My wife took this photo of me and my oldest son Dylan about 5 years ago. I have left it on my website because I receive so many comments about it. I have had people use me as their Realtor because they felt some sort of connection because of this photo.

I would say that I am both. A large percentage of my business comes from the internet. Sarasota, Florida is a large second home market so we get a lot of internet traffic from out of town buyers. As a result, we have a competitive arena for capturing buyers online. Therefore, I spend a lot of time working on my website, blogging and building links. Sometimes I like it, sometimes I hate it.

I am just thinking out loud. How many of you would rather get paid by the hour instead of on a commission basis?
I'm not sure it is possible but imagine being paid for your services on an hourly basis like an attorney. For example, someone calls you for a consultation on selling their home. They come to your office or you go to their home to discuss the possible sale. For this consultation the prospective seller has to pay an hourly rate for your time and knowledge. I am curious to hear what real estate commissions are doing in your area through this current real estate roller coaster. Here in Sarasota, Florida the average real estate commission is on the rise.
When I started selling real estate in 2000 I remember a good mix of 7% and 6% commissions with probably the majority of listings at 7%. Back in 2000 you could purchase a nice starter home for $90,000. It seemed to stay this way from 2000-2003.

1. Don't work with buyers. You can make a lot of money if you are a good listing agent. Remember the old saying that you have to "list to last". I don't completely agree with that since most of my income the last 5 years have come from buyers. However, if you look in any market the largest producers are usually the big listing agents.

I am just curious how many of you are making money from the internet. I get about 80-90% of my business through my website. I started focusing on the internet for business back in 2003 and it is been my best lead and income producer ever since. I am currently penalized in Google but that story belongs to another blog post.

April sales were good in Sarasota. In fact, Sarasota was the only places in Florida where the sales numbers were good. Existing home sales activity were up 16 percent compared with a year earlier. It was the only market in Florida to have a positive sales growth for April.
The median sales price for homes dropped by 2 percent. Many view the price erosion started in the summer of 2005 may be finally leveling off and bottoming out. We have been in this down slide for nearly 2 years now.

On May 18th, 2007 SKY Sotheby's International Realty and J.P. King teamed up to sell a portfolio of luxury properties via auction. The auction was held at the Ritz Carlton in downtown Sarasota, Florida. Over 300 people attended the exciting event which was the areas largest luxury home portfolio auction ever presented in a single swoop.
The largest transaction in the auction was a mansion in Lakewood Ranch. The 14 acre, 7 bedroom, 11,000 square foot home with a 22 stall barn sold for $6,000,000. The buyers also had to pay a 15% buyer premium so the buyer actually paid $6.9 million.
