Sick of Watering Plants?

Maybe you're getting an early start on planning next year's beautiful lawn. Maybe you're just really tired of watering those beautiful plants in your yard. The fact is, plants need water. But according to HouseLogic, there are lots of drought-resistant varieties that need only tiny amounts of water once they’re established, making them perfect for low-energy gardeners.

Susan Gottlieb, an expert on drought-tolerant gardens, says native plants have the best chance of surviving dry summers or whatever nature throws at them.

“Natives have evolved to thrive in your climate without a whole lot of extra work,” Gottlieb says.

Include these five stunners in your landscaping plans, and retire your watering can!

California lilac (Ceanothus): This beautiful shrub flowers in late winter/early spring, emits a lovely fragrance, and shows flowers that run from white to purple. The “Concha” variety is prized for its deep blue blossoms. California lilacs grow best on dry, sloping land or in front of any structure that protects them from wind. They also prefer well-drained soil, and they don’t do well in clay.

Deer grass (Muhlenbergia rigens): Found in many desert gardens, deer grass is a spiky and dependable ornamental. It loves full sun, but also will grow in a little shade. Water every three days until established. After the first year, water only every three weeks.

Salvia, heatwave series: These dependable perennials were developed in Australia to withstand extreme weather. As a bonus, they bloom spring through fall, to the delight of hummingbirds and butterflies. Colors include white, pink, and salmon.

Dusty miller (Senecio cineraria): This low-growing perennial is known for its silver-gray foliage, looks good as a ground cover, and thrives in containers stuffed with annuals. It hates standing around with wet roots, so plant it in soil that drains well.

Tickweed (Coreopsis): These yellow perennials add a burst of sunshine to any garden or border. More than 100 species are long-blooming (so long as you deadhead) and low-maintenance. They range from long and leggy to small and mounded. Also, they are easy to divide, creating many more plants season after season.

More than 30 states host Native Plant Societies, which can guide your selection and help you save water in your garden. To find a local society, check with your local extension agent or with the Native Plant Conservation Campaign, a friend to native and endangered plants.

Should I Rent My House?

Many folks here in central New Jersey are finding themselves asking some form of that abbreviated question above: “If I can't sell my house, should I rent it?” We turned to Keeping Current Matters for some thoughtful insight on the topic. Gil and I agree with KCM's belief that residential real estate is a great investment, but there's a BIG difference between becoming an investor/landlord and deciding to rent your primary residence because you think that could be easier than trying to sell it.

We know that there's been a lot written lately about how buying a home is less expensive than renting one in many parts of the country. Rents are skyrocketing, and homes are at bargain prices. These two situations are also causing some sellers to consider renting their home instead of selling it. They figure that they can get great rental income now and perhaps wait until house values increase in the future before selling. It kind of makes sense in some situations.

Here are some questions you MUST consider if your thinking of becoming a landlord:

How will you respond if your tenant says they can’t afford to pay the rent this month because of more pressing obligations? (This happens most often during holiday season and back-to-school time when families with children have extra expenses).

Because of the economy, over ten percent of homeowners can no longer make their mortgage payment. What percent of tenants do you think can no longer afford to pay their rent?

Have you interviewed a few experienced eviction attorneys in case a challenge does arise?

Have you talked to your insurance company about a possible increase in premiums as liability is greater in a non-owner occupied home?

Will you allow pets? Cats? Dogs? How big a dog?

How will you actually collect the rent? By mail? In person?

Repairs are part of being a landlord. Who will take tenant calls when necessary repairs arise?

Do you have a list of craftspeople readily available to handle these repairs?

How often will you do a physical inspection of the property?

Will you alert your current neighbors that you are renting the house?

Killer Ways to Get Rid of Weeds

It's full-on summer, and time to declare a state of “no mercy” towards the weeds in your lawn. Best of all, you can do it without fancy chemicals; HouseLogic offers solutions using common items around the house.

Looking to get rid of a pile of newspapers you've already read? A carpet of newspaper, which blocks sunlight and oxygen from reaching the soil, will smother weeds already sprouted and prevent new ones from growing. Just throw down newspaper in ten-sheet layers, wet it to hold it down, and cover it with an inch or two of mulch. If weeds begin to grow in the mulch, add more layers, making a mulch-newspaper lasagna, which eventually will decompose and nourish the soil.

Do you have an old shower curtain that needs to be replaced? How about carpet samples from your last remodeling adventure? Spreading these useless items in garden paths (or between rows) will keep weeds from ever showing their unwanted heads. Cover with mulch and watch your garden thrive!

Gil and I suggest vinegar for so many projects! Why? The acetic acid in 5% vinegar will literally suck the life out of weed leaves. It’s most destructive to young plants with immature roots. Cover the plants you want to keep before spraying, because vinegar is an equal opportunity killer. Keep your spray on-target by removing the bottom from a 2-liter plastic soda bottle, and placing it over the weed. Spray vinegar into the mouth of the bottle, which will keep it from splattering on your vegetables.

It's not clear if vodka makes weeds fall down dead or drunk, but one ounce mixed with two cups of water and a couple of drops of dish soap will dry out weeds that live in the sun. Protect desirables (see above), because vodka will dry them out, too.

