Amazingly enough, it's that time of year again!  The Annual Gearhart Fireman's Ball is scheduled to take place this upcoming weekend.  The celebration will be grander than ever in light of the fact that this is the 50th. Anniversary of the ball, the largest fund raising event supporting the all volunteer fire department that services our little coastal community. 

The Fireman's Ball is a festive gathering that launches the high season.  It's truly the social event of the year that brings together the young & old, the locals & the tourists together under one exceedingly large tent erected to support the event.  Patrons enjoy libations, card games, music, dancing & visiting all while supporting this worthy cause.  This fundraiser takes on greater significance now that the department has expanded to include the new West Lake satellite location to better serve our outlying communities.

The Mack-Daddy of All Open Houses 

Last summer I had the unique experience of showcasing one of my listings, a real architectural gem, in the local Historical Home Tour.  The experience was overwhelmingly wonderful & offered a unique opportunity to expose Astoria's Crown Jewel to a massive amount of people.  It was estimated that over 200 people toured the Henry Hoefler home on that beautiful summer afternoon.  Suffice it to say, this was the largest open house that I've ever experienced!

Fast forward 8-months - Imagine my surprise when I recently received a call from an agent proclaiming to have offer in hand.  This was especially amazing in light of the fact that he hadn't shown the home.  Ironically enough, his client had been one of the many that fawned over the details of this wonderful home while attending the home tour.  I specifically recalled the gentleman as he was apart of an extended group of folks touring the home.  I have a recollection that he kept disappearing while exploring the nooks & crannies of this fine home.  I'm thrilled to report that on Friday, the keys change hands & the home will be entrusted to a new steward.

I firmly believe that this sale would have never been consummated had I not had the home on the tour.  This fact further reinforces my conviction that Open Houses sell homes!  I'll keep doing them despite the naysayers who don't!

Things are happening in Warrenton, OR.  Who would have thought that Warrenton would be the home of one of the largest Costco's, let alone Staples, Home Depot, a Goodwill Super Store & more!  The economic growth that's concentrated in the Hwy. 101-corridor is a sign of changing times. National corporations and their support teams have analyzed the demographics & have decided that Warrenton is the place to be in the new economy.

Equally as impressive is the Warrenton housing market, which continues to soar with the introduction of quality affordable homes in newer subdivisions like The Orchard & Juniper Ridge. Warrenton remains a sought after destination by today's discriminating buyer's that are drawn to affordable land prices, newer homes and lower property taxation rates.

I've reviewed the new home sales trends & was surprised to note that the $ 221,000 to $ 231,000 price range is where the lions share of the activity was this past year. Equally as interesting is the fact that there weren't any sales in the: $ 232,000 to $ 242,000 pricing structure.  I predict that we'll see more activity in the two lower price ranges in fiscal 2011 with the introduction of more bank owned homes hitting the market combined with seller distressed short sale transactions.

Warrenton Dog Park Friends!

On a sunny March afternoon, I decided to explore one of our wonderfully unique community features. Much to my surprise, I discovered a hidden gem for local dogs & their owner's.  Needless to say, I was much impressed with this unique park, apparently the only one of it's type on the Oregon Coast.  Also impressive is the fact that this park is the result of a small contingent of animal lovers who lovingly pursued grant funds & local community support. This core group of devotees is also responsible for improvements & repair and solicite donations to support their noble cause for man's best friend.  Once again, volunteers make it happen!

The 2/3 acre fenced park is impressive!  It features a cement entry with double gates that leads to two separate areas, one for larger dogs & one for smaller dogs.  Other appointments include benches, a dog washing station & plenty of play room for the visiting canines & their owners.  The common love of man's best friend breaks down the communication barriers as visitors engage with one another.

 Gearhart Oregon On A Snowy February Morning

It's a rare occasion that we experience snow on the North Oregon Coast.  We awoke this morning to a nice dusting of snow covering the ground.  More is expected to visit today.  This is a far cry from the "Snow Bomb" Portland area news commentators predicted.  Nonetheless, we'll enjoy it while we have it!  Just another day at the beach in beautiful Gearhart Oregon.  Come to visit us soon!
