OK, I had to share this...earlier today I reblogged a couple of posts I found on ActiveRain looking at the problem of the housing market as it is today.
I guess there is and always will be finger pointing going on.
However, I was winding down checking out some YouTube entertainment and came across a parody of Hitler realizing he has lost it all in the real estate market.
I have to warn you, this is funny stuff...please don't get all pro or anti Nazi with me.Ā This has nothing to do with the Nazi doctrine or any of the atrocities they were responsible for - this is just a simple REALTORĀ® who can poke fun at himself and the industry he loves so much.
So check it out...

One Of The Hardest Things About This Economy Is Paying The Bills. For Most People The Biggest Bill Is Your Mortgage. No Matter How Hard You May Try It May Be Impossible To Pay. This Will Leave Most People Stressed Out And Left Not Knowing What To Do. Here Are Some Options That May Be Helpful To Bring You Some Answers That Are Much Needed. Not Everyone Is What You May Want To Hear But Think About Your Future. Sometimes The Changes You Make Now Will Make The Future Look Brighter.
SHORT SALES: If You Know or Find Out Your Home Is Not Worth What You Owe On Your Mortgage Your Best Option Is To Do A Short Sale If You Need To Sell. Listen To Your Real Estate Agent About Pricing. The Closer You Are To Your Market Value The Better Chances Of An Offer. Make Sure You Or Your Real Estate Agents Gets The Paperwork For The Short Sale From Your Lender(s). The Short Sale Paperwork Is Questions On Why You Can No Longer Afford Your Loan. You Must Provide A Hardship Letter And Documentation On Income, Debits, & Assets. Once You Get An Offer The Bank Will Need To Approve It. You Will Still Be Able To Negotiate With The Buyer But The Bank Will Have Final Approval. The Bank May Also Counter The Offer.
LOAN MODIFICATION:What If You Were Out Of Work For Awhile But Have A New Job Now With Either Less Pay or While You Were Out Of Work You Got Behind On Your Payments? A Loan Modification Or A Refinance May Be What You Need. Whether You Had An ARM - Adjustable Rate Mortgage or Your Can't Afford Your Current Payment You May Qualify. Your Lender Will Send Out Paperwork Which Is Very Similar To The Short Sale Package. They Will Review What You Have Based On Income and Will Also Check Your Outstanding Debits Thru Your Credit Report. The Can Make Adjustments To Your Loan Amount. You Will Have A 3 Month Trial Period To Make Sure Your Payments Are On Time. Here is a Website That May Help You Understand More About Loan Modifications.
FORECLOSURE: In Pennsylvania, The Lender Must Send A Notice Of Intent To Foreclose Before Any Foreclosure Proceedings May Begin. The Notice Should Not Be Sent Until The Borrower Is At Least 60 Days Behind In Their Mortgage Payments. In The Notice, The Lender Must Make The Borrower Aware That His Or Her Mortgage Is In Default. This Notice Is Called An Act 91 Letter. Homes Are Sold By Sheriffs' Sale. If No One Bids At The Auction The Bank Will End Up Owning The Property. There is No Right Of Redemption Period In Pennsylvania.

I NEED To make 2010 the best year ever. Here we are at the last quarter of 2009. I am reflecting back on my listings and sales. I need to figure out what to carry over to 2010 and what to lose or improve that didn't work so well.
First I needed to get organized. I started to use a nice simple three ring binder last week, The ones that we had to use in school. This one has 4 pockets,I can put my notebook in it and I can use the front like a clipboard with a nice clip on the front! Now I don't have to carry around all my folders just things I really need. I went thru my lead/note book and highlighted important numbers & email. I have also put the real important ones in my phone.
I have evaluated where I am getting such leads from so now I know what is working and needs to be done for next year.
I also am going to keep contacting local banks for REO listings. I am searching for investors that know this is a great time to buy real estate.
I either need to stop mailing to the sheriff sale list or tweak my method. My thought may be to pick a handful and knock on their door.
Open Houses. They do work. They are not my favorite, never have been but I need to do them. I need to dress my best, smile, & let every buyer that walks thru the door know how great the house is. If the house isn't right for them then I need to let them know why they should hire ME as their buyer's agent!
Social Media: Activerain, Facebook, keeping my website up to date with information on the real estate market, localevents, etc.
Sphere of Influence needs to know I am in real estate and I am here to stay.
Work where I feel more productive that day. Somedays I just really like working at home, making phone calls, & playing on my websites. Other days I feel if I get dressed up and go into the office I will get more done. I'm just trying to make it a good day!
Face to face contact. Expired & FSBO.
At the moment there are my targets for 2010. What Are Yours? I would love to hear what others are doing to make 2010 A Great Year!
If you are a buyer or seller in the Bucks & Montgomery County Pennsylvania I would love for you to be a part of my best year to come! Contact Marcie Purcell 215-534-2539 and Linda Tremblay 215-534-2369