The oil in soap can break down waxy or hairy weed surfaces, making them vulnerable to desiccants. Add a few drops of liquid dish detergent to vinegar or vodka sprays to keep the solution on leaves. The soap also makes leaves shiny, which will help you keep track of what you’ve sprayed.

Finally, after you’ve made yourself a cup of tea, take the kettle outside and pour the boiling water on weeds, which will burn up. This is a particularly good way to whack driveway and walkway weeds, because the boiling water can run off impervious surfaces and cool before it reaches border plants.

Coming to Terms with “Green” Terminology

You may have noticed that Gil and I frequently blog about ideas for “green” living; it's something we believe in, and it's something that we believe will help to restore and maintain a healthy Earth for future generations.

But there's a lot of confusion surrounding the marketing of products. For instance, what's the difference between “recyclable” and “biodegradable”? According to HouseLogic, the Federal Trade Commission (FTC) – which sets the standards for the use of environmental claims – is creating the Green Guides to make your research a little easier and more consistent.

Let's start with “organic,” because it's the only term listed here that’s federally regulated — by the U.S. Department of Agriculture, to be specific. Product makers making this claim must prove their stuff is “produced without antibiotics, hormones, pesticides, irradiation, or bioengineering.” It doesn't get more straightforward than that!

Now, consider “recyclable.” After the new guidelines are adopted, a manufacturer can use this term without a caveat only if a substantial majority of communities nationwide have facilities that can actually recycle its product. Before you buy, do your homework to see what you’re able to recycle locally. Look for a label that says “post-consumer recycled.” These products have been diverted from the landfill, so you’re truly helping reduce the waste stream when you buy them.

When you see the term “biodegradable”, you probably think, “Awesome! I don’t need to worry about throwing this away; it’ll break down naturally.” But many products labeled biodegradable need ideal composting conditions to break down — and some won’t degrade even then. The new guidelines require that products or packaging labeled “degradable” break down within a year in normal disposal conditions.

Finally, the word “natural” is completely unregulated by the government. It’s not interchangeable with organic or healthy, although manufacturers want you to think if it’s natural, it has to be good for you. But think about ammonia. It’s a naturally occurring compound, but it’s also a toxic pollutant. Without context, the word natural doesn’t mean much.

Fireworks and Your Pets

Most folks here in central New Jersey will be enjoying fireworks displays during the next week as we celebrate Independence Day. If you're planning to host or take part in the festivities, and you have pets, you should take extra precautions to ensure their safety. Read on for some great tips that are easy to implement and that we hope you'll find helpful.

Fireworks are beautiful to look at, but they also inevitably come with lots of noise. The fear of loud sounds – including fireworks - is called noise phobia. First, learn to recognize the signs of noise phobia, then follow some tips to reduce fears.

Some common signs of noise phobia include shaking, trembling, excessive drooling, try to escape, refusing to eat, losing bladder or bowel control, and uncharacteristic barking or howling. Trying to escape from the loud noises can mean broken windows, torn fences, chewed doors or dog crates; these behaviors can result in lacerations, foot pad injuries, and/or teeth and mouth injuries. It doesn't matter if your pet's fears are "rational" or not. Please remember that scolding a frightened animal is not effective will only intensify the fears. Instead, take these steps:

If you must be outside with your pet, keep the pet on a leash or in carrier at all times.

Keep your pet away from matches, lighter fuel, open fires, and fireworks - especially ones that are lighted on the ground. Pets may try to sniff (or eat) fireworks, and pet hair can easily catch fire if too close to the fireworks.

If possible, make sure that you pet has time to "use the restroom" before the fireworks start. Some pets are too frightened to void once the fireworks begin, and this may lead to an "accident" later on.

Make sure that your pet has proper identification tags, with current information, in case s/he gets away. This will help the local authorities (who are quite busy this time of year handling frightened runaways).
Loud, crowded fireworks displays are no fun for pets, so please resist the urge to take them to Independence Day festivities. Instead, keep your little guys safe from the noise in a quiet, sheltered and escape-proof area at home.

Cool Ways to Fly Your Flag on July 4th

Part of the celebration of the 4^th of July here in central New Jersey – and around the country – is the flying of the American flag. We turned to the experts at HouseLogic for some great and innovative ideas for displaying your pride in the flag. Just one word of caution; be sure that whatever means you choose falls within your area's zoning rules and regulations.

If you don't have a flag yet, get started with a complete set that includes a 3-by-5-foot U.S. flag, 6-foot steel pole, gold eagle ornament, and mounting bracket with screws for $9.98.

For a new twist on old flagpoles, check out one that spins to keep the flag from twisting around the pole on windy days. The top half of the aluminum pole spins freely and eliminates the need for an anti-wrap sleeve.

If you fly your flag at night, illuminate it with this solar-powered light that produces the equivalent to the light available on an overcast day and lasts from six to 12 hours. It mounts to flagpoles that are two to four inches in diameter.

And don't forget to follow some essential rules of etiquette for flying your flag respectfully. Be sure that if you're flying more than one flag on the same pole, the US flag should always fly above the rest. If you do choose to fly the flag at night, it should be illuminated. Finally, when you lower the flag, be sure that it doesn't touch the ground (or any other object).

