closed three transactions where the sellers were current with their mortgage payments, and employed.  I am finding that the hardship requirements have become much more flexible in the past few months.

As I suspected the sales in bradenton where up overall compared to last year,  Not as good as the cape coral, fl market that had a 41% increase!  But, I was busy,  too busy to tend to my blog. 
It seems like the market just slowed down much faster than usual.  Summer time typically has the buyers that are looking for upgrade, or relocation during the summer recess from school.  These buyers are few and far between.
Most of the buyers that I have been dealing with are buying Cash, or if they finance they are overly qualified buyers.  It seems … (0 comments)

I was able to confirm that buyers who have purchased and sold a home in florida in 2007 would be able to take advantage of the portable homestead benefit. Of course that is if it passes.
Which it should since the entire law was written to pass since most voters are homesteaders.
 
This could help get our real estate market out of the funk and help some sitting on the sideline to jump into the market sooner then later.
 
I have a few customers that will save 4000-6000 by the law change.
