realtor: Adding Unconventional Photos to Your Real Estate Website - 09/01/10 08:14 PM
Below is one of the most important photos on my website. My wife took this photo of me and my oldest son Dylan about 5 years ago. I have left it on my website because I receive so many comments about it. I have had people use me as their Realtor because they felt some sort of connection because of this photo. I was showing Sarasota FL real estate to some new clienst a few weeks ago. We worked together for a few days and got to know each other well. The wife mentioned that she loved this photo and

realtor: Are You a Realtor or Webmaster? - 10/15/09 06:01 AM
I would say that I am both. A large percentage of my business comes from the internet. Sarasota, Florida is a large second home market so we get a lot of internet traffic from out of town buyers. As a result, we have a competitive arena for capturing buyers online. Therefore, I spend a lot of time working on my website, blogging and building links. Sometimes I like it, sometimes I hate it. I will have my anti-social days where I sit in front of the computer and can't be bothered with dealing with the general public. That comes from

realtor: Realtors - would you rather get paid by the hour instead of a commission? - 09/25/09 06:05 AM
I am just thinking out loud. How many of you would rather get paid by the hour instead of on a commission basis? I'm not sure it is possible but imagine being paid for your services on an hourly basis like an attorney. For example, someone calls you for a consultation on selling their home. They come to your office or you go to their home to discuss the possible sale. For this consultation the prospective seller has to pay an hourly rate for your time and knowledge. Would that ever work? Probably not unless all Realtors worked this

Since she had no experience as a Realtor Kelly went to work for a large national broker that offers

realtor: Are Realtors commissions rising in your area? - 04/30/08 06:39 AM
I am curious to hear what real estate commissions are doing in your area through this current real estate roller coaster. Here in Sarasota, Florida the average real estate commission is on the rise. When I started selling real estate in 2000 I remember a good mix of 7% and 6% commissions with probably the majority of listings at 7%. Back in 2000 you could purchase a nice starter home for $90,000. It seemed to stay this way from 2000-2003. Like most areas from 2003 to 2005 we took off. Our prices went through the roof. We, of course, are paying for this

realtor: 5 Ways to Avoid Buyer Burnout - 04/28/08 10:30 AM
1. Don't work with buyers. You can make a lot of money if you are a good listing agent. Remember the old saying that you have to "list to last". I don't completely agree with that since most of my income the last 5 years have come from buyers. However, if you look in any market the largest producers are usually the big listing agents. 2. Qualify. Qualify. Qualify. I see way too many agents just hop in the car to go show property without really qualifying the prospect. Ask as many questions as you can get away with. Here are a