Keep Cool and Save Money with Ceiling Fans

Did you know that a ceiling fan uses just a little more energy than a 100-watt light bulb? It's true! And despite the fact that it doesn't actually cool the room, you can still raise the thermostat while using a ceiling fan and remain comfortable. Why? Because the fan creates a slight wind chill on the surface of your skin, making you feel cooler. If you're planning to replace an existing overhead light fixture with a ceiling fan (which is a fairly easy task for most of us who are at least willing to try it!), read on for some tidbits of information from HouseLogic that you're sure to appreciate.

The goal of using a ceiling fan is to move more air with less effort – measured in revolutions per minute. A fan that’s 36 to 42 inches in diameter might have a top speed of 300 rpm; a 52-inch fan moves the same amount of air at 220 rpm.

Size matters more than the number of blades. Go for the biggest fan that will fit the space. Here are general size guidelines from the American Lighting Association:

Room Size	Fan Size
Up to 75 square feet	36” or smaller
Up to 144 square feet	36” to 42”
Up to 224 square feet	50” to 54”

Now, of course, the question is how much to pay for that increased comfort? Prices for ceiling fans vary a great deal, from $20 to $100 for a basic, two-switch type, to $3,000 and up to $12,000 for entire fan systems consisting of several high-end fans.

Finally, what should you look for in a ceiling fan? Here are some basic guidelines:

Blade pitch. The wider the blade (5 inches is good) and the higher their angle—called “pitch”—the more air gets moved. Higher-end fans have a blade pitch of 12 to 14 degrees.

Blade finish. Make sure the factory has treated the blades with a moisture sealant to prevent wooden blades from warping and peeling, and metal blades from scratching and tarnishing.

Motor quality. Better fans come with motors that have sealed and lubricated ball bearings, which require little maintenance, if any. More expensive models feature heavy-duty windings, precision engineering bearings, and die-cast housings, which vibrate less and are good-looking.

What is a Green Mortgage?

Two things seem to be on everyone's mind lately – the heat, and the fact that the landscape around us is at its peak “greenness.” Speaking of green, you know that Gil and I like to focus occasionally on ideas to help you live green, being environmentally conscientious. We recently came across an interesting article from Keeping Current Matters, all about the ways in which smart financing can help the environment. Beyond the paperless mortgage that can save trees, there are two loan products that can finance energy efficient improvements to your home. And both can be done at time of acquisition, or during a refinance.

First, there's the FHA 203K, which will finance homes and their renovations up to the local FHA loan limit. In terms of green mortgaging, some borrowers have financed $50,000 solar heating/electrical systems and geo-thermal heating and cooling systems which enable slashing of both energy costs and usage. Besides saving the earth’s resources, over time, customers save money. It’s a win/win.

Then there's a smaller loan that's rarely utilized, despite the fact that it's been around for a few years. It’s called the EEM (Energy Efficient Mortgage), and some of the highlights are:

It is available as an add-on to VA and FHA loan products, including 203K, for home purchases and refinances.
It allows a borrower to get an additional 5% of the home price (capped at $8,000 for FHA and $6,000 for VA loans) to finance energy efficient improvements.
The beauty of the additional funds is that the additional debt incurred in your monthly payment is excluded from your qualifying ratios. The logic is that what will be saved in electric/heating costs will be more than the increased mortgage payment.
Logistically, your lender will require an independent certification of projected savings prior to closing, and they will hold the monies in escrow, until the work is completed and inspected. Otherwise, it is a fairly simple program that doesn’t alter your required documents or qualifications.
Some of the more typical uses for the money are: replacement windows and doors, increased insulation, upgraded oil burner, conversion to gas heat, central air, sun lights, small solar panels, even energy saving

Talk to your lender today about the ability to upgrade your home, while benefiting the environment, at the lowest possible interest rates. You – and the earth – will be glad you did!

Rescue Your Plants from Heat Waves

It's the first official full day of summer, but from the heat we're experiencing here in central New Jersey, you'd think it was the middle of August. Let's face it; you can’t turn off the sun. But you can turn on your hose and save your plants by watering wisely and well throughout the summer months. Follow these helpful tips from HouseLogic to keep your lawn lush and beautiful all summer long.

Jim Sutton of Longwood Gardens in Pennsylvania has nursed shrubs and trees through several heat waves, and he offers four vital tips on how to help your landscaping beat the heat:

First, know when your plants are stressed; you can often tell because many stressed plants actually look thirsty. Green foliage turns gray and droops; blossoms and leaves fall to the ground in a desperate attempt to save the shrub. A deep watering often brings a plant back, or at least saves it so it’ll bud next year. If the leaves are crispy, or the plant continues to look parched in the evening, then accept the fact that it's dead. Add it to the compost pile to someday nourish its luckier neighbors.

Next, throughout periods of heat and drought, save what you can in this descending order:

Newly planted shrubs and trees, vulnerable and pricey landscaping

Perennials: Cut blossoms and stalks, which gives plants a rest and raises chances of returning next year.

Established trees and shrubs, at least two years old, which have deep roots.

Container plants: Move them onto a porch or under a shade tree.

