Today's home buyers seem to have the word "foreclosure" stuck in their head. Here are 5 tips to buying a foreclosure.
1) Don’t assume all foreclosures are steals.
Just because it is a bank owned property does not mean that it is a great deal. There are many overpriced bank owned properties out there for sale. Fannie Mae and Freddie Mac properties seem to be priced more aggressively. I suppose it depends on who represents them. Hire a good Realtor and learn the market.

Have you ever wondered by who many people come to Florida for winter? Instead of dealing snow on a daily basis people from up north (we call them snowbirds) come down to sunny Florida to escape the snow and cold weather. You could be walking along Siesta Key beach enjoying a sunset.

Does your IDX have Birds Eye images? I love these images and have received a few comments from visitors to my website about they love looking at them. If you are thinking about adding an IDX solution to your website or buying a custom real estate website find out if you can add the Birds Eye images. Buyers do seem to love them. Should you buy a keyword rich domain name or one that is memorable? People have debated this topic before. Experts on both sides have made compelling arguments.
Personally, I have always liked the keyword rich domain names. It makes me feel like I am doing something right when Google bolds the section of the URL with the phrase you just searched.

When should a buyer start looking at property? I have dealt with buyers who got the urge to move or buy a 2nd home, started looking at property and bought one rather quickly. I have buyers that have been looking at Sarasota houses for the last 5 years without making a purchase.
