Amazingly enough, it's that time of year again! The Annual Gearhart Fireman's Ball is scheduled to take place this upcoming weekend. The celebration will be grander than ever in light of the fact that this is the 50^th. Anniversary of the ball, the largest fund raising event supporting the all volunteer fire department that services our little coastal community.

The Fireman's Ball is a festive gathering that launches the high season. It's truly the social event of the year that brings together the young & old, the locals & the tourists together under one exceedingly large tent erected to support the event. Patrons enjoy libations, card games, music, dancing & visiting all while supporting this worthy cause. This fundraiser takes on greater significance now that the department has expanded to include the new West Lake satellite location to better serve our outlying communities.

The Mack-Daddy of All Open Houses

Last summer I had the unique experience of showcasing one of my listings, a real architectural gem, in the local Historical Home Tour. The experience was overwhelmingly wonderful & offered a unique opportunity to expose Astoria's Crown Jewel to a massive amount of people. It was estimated that over 200 people toured the Henry Hoefler home on that beautiful summer afternoon. Suffice it to say, this was the largest open house that I've ever experienced!

Fast forward 8-months - Imagine my surprise when I recently received a call from an agent proclaiming to have offer in hand. This was especially amazing in light of the fact that he hadn't shown the home. Ironically enough, his client had been one of the many that fawned over the details of this wonderful home while attending the home tour. I specifically recalled the gentleman as he was apart of an extended group of folks touring the home. I have a recollection that he kept disappearing while exploring the nooks & crannies of this fine home. I'm thrilled to report that on Friday, the keys change hands & the home will be entrusted to a new steward.

I firmly believe that this sale would have never been consummated had I not had the home on the tour. This fact further reinforces my conviction that Open Houses sell homes! I'll keep doing them despite the naysayers who don't!

Things are happening in Warrenton, OR. Who would have thought that Warrenton would be the home of one of the largest Costco's, let alone Staples, Home Depot, a Goodwill Super Store & more! The economic growth that's concentrated in the Hwy. 101-corridor is a sign of changing times. National corporations and their support teams have analyzed the demographics & have decided that Warrenton is the place to be in the new economy.

Equally as impressive is the Warrenton housing market, which continues to soar with the introduction of quality affordable homes in newer subdivisions like The Orchard & Juniper Ridge. Warrenton Dog Park Friends!

On a sunny March afternoon, I decided to explore one of our wonderfully unique community features. Much to my surprise, I discovered a hidden gem for local dogs & their owner's. Needless to say, I was much impressed with this unique park, apparently the only one of it's type on the Oregon Coast. Also impressive is the fact that this park is the result of a small contingent of animal lovers who lovingly pursued grant funds & local community support. This core group of devotees is also responsible for improvements & repair and solicite donations to support their noble cause for man's best friend. Once again, volunteers make it happen!

The 2/3 acre fenced park is impressive! It features a cement entry with double gates that leads to two separate areas, one for larger dogs & one for smaller dogs. Other appointments include benches, a dog washing station & plenty of play room for the visiting canines & their owners. The common love of man's best friend breaks down the communication barriers as visitors engage with one another.

Gearhart Oregon / Changing Times

Times are a changing in greater Gearhart! The new Gearhart Rural Fire Protection District substation located on Westlake Lane & US Highway 101 was completed recently. The substation will house three fire apparatus bays and a meeting/lounge area for the firemen, all of whom are dedicated volunteers. The new substation will serve the district's northern section which includes the area just to the North of the Gearhart City limits to the Pacific Grange Hall and from the beach to the Lewis & Clark area.

The new station is a fine example of small town synergies. A local family donated the land for the new station, a local Astoria contracting company executed the building & a local bank, Clatsop Community provided the financing for the project. Add local volunteers that provide the fire fighting services & you have a wonderful example of a community in action!

The City of Gearhart Fire Dept. has been proudly serving the community for over 100 years covering a service area of 28 miles.

Gearhart, the place that I lovingly call home! A small, quaint town with a New England flavor. A place where you still feel a calm sense of security far removed from the hustle of the big city. Building codes restrict the commercial development that threatens our small town charm! As such, it's small mom & pop ventures that cater to the needs of our visiting tourists. Pop's Ice Cream Parlor is a wonderful example of our small town enterprises enjoyed by both young & old. Another must see & do is to partake in our annual 4th. of July day town parade, which is a slice out of a Norman Rockwell painting. THE ASTORIA BICENTENNIAL CELEBRATION

Did you know that:

Astoria, Oregon was established in 1811 by the John Jacob Astor fur trading party, and became the first permanent U.S. settlement west of the Rocky Mountains.

City leaders began planning for a huge 200th. birthday celebration as early as 2008. Committees have been actively planning for the event, which will include many educational & community-wide events of interest to the entire family. A permanent exhibit at the Heritage Museum will enlighten us on the founding of Astoria, John Jacob Astor & the race for the beautiful Pacific Northwest.

Clatsop County Real Estate Agents Lend Helping Hands

A contingent of local Clatsop Association of Realtors recently lent helping hands at the newly opened Clatsop Community Action Regional Food bank located in Warrenton, OR. The Realtor’s rolled up their sleeves, donned hair nets & gloves and repackaged two 500 pound boxes of cereal into smaller individual packages. Having the space for repacking is one of the benefits of the new state of the art facility. The CAR organization and it’s Realtor members are committed to further the cause of the food bank that so readily serves 36 countywide agencies that including: food pantries, women’s shelters and the Meals on Wheels program. It was agreed that the real estate agents would assist in the future as it was such a rewarding experience enjoyed by one & all. In addition to the manpower provided, the Clatsop Association of Realtor’s recently donated $ 2,000 in proceeds from their annual fundraising golf tournament.

“Last year, the food bank distributed more than 1-million pounds of emergency food to low-income residents while operating out of their previous borderline-dilapidated building in Astoria. The new building has the ability to freeze 10 times more food and repack bulk foods. It could also serve as an emergency shelter in the future in case of an event like the storm of 2007, stated George Sabol, executive director of Clatsop Community Action at the grand opening ceremony in October.