Vegetable gardens

Lawns

Water deep, not often. Water should reach eight to 12 inches down, creating a well of water for plants and trees to draw upon in high heat. To determine if you’ve reached your mark, press a large screwdriver into the soil: If it meets resistance, keep watering.

Hand-watering with a garden hose and aerator is best. Count to ten as you water the base of plants. Move and repeat. If you have lots of property to water, use a sprinkler but adjust it so it doesn’t waste over-spray on driveways and walkways.

Water in the early morning: Not 7am when you usually roll out of bed, but when the sun rises at 5am or 6am. If water restrictions require only evening watering, soak them well and don’t fret about fungus forming on leaves that stay damp throughout the night: A little powdery mildew won’t kill your shrubs, but dehydration will.

Finally, if you didn’t mulch in spring, do it now. Mulch will keep moisture in the ground and suppress weeds, which compete with landscaping for water. If you haven’t mulched, water thoroughly, then add mulch to a depth of three to four inches.

Harvard Study: National Housing Market Showing Signs of Revival

According to the Harvard University Joint Center of Housing Studies latest State of the Nation’s Housing report, an increase in the number of renters and a drop in new constructions are breathing a little much-needed life back into the rental market. Rent rates are increasing and vacancies are decreasing. Additionally, construction of multifamily units is increasing. This news is cause for cautious optimism in the housing market, especially as it slowly regains ground in a sluggish overall national economy.

The depressed economy continues to plague rates of home ownership, and the report finds that the homeowner market still needs some work. “What the housing sector needs is a sustained increase in jobs to bring household growth back to its long-term pace and spur demand,” said Chris Herbert, Director of Research, in a press release from the Joint Center for Housing Studies.“The country has seen new household formations fall well below expected long-run rates due to a falloff in young adults being able to move out on their own and a slowdown in net immigration. Even in 2011, fewer than 700,000 households were added and that’s well below the 1.2 million or more annual trend expected under more normal economic conditions.”

The report does offer hope for the improvement of the homeowner market. “While still in the early innings of a housing recovery, rental markets have turned the corner, home sales are strengthening, and a floor is beginning to form under home prices,” said Eric S. Belsky, Managing Director of the Center.“Unless the broader economy goes into a tailspin, stronger sales should further stabilize prices and pave the way for a pickup in single-family housing construction over the course of 2012.”

It's Father's Day weekend – a time for all of us to honor Dad and let him know that he's the best. Gil and I extend best wishes to all of our friend, family, and client dads. Instead of making that last-minute dash to the local cram-packed mall, fighting fellow shoppers for the last “perfect” tie, relax and base your gift on the best advice from almost every dad we know: Actions speak louder than words.

Think about it; we did, and we got some terrific ideas from HouseLogic on what to give Dad in place of yet another “World's Greatest” mug. If you base your musings on the thought of spending time – not money – to show your appreciation for your dad, you may be surprised at what you come up with. Here are some ideas to get you started:

Hose off and hang up the hammock that’s sitting in the basement.

Dig up that weed tree that’s popped up between the hydrangeas.

Clean gutters clogged with tree blossoms and other spring debris.

Power wash and reseal the deck.

Shine up Dad's private kitchen – the grill. A little baking soda will help get rid of burned-on crud.

You know, Gil and I get this question really frequently; so do the folks at Keeping Current Matters. And we totally agree with their take on the situation. Local real estate professionals (like The Marchany Home Selling Team!) know that the best information for both buyers and sellers is, without question, local market data. That being said, everyone has to acknowledge the fact that happenings in the national real estate market dodramatically impact regional and local markets.

Lawn Mowing – It Can Be Dangerous!

School's out, and that means more and more of our kids around the country will be mowing lawns. According to HouseLogic, three national medical groups want adults to be aware of the fact that lawn mowing can be a risky (and downright dangerous!) activity, and they've gathered some handy information regarding the proper safety precautions to be taken.

Follow these handy tips to prevent lawn mower injures:

Only use a mower with a control that stops the mower blade from moving if the handle is let go.

Kids should be at least 12 years old before operating a push lawn mower, and 16 to operate a driving lawn mower.

Sandals and sneakers are NOT appropriate shoes for lawn mowing! Make sure that sturdy shoes are worn.

Avoid injuries from flying objects like stones or branches by picking up objects from the lawn before mowing. Anyone using a mower should wear protective eyewear at all times.

Do not pull the mower backward or mow in reverse unless absolutely necessary.

Always turn off the mower and wait for the blades to stop completely before removing the grass catcher, unclogging the discharge chute, inspecting or repairing lawn mower equipment, or crossing gravel paths, roads, or other areas.

Use a stick or broom handle (not your hands or feet) to remove debris in lawn mowers.

Do not allow children to ride as passengers on ride-on mowers and keep children out of the yard while mowing.

Drive up and down slopes, not across, to prevent mower rollover.

Keep lawn mowers in good working order. When using a lawn mower for the first time in a season, have it serviced to ensure that it is working correctly.

Is HARP the Right Choice for You?

Are you ready to refinance your home mortgage to get a more attractive lower rate? Do you have an adjustable rate mortgage and want to switch it to a fixed-rate mortgage? If you fall into either of these categories and you're finding that declining property values are hindering your efforts, the federal Home Affordable Refinance Program (HARP) may be just right for you.

