After months of indigestion, anxiety and moodswings I finally got loan approval today on a Wells Fargo short sale. I feel like I birthed a baby! I went through the highs of getting a cash offer to the lows of being told the offer wasn't good enough to finally getting the prized bouncing baby bundle the approval letter. So now as I wait for closing I wonder if I will get post partem depression or post approval blues? At least my indigestion has gone down and my tummy is flat! Unfortunately, in the Florida Keys, and elsewhere I would assume, short sales are not closing at as high a rate as foreclosures and other listings. Only 14.46% of Florida Keys short sales closed in the last 6 months as compared to 33% of REO or foreclosure properties. Why is this? First reason I see is that the agent that is handling the short sale listing is unskilled in the process and has not researched and determined IF the owner is eligible for a short sale. Sellers need to interview their list agents and not just call an agent that they have used

Mortgage guidelines for Florida Keys real estate are changing daily, on Jan. 1, 2009 the conforming jumbo loans limit of $729,750.00 was eliminated, it was replaced with a product called High Balance Loan limit for high cost markets. For Monroe County (all the FLorida Keys) we were reduced down to $529,000.00. As part of the new Stimulus Plan the Federal Housing Finance Agency has reinstated the $729,750.00 loan limit for Monroe County. The GSE’s, (Government Sponsored Entities) meaning FHA and VA have not announced this yet, but they will follow.This is good news for anyone wishing to purchase a Florida Keys

Fannie Mae stops cutting real estate commissions in a short sale WASHINGTON - March 2, 2009 - Real estate commissions are now protected in some short-sale transactions. In response to Realtor concerns, Fannie Mae announced that "preforeclosure sales may not be conditioned upon a reduction of the total (real estate) commission," providing the total commission does not exceed 6 percent.
