spring tx real estate: Spring TX first time home buyers - Pre-approval vs pre-qualification! - 05/02/13 09:40 AM

In this "Spring TX first time home buyer series" I hope to alleviate some of the first time home buying mystery. I have noticed when people start thinking about buying a home the first thing they will do in this technological age is to start looking at homes online.  If that is what you are doing "STOP"; the VERY FIRST step in the process should be to talk with a good lender. It is discouraging to have started looking at homes online and then find out you don't qualify for the homes that you are looking at.  Even if you are 6 months … (10 comments)

spring tx real estate: Crape Myrtle Murder! - 02/20/13 10:47 AM
It is that time of year again when Crape Murder happens. There's NO REASON to trim the crape myrtle trees back to the knuckle. We quit pruning ours years ago and our trees are prettier than all the crape myrtles that have been pruned. I made this video a couple of years ago. At this time of year I always see the poor pruned trees. It is time to stop the Crape Murder!!

spring tx real estate: Drought at Lake Conroe Fall 2011 - Water in the lake Spring 2012!! - 03/27/12 06:10 AM
Last year we had an extreme drought in the Spring-Tomball-Magnolia area which also of course affected Lake Conroe.  We keep our sailboat at Lake Conroe which is about a 35 minute drive for us.  We have a Catalina 22 with a retractable keel so keep it on dry land on the trailer.
As you can see from the pictures those people who were not so lucky to be able
to trailer their boats had them sitting on dry land for most of the winter.  Water was being taken out of Lake Conroe to flow in to Lake Houston and at … (12 comments)

spring tx real estate: Auburn Lakes - The Closer Woods! - 05/05/11 03:03 PM

Auburn Lakes is a master planned community covering over 500 acres in unincorporated Northwest Harris County.  It is conveniently located just south of The Woodlands off of Gosling and Rayford Rd.   As you can see from my title Auburn Lakes call themselves the closer woods and the name is totally appropriate.

As The Woodlands has grown their amenities are getting closer and closer to Auburn Lakes. If you are not sure that you want to live in The Woodlands but do like having access then Auburn Lakes could be the perfect solution for you.  An additional bonus is … (23 comments)

spring tx real estate: Home dings that might make for a hard re-sale!! - 11/19/10 04:00 AM
Years ago my mentor told me to not sell a home that I can't resale. I have taken that message to heart and I'm always looking for dings that could make a home hard to resale. I'm going to give you a list of some of the major dings that might make your home hard to sale. Mind you this does not mean you won't be able to sell your home if you have these dings but you might have to take less to make it competitive with similar homes that don't have the ding. It also might take a little … (54 comments)

spring tx real estate: TX specific real estate websites - Foreclosures & Housing Programs! - 03/04/10 03:03 AM
The Texas Association of REALTORS® along with NAR and a few additional organizations have launched two websites to help consumers with real estate issues.
www.KeepMyTexasHome.org is a resource for Texas homeowners who have become or may become behind on their mortgages.  The site outlines the foreclosure process in Texas.  It is an ideal site for a consumer who may be facing foreclosure to get some answers.  It has a section on "what you can do" and another section on "what if you can't stay in your home".  It also has a section on "renters and foreclosure".
www.TxHomePrograms.com  is part of an NAR … (25 comments)

spring tx real estate: Spring TX New home - Why should you use a REALTOR®!! - 09/15/09 07:58 AM
I am often asked; "why should I use a REALTOR® when buying a new home in Spring TX"?  The advantages of having me help you purchase a new home are the same as those for purchasing a resale home...knowledge of the market, help in finding the perfect home quickly, expertise in contract writing/negotiation, and closing assistance. The builder has a professional representative watching out for his needs, and you need the same expert representation.
I want to repeat that last part again. The builder has a professional representative watching out for their needs and you need someone that is watching out for your … (10 comments)

spring tx real estate: Spring TX First Time Home Buyers Guide – Why you need to live in a HOA! – Part 8 – - 08/31/09 02:15 PM
I am continuing my Spring TX first time home buyer series.  In this post we are going to talk about home owners associations.   On a regular basis I have people asking me to find them a home that is not in a homeowner's association. Usually this is someone moving here from another state and usually the area that they are moving from has zoning in affect.  I am going to tell you why I don't think that is a good idea living in the Spring area.
The problem with not buying in a subdivision in Spring TX is that WE DO NOT HAVE … (25 comments)

