Cedar Grove Estates Quakertown PA Neighborhood Under $200,000

Most Of Cedar Grove Estates Are Twin Homes But There are single homes that are like a separate neighborhood of a Hickory Drive. Twin Homes are two homes attached with a shared party wall; in other parts of the country they call them duplex. It is located in Quakertown Borough Bucks County. Major Routes Are 309, 313, 663 and Minutes from 476 - Northeast Extention of PA Turnpike!

As for the twin homes I would like to share some information with you if you are thinking about buying in Quakertown. Theses homes are over 30 years. There are different models and sizes none of them offer basements. The street names are Hickory Drive, Dewsbury Lane, Braithwaite Lane, Pennington Lane, Roan Tree Drive, Fox Court, Berks Court, Naylor Court, Tierney Court, & Whittier Court, & Braxton Court. The Courts Are Cul-de-sac.

Square Footage on these homes can range up to 2000. The biggest models have a 3rd floor that either could be used as storage but typically have been finished off for a 4th bedroom. These models have a large family room located at the back of the home with a fireplace! There are 3 bedrooms models that have square footage of 1400-1500. Some were built with woodstoves. You will usually find these are are 1.5 baths. There were options that did provide a master bathroom, powder room, or a vanity sink with an 2nd closet. This could be renovated to provide a full bathroom. They offer fenced in small fenced in yards. Great for low maintenace since their is No Association fee!

Since these homes were built many of them have been updated. They are great started homes because of square footage and price. First time home buyers should consider taking a look. One down fall of the neighborhood is there were built with 1 car off street parking. Some homes now have 2 if they extend it. There are available spots on the street but may get crowded during certain hours.

Prices Range from $142,500- $187,000. Average Sold Price as of December 5, 2009 is $170,280.

However, I was winding down checking out some YouTube entertainment and came across a parody of Hitler realizing he has lost it all in the real estate market.

I Want To Make 2010 The Best Year In Real Estate!

I NEED To make 2010 the best year ever. Here we are at the last quarter of 2009. I am reflecting back on my listings and sales. I need to figure out what to carry over to 2010 and what to lose or improve that didn't work so well.

First I needed to get organized. I started to use a nice simple three ring binder last week, The ones that we had to use in school. This one has 4 pockets,I can put my notebook in it and I can use the front like a clipboard with a nice clip on the front! Now I don't have to carry around all my folders just things I really need. I went thru my lead/note book and highlighted important numbers & email. I have also put the real important ones in my phone.

I have evaluated where I am getting such leads from so now I know what is working and needs to be done for next year.

I have decided to keep farming the neighborhood.
I also am going to keep contacting local banks for REO listings. I am searching for investors that know this is a great time to buy real estate.
I either need to stop mailing to the sheriff sale list or tweak my method. My thought may be to pick a handful and knock on their door.
Open Houses. They do work. They are not my favorite, never have been but I need to do them. I need to dress my best, smile, & let every buyer that walks thru the door know how great the house is. If the house isn't right for them then I need to let them know why they should hire ME as their buyer's agent!
Social Media: Activerain, Facebook, keeping my website up to date with information on the real estate market, localevents, etc.
Sphere of Influence needs to know I am in real estate and I am here to stay.
Work where I feel more productive that day. Somedays I just really like working at home, making phone calls, & playing on my websites. Other days I feel if I get dressed up and go into the office I will get more done. I'm just trying to make it a good day!

Summer Lea is Located in Hilltown Township, PA. The Neighborhood is close to Sellersville, Perkasie, Silverdale, & Souderton. Hilltown Township is part of Pennridge School District.

I have successfully processed short sales on behalf of my clients for many years. Here are some of the top questions my clients have asked about short sales.

What is a Short Sale?
In the world of Real Estate, a short sale refers to the sale of real property for an amount less than the amount owed on the property. In the short sale scenario, the bank agrees to accept less than the full balance due on the debt, and usually ‘forgives' all or a large portion of the difference.

Who benefits from the Short Sale?
Short sales are a win-win situation. Lenders, Homeowners and real estate agents all benefit from the successful short sale. Mortgagors get the majority of their money back, Homeowners get the relief they need and are able to sell their property and avoid foreclosure, and REALTORS can facilitate the transaction and receive compensation (commission) from the sale of the property.

Why would banks forgive the difference?
To mitigate their losses, banks can accept a settlement of less than what is owed on the property. When faced with the option of getting the property ‘back' through foreclosure, a short sale often makes a much wiser business decision for the bank.

This sounds too good to be true!?
Not really. Things that are ‘too good to be true' usually don't make good economic sense. The short sale makes good common and financial sense for the banks who grant them. The fact of the matter is, mortgage companies and banks are NOT in the real estate business. They are in the LENDING business. The last thing they want is that property back.

Can FHA, Conventional or VA loans receive a short sale?
Yes. I have successfully negotiated short sales for each of these loan types.

What is Negative Equity?
Also known as being "upside down" negative equity is the difference between the value of an asset and the outstanding portion of the loan taken out to pay for the asset, when the latter exceeds the former. For example, if your car is worth $10,000 and you owe $15,000 on it, you would have a negative equity of $5,000. Negative equity can result from a decline in the value of an asset after it is purchased.

Even if a person owes exactly what their home is worth they would still be considered ‘upside down' since there are no resulting proceeds to pay the fees associated with selling the property (agent fees, taxes, title, and other seller closing costs).

Why does my property have negative equity? Here are a few common reasons:

Person bought at the height of the market and the market has now declined or they paid more than the property was worth.

The area has become less desirable for any number of reasons, so property values have declined.

Person purchased the home with little or no money down and wants to sell within a few years of purchase... and the property value has not increased during that time. Therefore, costs associated with selling the property may create a balance due at closing.

Person refinanced the home (with a high appraisal value) and now has little or no equity.

Person bought in a brand new subdivision or recently developed area that has not been fully developed or has not appreciated (or has depreciated) in value.

The market is soft because there is too much builder inventory (new homes) or too many existing homes on the market (resulting in a buyer's market).

How long does a short sale take?
Short sale approval can take 45-60 days, with many lenders now taking 90 days or more. During that time, all foreclosure activity, if any is typically placed on hold.

Your Listing Contract has or is about to expire with your current agent/broker. It is your choice now to decide if you want to continue to market the property for sale. This can be a tough decision because of the market in your area. If you really think your agent did everything they could to sell your home why would you switch. Before you make the changes to relist with another agent look at what they have done for you.

Did you get the local exposure they promised you? Sign in your yard, brochures box, local paper, open houses

Did they have the information in the Multiple Listing Service correct? Room sizes, pictures, virtual tours, acreage, square footage, garage, basement...

Did you see where it was on the internet... realtor.com, agent website, social networking, craiglist, and real estate blogs?

Did your agent communicate with you what they were doing?

Did you get enough feedback from agents and buyers?

So if you feel that your agent has done what they could to sell your home WHY HASN'T IT SOLD?

Are you listening to feedback from the buyers, other agents, and your agent? Don't ignore the feedback you are getting! Did they tell you it was priced to high? Do they hate your wallpaper?