Our friends at HouseLogic recently explained the logistics of HARP; Gil and I thought our readers might really benefit from a clear and concise outline in order to make informed decisions if you're considering refinancing.

HARP is one of two components of the federal Making Home Affordable Program for struggling home owners. Its counterpart, the Home Affordable Modification Program (HAMP), offers loan modification for those who are behind on their house payments. If you decide to refinance using HARP, the White House says you could reduce your mortgage payments by a total of $2,500 a year. Like any financial transaction, HARP loans come with fees so you’ll definitely need to make sure this is the right fit for your own personal situation.

There are five (5) basic rules for using HARP. They are:

1. Your mortgage must be owned or guaranteed by either Freddie Mac or Fannie Mae.

2. Your current lender had to sell your mortgage to Fannie Mae or Freddie Mac before June 1, 2009.

3. You can only use the program once (although there’s a loophole for those with a Fannie Mae loan refinanced between March and May of 2009).

4. You need the right balance between what you owe and your home’s value. The minimum is that you owe 80% of your home’s value. If you owe up to 105%, you can refinance to an adjustable-rate mortgage. If you owe more than 105%, you must go with a fixed-rate mortgage. There’s no cap on how much you can owe above what your home is worth.

5. If you’ve paid your mortgage late even once during the past six months, you can’t use HARP, but if you had a late payment between seven and 12 months ago, you’re fine.

You have until December 31, 2013, to do a HARP refinance through either your current lender or a new lender, as long as you meet those five criteria.

When applying for HARP, you'll need to provide the following: Pay stubs, tax returns, mortgage statements, account balances, debt totals (for credit cards, student loans, car loans and any others), and details about any second mortgages or home equity lines of credit.

Pay attention to the fees associated with the refinancing, which the lender must disclose up front, and ask if those costs can be rolled into the new loan if you’re strapped for cash. A refinance calculator can help you compare costs.

You can access free help through a housing counselor approved by the U.S. Department of Housing and Urban Development. Counselors will help you understand the Making Home Affordable program, and aid in gathering the documents needed for your loan servicer.

Supply and Demand are the Drivers for Home Prices

Gil and I, like the folks over at Keeping Current Matters, believe that the real estate market will continue to heat up as we move fully into summer. The question is this: Will an increase in demand be reflected in an increase in home prices? We've noted before that the price for anything is dictated by the demand for that thing AND the available supply of it at any given time.

Here are a couple of pretty intriguing facts reported by the National Association of Realtors (NAR) in last month’s Existing Home Sales Report:

Demand for homes has strengthened, showing a ten percent increase over May of last year.
The supply of available homes for sale is down 20.6% from the same time last year.

So, supply is down and demand is up. There's a general belief in the marketplace that prices will likely begin to increase as we move further into 2012 and then head into 2013. It's a fact that in some markets around the country, this belief will be proven correct. But there are other states that are going to spend time – likely the rest of the year – clearing their backlog of foreclosed properties (remember, the process in many states was held up by court proceedings). You've likely heard of the National Mortgage Settlement, which gave the banks a clear path to release those distressed properties onto the market. In about eleven states – including New Jersey – there will be a new supply of discounted inventory coming to market over the next six months.

Whether that increase in supply will be fully offset by the increase in demand is still unknown. If not, home prices in those markets will still be under downward pressure.

You CAN Have It “Made in the Shade" This Summer!

Wow! We're less than three weeks from the “official” start of summer, but if you're like Gil and me, you've already had to scramble a few times to cool down. We consider it 'shades' of things to come in the next few months, so we turned to HouseLogic for some smart ideas for quickly creating some shade (without breaking much of a sweat!) at your house.

You can use a portable awning to create an instant shady hideaway anywhere – not just right next to your house (which is what those are retractable awnings, and they work up to 12 feet from your home). You can create up to 160 square feet of shade for less than $2,000 (for a manually-operated awning), which is especially great is your lawn is somewhat barren. Speaking of those retractable awnings; they're certainly still available and a great option for many home owners. You can even get the works motorized, for hassle-free opening and closing.

Umbrellas – they're not just for rain anymore! As a matter of fact, you can buy a patio umbrella just about anywhere (including your local grocery store). The variety of models is nearly endless; you can get them as a stand-alone item, or find one to slip into a hole on your patio table. Just be sure to go with an umbrella that can be positioned, so that you block out those rays no matter where you're sitting.

Another nifty solution is a canopy or gazebo for your patio – made of fabric, and perfect for evening entertaining. Prices range from $50 (at Target) up, depending on the options you desire; you'll pay more for lights and netting, but if it's exactly what you need or want, the cost shouldn't be prohibitive.

Of course, you can always take the greenest route for creating shade – unfortunately, it's also the slowest – by planting shade trees. If you don't want to wait twenty years to cool off, you do have some options. You can plant faster-growing varieties, or you can pay more up front by ordering big trees (you'll definitely get a return on your investment). Check with your local nursery or garden center for the best varieties to suit your property and your tastes.

It's Time to Go Green – and Do It On the Cheap!