spring tx real estate: Spring TX First Time Home Buyers Guide – The Title policy! – Part 7 – - 08/26/09 10:06 AM
I am continuing my Spring TX first time home buyer series.  In this post we are going to talk about your Spring TX title policy.  In Texas we close at Title companies and if you are getting a loan you are going to be required by your lender to have a title policy.
Title insurance provides protection against title defects that were unknown to you at the time you purchased the policy.  Before writing a policy, a title company will check for defects in your title by examining public records, including deed, mortgages, wills, divorces, court judgments, tax records, liens, and encumbrances.  … (9 comments)

spring tx real estate: Spring TX First Time Home Buyers Guide – The Texas option fee and your home inspection! – Part 6 – - 08/24/09 10:11 AM
This is my 6th post in my Spring TX first time home buyers series.  I have chosen to discuss the Texas option fee and the home inspection in the same post.  Your option period is typically that period of time where you do your home inspections.  I have lived in four states and each state has handled the home inspection process in a different manner.  In Texas all residential contracts have an "option fee" clause. This clause allows buyers and sellers to negotiate a specified time during which the buyer can fully evaluate the house.  For this right, they buyer pays the seller … (12 comments)

spring tx real estate: Spring TX First Time Home Buyers Guide – The home offer! – Part 5 – - 08/23/09 09:34 AM
In my last post we discussed what price a Spring TX first time home buyer might want to offer.  In this post I am going to discuss the other items that we will need to negotiate.  In Texas we have an 8 page resale contract.  Price is what most Spring TX first time home buyer's think of when making an offer but there are a number of other terms that will also need to be negotiated.
I am going to go through the items on our Texas contract that I expect we will be negotiating.
Section 3 - Sale Price- I covered this … (9 comments)

spring tx real estate: Spring TX First Time Home Buyers Guide - Loan Pre-approval!! - Part 1 - - 08/14/09 03:16 PM
I remember being a first time home buyer and the mystery that surrounded the transaction.  This is the first post of a "Spring TX first time home buyer series". I hope this series will help to alleviate some of the home buying mystery.
The VERY FIRST step in the process is to get yourself pre-approved with a good lender.  I'm not talking pre-qualified; I'm talking pre-approved. There is a difference between the two.  In the days where anyone could get a loan this was not a big deal but those days are over.
What is a Pre-Qualification?
A prequalification is … (23 comments)

spring tx real estate: Farmette Meadows (The Vegetable Patch), No deed restrictions in Spring TX - 05/16/09 01:44 PM
I often get Internet request asking to be set up for home searches for subdivisions that do not have home-owner's associations.  I have lived in other states where that would be no big deal as zoning helps to maintain the areas.  This request takes a different spin in Houston as we do not have zoning in the Houston area.  When there is not a Home Owners Association there are usually also no deed restrictions.  With no deed restrictions you tend to get a little bit of everything.  I took some pictures in a subdivision in Spring that has no deed restrictions.  I have always called the subdivision the … (10 comments)

spring tx real estate: A CREDIT Nightmare!! - 05/13/09 01:27 PM
My sister recently refinanced her home with her current lender which is Countrywide Home Mortgage.  She had a bit of a funky loan and they offered her a better loan at a lower interest rate and she jumped at it.  Now here is where the problem starts.  Somehow the right hand at Countrywide did not tell the left hand what was going on.  In the meantime my sister kept making payments on the new loan as they had told her to do.
All of a sudden she started getting letters from credit card lenders who were dropping her because they said … (60 comments)

spring tx real estate: First-Time Homebuyer $8000 tax credit, don’t take "first time" literally! - 04/07/09 04:27 PM

There is no better time to buy a home than right now, especially if you are a first time home buyer.  The good news is that you can be a first time home buyer a second time. (There's nothing like a second chance).  This means that even if you have owned a home in the past you may be qualified to receive this $8000 tax credit.  I'm one of those literal people so when I first heard about the first time homebuyer tax credit I took it very literally to mean you must be a first time home buyer.
However … (14 comments)
