Hello,

There has been a lot written about Web 2.0 and the need for agents to embrace the new medium.  I agree agents need to keep pace with the technology as the opportunities are endless.

In my view, it seems a lot of the web vendors who simply want to separate money from agents' pockets, have not kept up with the technology.  Though I have noticed a few are trying to implement new platforms.  I just haven't found anything that "Wows" me.

Nonetheless, I am wondering if the AR community can recommend some cutting edge, reliable vendor(s) who understand Web 2.0 (integrating blogging, social media, etc.) and who serve real estate agents.  I have been working on making some changes and could use some input and help.

There is this perception that the market is terrible throughout the country. 

I know California, Las Vegas, and Florida have really been getting hammered.  I am curious to see how real estate is doing in the rest of the country.  I am doing some informal market research about the real estate in other markets.  Please share what type of market you are encountering. 

For your consideration, in Seattle or the greater King County area, the market is now returning to a neutral market with a slight advantage to buyers.  However, a well priced and well conditioned home is still selling fairly quickly.

This is our market, what about yours?

Actually, I can only think of seven items.  I pondered my personal Top Ten list of inspection items both buyers and sellers encounter but fell short.  

Please help me complete my list of "most common inspection items buyers findso that I can prepare my buyer for next week's inspection.

  1. The furnace needs servicing.
  2. There is water in the crawl space (Really! In Washington?)
  3. The vapor barrier or insulation in the crawl space is missing or needs repair.
  4. There is earth to wood contact on the siding.
  5. The window(s) have a blown seal.
  6. The hot water tank is ending it's life span.
  7. There are two wires tapping into one breaker at the electrical panel.

I look forward learning what other great agents have found.