Our regular readers know that Gil and I are strong proponents of “going green” - living in an environmentally conscientious way to make the world a better place not just for us, but for future generations as well. We recently came across a terrific piece by Lara Edge at HouseLogic, in which she highlighted some awesome ideas for ways to live green without being made of gold. Why do we say that? Well, because almost everything we hear and see about living green involves buying things like solar panels or Energy Star appliances. And while those purchases are undoubtedly important, there are some really cheap and easy things that those aspiring to go green can do right now!

First and foremost – and FREE – make the effort to think (every day) about your family's energy consumption. You may protest that you already do this, but making a conscious effort to use less – turning off the water while you brush your teeth, turning off lights when you leave the room – can and should become a priority. It's easy; it takes about 27 days to form a habit.

Although it can be really tempting, work on resisting the desire to buy. In past columns, we've given you ideas and instructions for creating your own “green” cleaning products and processes using simple, handy ingredients. But when you absolutely must spend money, do so wisely. Condition yourself to read labels; look for terms like “non-toxic” and “biodegradable.”

Do you use power strips? If not, it was time to start using them yesterday! We all know that we can save electricity by turning off our electronic devices when we're not using them. Do you do this? We'd love to say that we do...but we don't! A great solution lies in what're called “smart strips;” they have sensors that can tell when a device isn't in use, and automatically shuts off its power supply. For around $25, it's a good compromise that can pay for itself fairly quickly if you've had a tendency to leave your electronics fully powered around the clock.

Do you have a crock pot? And if you do, is it sitting in a cabinet collecting dust? If so, you'll be delighted to know that your crock pot is a bonafide energy saver – either buy one, or pull yours out and start enjoying meals that are ready to eat when you walk in the door at the end of the day (there are also loads of recipes for breakfast foods that will be ready when your feet hit the floor in the morning!).

What Causes a Deal to Fall Apart?

The housing market is still what we'd call “iffy” at this point, although there are strong signs of recovery here in central New Jersey and around the country. Gil and I were really pleased recently when we read a piece at Keeping Current Matters about the reasons why many signed contracts (some folks speculate as much as 30%!) never make it to closing. We thought our readers might be curious to know why – in a country where a “healthy” market sees around 90% of deals successfully closed – there would be such a precipitous drop during rough times. We figure that if we're aware of some of these potential pitfalls, we can help our clients (and our readers!) to avoid some of the more pressing challenges.

Last week, we focused on short sales as a truly viable alternative to foreclosure, which they most assuredly are. One point that we made – and it can contribute to the end of a dream deal – is the fact that the process can be really lengthy from the lender's end. This can potentially lead buyers to withdraw their offers and look elsewhere; for some people, waiting out a great deal just isn't feasible in their overall life picture.

Speaking of the bigger picture, it appears that a lot of buyers are facing what can only be termed as downright rough times in the form of unforeseen circumstances lately. Whether it's the loss of a job or a challenge to their credit arising during the processing of their loan, it just seems that many buyers are running up against an inordinate number of brick walls at this point.

A lot of folks are encountering appraisal issues at this point. This is because many of the properties used as comparables for appraisals are dragging the numbers lower than they would usually be.

There are a few of the issues (there are others) that can – and will continue to – arise in an off-kilter real estate market that's still struggling to recover. Truly excellent real estate professionals (such as the Marchany Team), will work with attorneys and loan officers to discover any such pitfalls as early as possible in the process; addressing them early on will most frequently produce a happy outcome!

Final Words on the Differences Between Short Sales and Foreclosures

This week we've been having a discussion based on Keeping Current Matters' discussion of short sales and a lot of the myths surrounding them. Gil and I are committed to helping our friends and neighbors understand the many differences between a short sale and a foreclosure.

We began with a definition of a “short sale;” in the simplest of terms, it's when the bank that holds your mortgage agrees to accept less than the amount you owe on the property, in order to avoid foreclosing on it. We noted that you have to qualify for a short sale, which essentially means that (1) you can prove you've suffered a true financial hardship that's keeping you from making the same income you had when the loan originated and (2) your house is worth less than you owe on it.

We've been throwing out some of the common myths that people hold about short sales. Check out our two previous blog entries to get the full scoop on those we've already demystified. Today, we're going to close things out with some final factual differences between the two possible outcomes (short sale or foreclosure).

A lot of folks believe that banks don't want to do short sales, or that it's just too hard to qualify for one. Trust us on this one – your bank would rather perform a short sale than a foreclosure any day of the week. Foreclosures are HUGE drains of time and money for the banks, especially since they're already overloaded with foreclosure properties and are not looking to add more. And getting qualified for a short sale is easier than you think. Banks and consumers both have government incentives to go the short sale route.

Don't believe that the short sale process is “too hard” or that you're “sure to be denied.” Neither of these speculations is true! Yes, a short sale is time-consuming. And if you don't have your documentation lined up exactly the way they need to be, you can be denied. Experienced agents (like Gil and I) have the specialized skills and the experience to help ensure that this will NOT happen to you.

