You've probably seen the television shows in which a homeowner--desperate to sell their home--enlists the services of a property enhancement or "staging" company. In recent years, the number of staging companies in Colorado has grown from fewer than a dozen to over a hundred. While embraced by some realtors, others are prone to see staging as just another trend. Just as virtual tours were once the exception and not the rule, staging a home is quickly becoming a popular marketing tool. Vacant homes especially benefit; instead of looking abandoned and forgotten--which certainly results in low-ball offers--they can look warm and welcoming.

As a real estate stager, I would love the opportunity to speak directly to sellers. But more often than not, my first contact is with the listing agent. This creates a situation where it is up to him/her to sell my services. Agents have enough on their plates already, so I would like to provide responses to some of the statements I hear from sellers regarding staging their homes: "I can't afford staging." A home that sits on the market month after month can be an incredible financial burden on the sellers. This is especially true if they have already moved out. Staging will make the