Finally, too many people believe that a short sale will cost too much out of pocket to undertake. The fact is, you shouldn't have to pay anything out of pocket; you could, in fact, get money back from the transaction! Most short sale programs have some type of financial incentive for the home owner. As a seller, you shouldn't ever have to pay for any short sale cost upfront to any professional service. Realtors charge a commission that is paid for by the bank. The only potential cost to you is if the bank doesn't release you from a deficiency balance in the short sale, and that's becoming a rarity.

More Info on the Differences - Short Sales and Foreclosures: Part 2

Yesterday we began what we're hoping will be a dialogue with you, based on Keeping Current Matters' discussion of short sales and a lot of the myths surrounding them. Gil and I believe this is a critically timely issue, because so many people really don't know the many differences between a short sale and a foreclosure.

We started out by defining a “short sale;” in the simplest of terms, it's when the bank that holds your mortgage agrees to accept less than the amount you owe on the property, in order to avoid foreclosing on it. We noted that you absolutely must qualify for a short sale, which essentially means that (1) you can prove you've suffered a really severe financial hardship that's keeping you from making the same income you had when the loan originated and (2) your house is worth less than you owe on it.

Then we dispelled some of the most common myths that people hold about short sales. Check out yesterday's blog for that information; today we're going to move on to clear the air further by providing even more facts about the differences between the two possible outcomes (short sale or foreclosure).

This one's a biggie: For the vast majority of people, it is absolutely NOT true that if you let your home go into foreclosure, you can just walk away and be done with the situation (including having that coveted “clean slate”). You could, in fact, be responsible for the difference between the amount owed on the property and the price paid at auction (called a deficiency balance). This liability varies from state to state; call us and we'll fill you in on the New Jersey specifics. You could also end up with a tax liability (to the IRS). There are some exemptions, and we're not CPAs, so if you're thinking of doing this, you should absolutely consult a tax professional! The good news is that in most cases, a short sale will alleviate your liability with the bank for that deficiency balance.

Too many people are still going on the false assumption that short sales are really uncommon. Right now, short sales account for 10-50% of sales across the country, and experts are predicting 2012 will account for more short sales than any other year to date. We've said it before: If you're in this situation, YOU ARE NOT ALONE. The economy is affecting everyone, from every walk of life. There are millions of Americans in the exact same boat. Short sales are happening everywhere across the country (including right here in central New Jersey!), and they're not limited to any particular income class. A short sale is nothing more or less than a helpful tool; it's not a negative stigma.

Short Sale or Foreclosure? Some Common Ideas Dispelled – Part 1 of 3

Recently, the folks at Keeping Current Matters discussed a topic that Gil and I feel is really important, so we decided to make it the focus of our blogs this week. A lot of folks don't know the difference between a short sale and a foreclosure – and the differences are many. We're going to talk about what, exactly, constitutes a short sale. Then we'll do our best to try to dispel a lot of misinformation out there regarding foreclosures and short sales, all in the interest of making YOU a better-informed consumer.

First, let's define a “short sale.” This is, simply, when the bank that holds your mortgage agrees to accept less than the amount you owe on the property, in order to avoid foreclosing on it. You have to qualify for a short sale, which essentially means that (1) you can prove you've suffered a really severe financial hardship that's keeping you from making the same income you had when the loan originated and (2) your house is worth less than you owe on it.

Okay. With that being said, let's begin to take apart some of that misinformation. We'll tell you what a lot of people believe, then we'll tell you the real facts that dispel those beliefs.

A lot of people believe that they can do a short sale at any point in being behind on their mortgage payments – NOT SO. If your circumstances have changed, and you don't see any real possibility of them changing for the better, then the sooner you start the process, the better (and the more likely the bank is to approve a short sale). Don't wait around, “hoping” for things to get better; be proactive.

Some folks believe that there are simply no options to foreclosure. IN FACT, there are more options than ever available now. In addition to short sales, there's the possibility of a loan modification, as well as deed in lieu, to name just a few of the options out there. A short sale may – or may not – be the best choice, but either way, today there are more options than ever before for avoiding foreclosure.

Like many others, you may believe that if you go through a short sale you won't be able to buy another home for a long time (or ever!). In reality, that time frame depends on your overall credit picture, not solely on the fact that you experienced a short sale. Some folks have been able to buy another home in less than twelve months!

Wrapping Things Up: Finishing Your Spring Cleaning

This week, we've been talking about quick tips for spring cleaning. Summer is right around the corner, and you'll want to spend as much time as possible outdoors, enjoying our central New Jersey sunshine. But nobody wants to close out a fun day of playing by coming into a house that's less than fresh, right? Those of you planning to sell your home in the coming months know that a top-to-bottom cleaning is an absolute must.

Today, we're continuing to share some tips from HouseLogic for making the most of your cleaning efforts. We've covered the kitchen and bathroom, as well as the master bedroom and the living room. Apply those hints to other rooms, and you've whipped your home's interior into shape in no time at all.

Now let's take on the windows. You want them sparkling clean, and after our rough winter and spring rains, you're bound to be missing at least some of the great outdoors when you look through those grimy panes! Start by choosing an overcast day to clean your windows. Direct sunlight will dry any cleaning solution too quickly, and you'll end up with a streaky mess.

When you're ready, grab a spray bottle and make an environmentally-friendly solution of equal parts vinegar and water. Don't use paper towels; they'll leave lint-like residue on the windows. Instead, bring in the sparkling outdoor light with a clean reusable cloth; just toss it into the washer when you're finished.

Now that your windows are crystal clear, let's move on to the gutters. They need to be cleaned twice a year if you've got overhanging trees. If you don't feel absolutely confident in doing this yourself, by all means hire someone! It's well worth the cost (which varies depending on the size of your house) for the peace of mind.

If you decide to do it yourself, wear rubber gloves and long sleeves. Use a plastic scoop (like those used for kitty litter) to scoop gunk out of the gutters and drop it onto a tarp on the ground below. When you're finished, be sure to use your hose to flush the gutters and downspouts to ensure that everything's functioning as it should.

Finally, take a look at your siding. Before you do anything, check for damaged spots. You can seal small cracks and holes in stucco with acrylic caulk which comes in colors to match your home.

You can remove mildew yourself; combine one part bleach with four parts water in a spray bottle, and whisk those stains away. When you're done, rinse the siding thoroughly with clear water.

Washing your siding can be tricky; you don't want to get water into crevices (creating mold and mildew that you won't be able to see and/or remove). You're better off hiring a professional to do a thorough power washing – call around for prices (expect to pay in the range of $300-$500).

Moving Forward with More Spring Cleaning

Yesterday, we began a discussion providing tips for spring cleaning. As someone pointed out, we're already about a month from the official beginning of summer. They're right! But a lot of us (Gil and I included!) have been dragging our feet, and we decided that there must be others like us here in central New Jersey. Remember, if you're selling your home, it's absolutely critical that you give it a top-to-bottom cleaning. Even if you're not selling, it's time to get your place ready for spur-of-the-moment summer barbeques and croquet games!

Today, we're continuing to share some tips from HouseLogic for making the most of your cleaning efforts. Yesterday, we tackled the kitchen and bathroom; this time, let's make quick work of the master bedroom and the living room.

Starting in the bedroom, flip (and rotate) BOTH the innerspring and mattress. This is definitely a two-person job; have a friend help, then give them a hand doing theirs. To freshen the air, sprinkle a light dusting of baking soda on the mattress, let it sit for a few hours, then vacuum it clean before putting linens on the bed.

Go through your closets with a thoroughly critical eye. If you've got clothes you haven't worn in the past year, donate them now; members of your community in need of winter wear will thank you in the coming months. Store your out-of-season clothing neatly.

Thoroughly vacuum your baseboards and under your bed – use those attachments to their best advantages.

If you have a high-capacity dryer, use it on high heat for your curtains to kill dust mites and other pests. Take the curtains to a nearby laundromat if you don't have a high capacity dryer.

See? That wasn't so painful, was it? Now let's move on to the living room.

If you've got stained upholstery, don't toss the furniture and don't try to clean it yourself unless you definitely know what caused it. Call in the professionals for this major task. The cost will vary; call around and look for online coupon specials from local pros.

Remember those microfiber cloths you used in the kitchen and bathroom? Get a couple of fresh ones, and go to town on your windows, mirrors, electronic housings, bookcases and ceiling fan blades.

Roll up your rugs, and vacuum the floor below. Then mop.

It's Time to Start Your Spring Cleaning!

You may have been delaying the inevitable, but the time has come to give your house a top-to-bottom spring cleaning. If you're selling your home, it's essential; if you're not, it's still a critical task! There's no better end to a day spent outdoors in the sunshine than coming in to a house that's clean and tidy, so let's get to it.

This week, we'll share some great tips from HouseLogic for making the most of your cleaning efforts; today, let's get started with the kitchen and the bathroom.

Begin by declutteringyour cabinets and drawers. Donate or toss anything you don’t need. Use a damp sponge or cloth to wipe down both the insides and outsides of your drawers and cabinets (use a microfiber cloth to remove stubborn dirt and grease). Except for items you use daily, clear the counter tops.

If you've got really severe stains, mix vinegar and baking soda with some old-fashioned elbow grease; don't pay top dollar for commercial cleaning products filled with chemicals! While you've got them out, pour a quarter-cup of baking soda followed by an equal amount of vinegar down your sink. Leave it overnight, then flush with boiling water to get rid of pesky stale odors.

Remove winter boil-overs from your oven with a paste of baking soda and water. Let it set overnight, then just wipe it clean.

Before you check the kitchen off the list, be sure to take care of once-a-year chores. Be sure to vacuum the refrigerator coils (unplug your fridge first), and tossing expired food from the back of the pantry. NOW you're ready to enjoy a break before you move on to the bathroom!

Do you have problems with rust and mineral deposits? Remove them easily from toilets, tubs, and showers with a pumice stone and rubber gloves. For more power, use your handy mixture of baking soda with vinegar.

Remember the baking soda and vinegar combo you used to make your kitchen sink smell clean and fresh? Use the same mixture of a quarter cup each baking soda and vinegar in the bathroom sink. Leave the concoction overnight, then flush with boiling water.

Clean mirrors with white vinegar and water in a spray bottle; wipe with a microfiber cloth to avoid lint.

Don’t mop your tile floor; it just drives the grime into the grout. Instead, run a wet/dry vac, to suck contaminants out of the grout.
